The building at 2751 Aaron St. sits on 10.3 acres and features 5,700 square feet of office space. Josh Carl and Trey Erwin led the transaction for Lee & Associates. The names of the tenant and landlord were not disclosed.

GRAND PRAIRIE, TEXAS — Quicksilver Express Courier Inc. has signed a 6,732-square-foot industrial lease at Great Southwest Distribution Center in the central metroplex city of Grand Prairie. Chris Kennedy of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Corby Hodgkiss of Mercer Co. represented the landlord, an entity doing business as Carrier SC Industrial LLC.
RALEIGH, N.C. — Swinerton will serve as the design coordinator and general contractor for a $21 million build-to-suit office and industrial facility south of Raleigh. The location of the 75,000-square-foot development and name of the tenant, a Fortune 150 electrical utilities provider, were not disclosed. Set to open on a 33-acre site in spring 2025, the project will comprise a 45,000-square-foot, single-story mobile substation storage facility and a 30,000-square-foot command center that will feature eight office spaces and four large collaboration areas.
Axiom Arranges $2.1M Acquisition Financing for Industrial Property on Florida’s Space Coast

MELBOURNE, FLA. — Axiom Capital has arranged a $2.1 million loan for the acquisition of an industrial property located 1.5 miles from I-95 in Melbourne, a city on Florida’s Space Coast. Constructed on a 4.2-acre site in 1998, the 30,000-square-foot property features 18- to 20-foot ceiling heights, two dock doors, three drive-in doors and 101 car parking spaces. The borrower was not disclosed.
KANSAS CITY, MO. — Vertical Cold Storage, a developer and operator of temperature-controlled distribution centers sponsored by real estate investment firm Platform Ventures, has broken ground on a 300,000-square-foot facility in south Kansas City. The facility is scheduled to be operational by the end of 2024 and employ up to 130 full-time team members. The project site is located adjacent to the CPKC intermodal terminal. The property will offer roughly 50,000 pallet positions, blast freezing technology and four rooms convertible to -20 degrees Fahrenheit. Primus Builders is the general contractor.
ROSSFORD, OHIO — Colliers has arranged the sale of a 182,000-square-foot distribution center in Rossford near Toledo for an undisclosed price. UPS Mail Innovations Inc., a wholly owned subsidiary of UPS Inc., occupies the facility on a new seven-year double net lease with two five-year renewal options. Located at 29940 Glenwood Road directly off I-75, the newly built property features a clear height of 32 feet and 32 dock doors. Alex Cantu and Alex Davenport of Colliers represented the buyer, an entity doing business as Congaree River LLC. Scannell Properties, which developed the facility in 2022, was the seller.
BLOOMINGTON, MINN. — A joint venture between Clear Height Properties and Harbert US Real Estate has acquired a 121,684-square-foot industrial property in the Minneapolis suburb of Bloomington. Located at 9201 E. Bloomington Freeway, the complex is home to 14 tenants. The facility features 20 dock-high doors and five drive-in doors. Bentley Smith and Judd Welliver of CBRE brokered the transaction. The sales price and seller were undisclosed.
SANTA FE, TEXAS — Marcus & Millichap has brokered the sale of a portfolio of four self-storage facilities totaling 682 units in Santa Fe, located southeast of Houston in Galveston County. The Santa Fe Storage Portfolio spans 4.3 acres and consists of 17 single-story buildings and one two-story building that house 654 non-climate-controlled units and 24 outdoor parking spaces. The portfolio also features two office spaces, a billboard and an efficiency apartment for a total of 682 rentable spaces. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the Texas-based seller and procured the Delaware-based buyer in the transaction. Both parties were limited liability companies that requested anonymity.
FORT WORTH, TEXAS — Newmark has negotiated a 50,000-square-foot industrial lease at Riverbend Business Park in northeast Fort Worth. The development spans approximately 1.4 million square feet across 32 buildings. Frank Puskarich and Louis Pascuzzi of Newmark represented the tenant, foam products provider Neveon USA, in the lease negotiations. Holt Lunsford Commercial represented the landlord.
HOUSTON — Canadian water treatment firm H20 Innovation has signed a 24,500-square-foot industrial flex lease in Houston. The company will relocate to Building 1 at Old Town Spring Business Park, a 196,000-square-foot development located on the city’s north side, later this month. Nathan Donahue of Transwestern represented the tenant in the lease negotiations. Todd Jurek of Keen Realty Group represented the undisclosed landlord.
