JACKSONVILLE, FLA. — A partnership between The Stro Cos., KRE Group and The Silverman Group has acquired a newly delivered, 235,835-square-foot industrial facility located at 1511 Zoo Parkway in Jacksonville. The Class A property, which features 32-foot clear heights, 53 loading docks and 69 trailer parking spaces, is situated near Jacksonville Zoo and Gardens and Jacksonville International Airport, as well as I-95, I-295 and the St. Johns River. Kansas City-based VanTrust Real Estate sold the facility to the partnership for an undisclosed price. Albert Fitch and Kevin Bramhall of Stro represented the buyer internally.

Alpha-78-Logistics-Center

ALPHA, N.J. — A partnership between locally based developer Woodmont Industrial Partners and Brookfield Properties will develop a 450,000-square-foot project in Alpha, located on the New Jersey-Pennsylvania border. Alpha 78 Logistics Center will be situated on a 33.6-acre site and feature a cross-dock configuration, clear height of 36 feet, 118 dock doors with four drive-ins, 6,000 square feet of office space and parking for 230 cars and 89 trailers. Completion is slated for the third quarter of 2025. CBRE will market the property for lease. CBRE also brokered the land deal, which closed in June and saw Woodmont sell the acreage to Brookfield.

INEZ, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of two self-storage facilities totaling 483 units in Inez, located in southeast Texas. Inez Storage and Beck Road Storage span a combined 11 acres and consist of 10 buildings that house 214 climate-controlled units, 258 drive-up non-climate spaces and 10 covered parking spaces. Dave Knobler and Mixson Staffel of Marcus & Millichap represented the seller, a private investor, in the transaction. The duo also procured the buyer, a California-based family trust. The sales price was not disclosed.

HOUSTON — Locally based developer Welcome Group is nearing completion of Pinto Park, a 125,333-square-foot industrial project that encompasses a nine-acre site in North Houston. Construction of the 56,272-square-foot building at 454 Fallbrook Drive is expected to be complete in the coming weeks, and the building is fully preleased to an undisclosed tenant in the advanced technology manufacturing sector. Welcome Group was self-represented in the lease negotiations. Building 2, which totals 69,061 square feet, is also scheduled for a fall completion. Houston-based KDW served as the general contractor for the project, construction of which was financed by Simmons Bank.

DALLAS — Lee & Associates has negotiated a 40,081-square-foot industrial lease in northwest Dallas. According to LoopNet Inc., the building at 1314 Viceroy Drive, which was built in 1969 and renovated in 2023, features 17-foot clear heights and four dock-high doors. Stephen Williamson of Lee & Associates represented the landlord, Stonelake Capital Partners, in the lease negotiations. Tod Zhang of Mohr Partners represented the tenant, Yamato Transport USA.

OLATHE, KAN. — StorTropolis Self-Storage has opened a new facility in Olathe at 601 N. Millridge St. The property features 113,010 square feet of leasable storage space divided into 867 units. Alongside indoor units with temperature control, the facility also offers indoor drive-up units. The property utilizes StorageDefender, a motion-sensing technology that alerts tenants by text of any activity in their storage unit. Additional security features include a gated and fenced property with keypad access, 24/7 recording cameras and onsite management. Storage Asset Management will oversee daily operations. StorTropolis is a Hunt Midwest self-storage platform.

GILBERT, ARIZ. — Sorrento Seven has purchased an industrial building located at 2228 W. Guadalupe Road in Gilbert, approximately 20 miles southeast of Phoenix. Simon Charitable Foundation sold the asset for $10.9 million. Moog Aerospace and Defense (NYSE: MOG.A/MOG.B) fully occupies the 34,132-square-foot facility, which was built in 2019. Brian Ackerman of Colliers handled the marketing and sale of the property.

MIDDLETOWN, PA. — EQT Exeter has purchased a 1.2 million-square-foot industrial property in Middletown, located on the southeastern outskirts of Harrisburg, for $170 million. The 196-acre site at 3327 E. Harrisburg Pike offers proximity to two major American shipping carriers and Harrisburg International Airport. Building features include a clear height of 40 feet, 224 dock-high doors and parking for 702 cars and 363 trailers (expandable to 500). EQT Exeter acquired the property, which was constructed last year and fully leased at the time of sale, in conjunction with a 638,000-square-foot industrial facility in Portland, Tennessee, for a combined price of $245 million. John Plower, John Huguenard, Ryan Cottone, Zach Maguire, Paul Torosian and Jeff Lockard of JLL represented the seller, Atlanta-based Core5 Industrial Partners, in the transaction.

FAIRFIELD, N.J.  — Locally based investment firm The STRO Cos. has acquired a 76,560-square-foot industrial building in the Northern New Jersey community of Fairfield. The building, which was fully leased at the time of sale, houses small-bay units that range in size from 8,000 to 13,000 square feet and feature clear heights of 22 feet. Howard Weinberg of JLL represented the undisclosed seller in the transaction.

EDGECOMBE COUNTY, N.C. — Natron Energy, a sodium-ion battery manufacturer, has announced plans to develop a $1.4 billion factory at the Kingsboro CSX Select Megasite in Edgecombe County. Situated on 2,187 acres about 70 miles east of Raleigh, the facility will create more than 1,000 jobs, according to the company.  Natron will receive roughly $30 million for the project from the North Carolina Megasite Readiness Program, which is overseen by the Economic Development Partnership of North Carolina (EDPNC). Christopher Chung, CEO of the EDPNC, says that the fund allows the state to “support the recruitment of large announcements like Natron.” A construction timeline was not disclosed.
