NEW YORK CITY — Dmitri Gourianov of Kalmon Dolgin Affiliates has brokered the $1.25 million sale of 1030/1032 Wyckoff Ave. in the Ridgewood neighborhood of Queens, New York City. The single-story, 50,000-square-foot warehouse facility features a 2,500-square-foot land parcel, as well as drive-in doors and high ceilings. Gourianov represented the buyer, LS Sign Co., and Chou’s Realty represented the seller, 1030 Wyckoff Ave LLC, in the transaction.

ORLANDO, FLA. — Chicago-based First Industrial Realty and the California State Teachers’ Retirement System (CalSTRS) have acquired 134 acres in Orlando for the development of First Park Groveland. The industrial park will be adjacent to the Christopher C. Ford Commerce Park, along Highway 27. Initial plans include build-to-suit and speculative facilities or land parcel sales to strategic corporate customers. David Murphy and Kevin Hoover of CB Richard Ellis arranged the land transaction.

BENSENVILLE, ILL. — Arthur J. Rogers & Co., a partner of The CORE Network, has completed the purchase of a 60,000-square-foot industrial building, located at 811 Thorndale Ave. in Bensenville, for $5.95 million. The property features 24-foot clear ceiling height and 21 exterior docks. The current tenant, Genesis Group, will remain in the building. Mark Baumhart of Arthur J. Rogers represented the buyer, AMB Property Corp. The seller, One Ninety Nine Group, was represented by David Bercu of Colliers Bennett & Kahnweiler.

ADDISON, ILL. — The Rosemont, Ill., office of Cushman & Wakefield (C&W) has brokered the sale of a 63,650-square-foot industrial building, located at 426 South Westgate in Addison, for $2.2 million. Jason West and Sean Henrick of C&W represented the seller, RDF Properties; the seller, Turtle Creek Enterprises, was represented by Scott Duerkop of Staubach Co.

AURORA, ILL. — CB Richard Ellis (CBRE) has negotiated a 160,000-square-foot lease at Butterfield Distribution Center II, located at 2413 Prospect Dr. in Aurora. The building features 30-foot clear ceiling heights, cross-docking capability, trailer parking, 52-foot staging bays and 1,100 square feet of office space. Kirk Armour and David Prell of CBRE represented building ownership, Alliance Commercial Partners, in the transaction. The tenant, Chep USA, was represented by Greg Lance of UGL Equis. Terms of the lease were not disclosed.

CITY OF INDUSTRY, CALIF. — Voit Development Company has completed the disposition of two speculative industrial buildings, which the firm developed in the City of Industry, for $9.7 million. The buildings were part of the company’s three-building project, which included a third-party 144,000-square-foot, built-to-suit distribution and office center for FreshPoint of Southern California, a wholly owned subsidiary of SYSCO Corp. The 31,296-square-foot and 31,914-square-foot buildings are located on separate land parcels totaling more than 3 acres at Long Lane and Nelson Avenue. Mark Latimer and Ryan Lewis of CB Richard Ellis’ Santa Fe Springs, Calif., office represented the company in both transactions. The buyers were not disclosed.

ELIZABETH, N.J. — AMB Property Corp. and Portview Properties have completed phase I of the redevelopment of AMB Portview Commerce Center in Elizabeth. Phase I included the redevelopment of a 144,000-square-foot distribution center. Phase II will comprise 215,000 square feet across two facilities. Redevelopment of phase II is set to begin first quarter 2009 with completion slated by fourth quarter 2009. WW Grainger has signed a 25,000-square-foot lease in the first building. Colliers Houston is the exclusive leasing agent for the site.

INDUSTRY, CALIF. — Masco Corp. has completed the disposition of an 871,024-square-foot industrial property, which is located at 825 S. Ajax Ave. in Industry. 82A Developments LLC purchased the property for $15 million. The buyer plans to demolish one of the existing buildings, which is approximately 10,000 square feet, and redevelop the land into an industrial park that will include small units for lease. Craig Phillips of Lee & Associates represented both parties in the transaction.

FORT WALTON BEACH, FLA. — Fort Walton Beach-based Big Dog LLC has acquired Burton Golf Facility, a 109,745-square-foot warehouse facility located at 645 Anchors St., in the Fort Walton Beach Commerce and Technology Park, from Burton Golf, for $5.1 million. The building is comprised of 47,807 square feet of warehouse space, 48,282 square feet of manufacturing space and 13,656 square feet of commercial office space. The seller was represented by Russell Wamble of Destin, Fla.-based Sterling/Chambless.

WAUKESHA, WIS. — NAI MLG Commercial has completed the sale of a 561,276-square-foot industrial building, located at 1200 W. Sunset Dr. in Waukesha, for $11.3 million. The building, which is situated on 54 acres, is scheduled to be demolished so that the property can be redeveloped into a Target-anchored retail center. The property was acquired by Opus North Corp. from Supervalu Inc. Barry Chavin and Curt Pitzen of NAI MLG were the sole brokers in the transaction.
