KYLE, TEXAS — Self-storage brokerage firm Versal has negotiated the sale of Highway 21 Storage, a 240-unit facility located roughly 25 miles south of downtown Austin in Kyle. The facility was built in 2021 and 2022 and totals 68,775 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the private, Texas-based seller in the transaction. The team also procured the buyer, New York-based Andover Properties, which will operate the facility under its Storage King USA brand.

SAN ANTONIO — A joint venture between global private investment firm Quilvest Capital Partners and Atlanta-based Axis Industrial Outdoor Storage (IOS) has acquired an 18.6-acre site in San Antonio. The site at 9415 NE Loop 410 is located in the city’s Eastgate neighborhood and houses the operations of Anderson Machinery Co. The seller and sales price were not disclosed. The deal is the first of the joint venture’s larger initiative to acquire and operate an approximately $500 million portfolio of IOS properties across the country.

HOUSTON — C&T Design & Equipment, which designs and furnishes restaurants and commercial kitchens, has signed a 19,886-square-foot industrial lease in northwest Houston. According to LoopNet Inc., the building at 9555 Baythorne Drive was constructed in 2001 and totals 28,576 square feet. Jim Cooper of Cypressbrook Co. represented the tenant in the lease negotiations. The landlord was an entity doing business as Texas KBC LLC.

COLUMBIA, MD. — Chesapeake Real Estate Group LLC (CREG) has purchased a three-building industrial portfolio in the Baltimore suburb of Columbia for $4.3 million. The Howard County portfolio, dubbed Rivers III, comprises a 16,411-square-foot facility at 10270 Old Columbia Road, a 16,623-square-foot property at 10280 Old Columbia Road and a 10,372-square-foot building at 10290 Old Columbia Road. The portfolio was 78 percent leased at the time of sale to tenants including American Health Associates, CARAFAP, G3 Technologies, Keysight Technologies, Maryland Works and Stage Front Trucks. Cris Abramson and Nick Signor of Newmark represented the seller, Adler Real Estate Partners, in the transaction. Baltimore-based CREG was self-represented.

CASTLE ROCK, COLO. — NavPoint Real Estate Group has brokered the sale of 1609 and 1713 Park St. in Castle Rock. JGC2M LLC sold the asset to Four Square Properties II LLC for $3.2 million. The asset consists of four commercially zoned parcels totaling 1.6 acres. Two of the parcels are fenced outdoor storage and two parcels have buildings, totaling approximately 12,000 square feet combined. Matt Call of NavPoint represented the seller, while Jeff Brandon of NavPoint represented the buyer in the deal.

COLUMBUS, OHIO — Contegra Construction Co. is building a 179,000-square-foot freezer-cooler facility in Columbus. Crawford Hoying and BGO Cold Storage are developing the project and are seeking LEED certification for the development, completion of which is slated for the second quarter of 2024. Plans call for a 141,824-square-foot freezer zone with a clear height of 50 feet and a 32,346-square-foot cold dock storage with a clear height of 30 feet. The remaining square footage will include mechanical and finished office space. The project site encompasses 14 acres at 2865 Charter St.

BLOOMINGTON, ILL. — TSR Concrete Coatings has signed a 40,000-square-foot industrial lease at 1601 General Electric Road, a 450,000-square-foot building in Bloomington. TSR is a subsidiary of ReVamp, a company that installs residential floor coatings and vinyl fences. TSR relocated to this larger facility as part of its expansion with ReVamp Fencing. Meghan O’Neal-Rogozinski of AXIS 360 Commercial Real Estate Specialists represented the tenant, while John Cleary of Marquette Realty & Consulting represented the undisclosed landlord.

MIDWAY, GA. — Caddell Construction, on behalf of Flint Development, has broken ground on three Class A distribution centers within Dorchester Commerce Park, an industrial park in the metro Savannah city of Midway. The speculative project totals 2.1 million square feet and is expected to deliver by spring 2025. The development will offer immediate access to I-95 and a 33-mile drive to Port of Savannah. The project team includes Davidson Architecture + Engineering and CBRE. The project will comprise a 1.2 million-square-foot building, a 594,522-square-foot cross-dock facility and a 276,062-square-foot facility, which is expected to open in April. Caddell Construction will establish an onsite batching plant to manufacture its own concrete for the development.

Constellation-Commerce-360-Grand-Prairie

GRAND PRAIRIE, TEXAS — A partnership between Constellation Real Estate Partners and Northwestern Mutual has acquired 10 acres in Grand Prairie, located roughly midway between Dallas and Fort Worth, for the development of a 200,439-square-foot industrial project. Designed by Pross Design Group, Constellation Commerce 360 will comprise two buildings totaling 95,760 and 104,733 square feet. Building features will include 32-foot clear heights, ESFR sprinkler systems, LED lighting and the capacity to accommodate a single or multiple users across both buildings. David Eseke and Clay Balch of Cushman & Wakefield represented Constellation Real Estate Partners in the acquisition of the land and have also been retained as leasing agents. Construction is scheduled to begin in the first quarter of next year and to last about 12 months.

LIBERTY, MO., AND STRONGSVILLE, OHIO — Trident Capital Group has acquired two Class A warehouses in Missouri and Ohio for an undisclosed price. In Liberty, Mo., Trident acquired Heartland Meadows Commerce Center, which totals 181,321 square feet. The asset was fully occupied by two tenants at the time of sale and marks Trident’s first investment in the Kansas City market. Separately, Trident expanded its presence in Ohio with the acquisition of a 185,210-square-foot building located within the Mills Business Park in Strongsville, a suburb of Cleveland. The facility was fully leased to three tenants at the time of sale. Trident worked with CBRE on the acquisitions. Sellers were not provided.
