CHARLOTTE, N.C. — Westcore Charlotte, a subsidiary of Westcore Properties, has acquired a 455,750-square-foot manufacturing building in Charlotte, from Flextronics International, for $25 million. The facility is situated on 51 acres at 6800 Solectron Dr. Dan Hollingsworth and Steve Pace of CPS/CORFAC International represented both the buyer and seller in the transaction. Flextronics will continue to occupy the building.

HOUSTON — CB Richard Ellis Sale Leaseback Group has finalized the sale of a 174,139-square-foot industrial property located at 1601 Vallen Dr. in Houston. The building, which is situated on 13.8 acres and houses the headquarters for PGI International, sold for approximately $12.98 million to an undisclosed buyer. The building was part of a four-property sale that also included sites in Illinois, Michigan and Wyoming. Sylmar, Calif. — Newport Beach, Calif.-based Voit Development Co. is developing North Valley Commerce Center, a 201,326-square-foot industrial business park located at the intersection of Olden Street and San Fernando Road in Sylmar. The seven-building park offers for-sale or for-lease units ranging in size from 2,237 to 57,666 square feet. Poliquin Kellogg Design Group provided architectural and design services for the project; Valley Commercial Contractors is serving as general contractor. Completion for the park is slated for April.
Reno, Nev. — Trammel Crow Co., on behalf of Multi-Employer Property Trust (MEPT), a $7.2 billion open-end commingled real estate equity fund, has purchased 104 acres in Reno for an undisclosed price. The company plans to use the land in the 2 million-square-foot expansion of Tahoe-Reno Industrial Center. Last year, MEPT acquired two newly constructed bulk distribution centers totaling more than 800,000 square feet, and expandable to 1 million square feet of bulk industrial space in the area.

Rick Narkiewicz negotiated the lease on behalf of the landlord, and the tenant was represented by Texas-based Jackson & Cooksey. American Tire Distributors is scheduled to occupy the state-of-the-art facility this summer, which will triple its capacity in Tampa.
