CHICAGO — DarwinPW Realty/CORFAC International has brokered the sale of a 93,911-square-foot industrial building located at 5841 W. Dickens Ave. in Chicago. The sales price was undisclosed. Terry Lynch of DarwinPW represented the seller, JLO Metal Products. The buyer, Elite Auto Corp., will repurpose the former manufacturing facility into a car sales business. The building is a World War II-era manufacturing facility that has heavy power and bus ducts along with four docks and one drive-in door. Steve Kohn of Avison Young represented Elite Auto Corp., which is expanding from its location in Chicago’s Logan Square neighborhood.

SPOTSYLVANIA, VA. — PowerHouse Data Centers has acquired 145 acres in Spotsylvania, with plans to develop a data center campus at the site. A joint venture with Harrison Street, the property will serve the data-intensive needs of hyperscale users in Northern Virginia. Dubbed PowerHouse 95, the project will feature three 300-megawatt (MW) substations, the first of which is currently under development and scheduled to provide 150 MWs of power by October 2025. Upon completion, the first substation will provide sufficient power to construct eight or more high-density data centers, and PowerHouse will have the capability to construct four to eight powered shells and two additional substations. McLean, Va.-based American Real Estate Partners (AREP) fully owns and operates PowerHouse.

PINEVILLE, N.C. — Bosch Rexroth, a manufacturer of automated machines and hydraulic equipment, has signed a 234,706-square-foot industrial lease at Carolina Logistics Park, a 308-acre industrial park in Pineville. Construction on the build-to-suit facility, which will be situated about 15 miles south of Charlotte at 12026 Carolina Logistics Drive, is scheduled to begin in February, with completion expected in December. Beacon Partners is the developer and landlord of Carolina Logistics Park. Other tenants at the property include W.W. Grainger Inc., Amazon, Carolina Foods and Empire Distributors, which occupy a total of more than 2.5 million square feet of manufacturing and logistics space. Kent Ilhardt, Ryan Harder, Matt Treble and Patrick McGrath of Cushman & Wakefield represented Bosch Rexroth in the lease negotiations. The project team includes general contractor The Conlan Co., Merriman Schmitt Architects and Orsborn Engineering Group.

AUSTIN, TEXAS — Brookfield Properties has broken ground on Park 290, a 792,139-square-foot industrial project that will be located off Decker Lane in East Austin. Park 290 will consist of four buildings that will range in size from 76,000 to 321,000 square feet. Building features will include 32- to 36-foot clear heights, ample car and trailer parking and LEED certifications. CBRE is the leasing agent for the project, which is expected to be complete before the end of the year.

FORT WORTH, TEXAS — LG Electronics, a division of South Korean conglomerate LG Corp., has opened a 100,000-square-foot manufacturing facility in Fort Worth for the assembly of electric vehicle (EV) charging stations. According to local broadcast news outlet WFAA, the facility is located at 2153 Eagle Parkway in the Alliance submarket on the city’s north side. The facility will have an annual production capacity of more than 10,000 units and has been designed with support for future expansion in mind.

COUNTRY CLUB HILLS, ILL. — Chicagoland Quad Cities Express Inc., a local warehousing and trucking company, has signed a 140,000-square-foot industrial lease at LogiPark 57-80 in the Chicago suburb of Country Club Hills. Logistics Property Co. (LPC) owns the 1.2 million-square-foot, three-building development, which is now fully leased. Aaron Martell and Ben Fish of LPC worked with Irv Gilner of Transwestern to lease the space. George Cibula and Luke Ferzacca of DarwinPW Realty/CORFAC International represented the tenant. Chicagoland Quad Cities Express will consolidate two of its locations into the new space, which offers immediate access to I-57 and I-80.

ADAIRSVILLE, GA. — Colliers has brokered the $16.3 million sale-leaseback of 400 Princeton Boulevard, a 294,020-square-foot distribution center located on a 17.5-acre site in Adairsville, about 60 miles northwest of Atlanta via I-75. The seller, The Dixie Group, sold the facility and leased it back for 10 years from the buyer, a private owner-operator based in California. Todd Harrell and Steve Bartlett of Colliers represented the seller in the transaction. Hagan Dick and Doug Alexander of Colliers’ Debt & Equity team assisted with the loan assumption on behalf of the buyer. 400 Princeton is close to I-75, Ga. Highway 104 and a CSX rail line, as well as within an hour’s drive to Appalachian Regional Port, an inland port that provides direct rail connection to the Port of Savannah.

GRAND PRAIRIE, TEXAS — Illinois-based freight company RIM Logistics has signed a 75,123-square-foot industrial lease in the central metroplex city of Grand Prairie. The space is located within GSW Commerce Center at 161, a two-building, 465,195-square-foot speculative development by Illinois-based Molto Properties. Upon completion later this year, GSW Commerce Center at 161 will feature 36-foot clear heights, 180-foot truck court depths, ESFR sprinkler systems and parking for 116 trailers and 410 cars. Forshey Hoobler of KBC Advisors represented RIM Logistics in the lease negotiations. Brian Gilchrist, Steve Koldyke and Kacy Jones of CBRE represented Molto Properties.

HOUSTON — Pocas International has purchased an industrial building at 8008 W. Sam Houston Parkway S. in southwest Houston that totals 27,893 square feet, according to LoopNet Inc. The move represents an expansion for the food-and-beverage products distributor, which simultaneously sold its previous building, a 16,675-square-foot facility located at 711 Buffalo Run in nearby Missouri City. Wes Williams of Colliers represented Pocas International in both transactions. Travis Land of Partners Real Estate represented the seller of the Sam Houston Parkway building, an entity doing business as Ultra Houston Group LP. Harry Lou of Fidelity Realtors represented the buyer of the Buffalo Run building, Wellcom Realty LLC. Sales prices were not disclosed.

The portfolio was sold in four separate transactions to two different buyers between December 2023 and January 2024 and comprises four sub-portfolios totaling 49 buildings in Tempe, Ariz.; San Jose, Calif.; Denver; and Pompano Beach, Fla. BKM Capital Partners acquired Gateway University Park I & II, a 16-building, 258,409-square-foot asset at 1605-1635 and 1705-1797 W. University Drive in Tempe, and Junction Business Park, a two-building, 119,101-square-foot property at 1911-1943 Hartog Drive and 1914-1968 Junction Ave. in San Jose. A partnership between a global manager of alternative investments and Brennan Investment Group purchased The Montebello Industrial Portfolio, a 17-building, 856,013-square-foot asset in Denver, and Powerline Business Park, a 14-building, 444,120-square-foot in Pompano Beach, Fla.
