LOUISVILLE, KY. — Contegra Construction Co. is nearing completion on a 1 million-square-foot gigafactory in Louisville for Fremont, Calif.-based EnerVenue. The tenant will manufacture its proprietary Energy Storage Vessels at the facility, which are batteries based on nickel-hydrogen technology originally developed for NASA in the 1980s and refined at Stanford University in 2017. EnerVenue emerged through the university’s business accelerator program in 2020. The gigafactory will be located within Flint Development’s I-64 Logistics Center, a 115-acre industrial park situated at Logistics Drive and Taylorsville Road. The Kansas-based developer is targeting a late-summer completion for EnerVenue’s new plant, and the tenant will begin operations in 2024. The tilt-wall facility will feature a TPO roof, 40-foot clear heights, five dock doors, four drive-in doors and 300 trailer parking spaces. Contegra is also constructing a 478,000-square-foot, multi-tenant distribution center on behalf of Flint within I-64 Logistics Center. Also set to come on line later this summer, the property will feature 36-foot clear heights, 48 dock doors, four drive-in doors and 115 trailer parking spaces.

SAVANNAH, GA. — Pennsylvania-based EQT Exeter has purchased Southeast Gateway, a 1.2 million-square-foot, two-building industrial park located at 400 and 450 Fort Argyle Road in Savannah. The seller, Conor Commercial Real Estate, sold the property for an undisclosed price. Conor Commercial owned the asset with William Harris Investors and tapped Colliers to lease Southeast Gateway. JLL represented the seller in the transaction. Both buildings were fully leased at the time to single tenants. Swiss Madison, a manufacturer of bath products, occupies the 184,080-square-foot Building 1, and Maersk Warehousing and Distribution Services occupies the 1 million-square-foot Building 2. Situated on a 137-acre site, Southeast Gateway is located one mile from I-95, six miles from I-16 and 15 miles from the Port of Savannah.

HAYWARD, CALIF. — North Palisade Partners has purchased a nearly 8-acre site at 4125 Breakwater Ave. in Hayward for $19.7 million. The fully leased property is a value-add industrial outdoor storage facility situated at the base of the San Mateo-Hayward Bridge. The acquisition adds an asset with in-place income to the company’s portfolio and offers a potential future redevelopment opportunity. Current tenants at the property include United Rentals, SSS Transport, Outfront Media, American Tower and Crown Castle. Dick Scott of Scott Ventures I represented the buyer, while Jay Hagglund of Cushman & Wakefield represented the undisclosed seller in the deal.

HOUSTON — CenterSquare Investment Management has acquired Piney Woods, a 394-lot manufactured housing development site in Houston. CenterSquare acquired the site in partnership with manufactured housing operator K8H Ventures. Construction will begin in the coming weeks and is expected to last about a year. Amenities will include a pool, basketball court, playground, walking trails and green spaces.

BROWNSBURG, IND. — Brennan Investment Group has acquired 68 acres at the intersection of Route 136 and Ronald Reagan Parkway in Brownsburg, a northwest suburb of Indianapolis. Brennan plans to develop two industrial buildings, including a 580,884-square-foot cross-dock facility and a 245,803-square-foot rear-load facility. The site offers close proximity to the Indianapolis International Airport, the FedEx Hub, the UPS Ground Sort Center and the I-465 outer loop. Terms of the transaction and a construction timeline were not provided.

CHICAGO — Sterling Bay has purchased 4510 W. Ann Lurie Place, a 7.5-acre parcel in Chicago’s Archer Heights neighborhood. The developer plans to build a 147,500-square-foot speculative industrial facility. The acquisition was made in partnership with Affinius Capital, along with a construction loan from First National Bank of Omaha. PREMIER Design + Build Group will serve as general contractor. The project will feature 10 loading bays, two drive-in doors and 101 vehicle parking spaces. There will also be electric vehicle charging stations and upgraded steel components for future solar panel integration. Construction is scheduled to begin later this year.

The space includes a commissary, test kitchen and a refrigerated storage area. Owned by Levey Group and ANICO Eagle, The Business Center at Five Corners spans 550,000 square feet across five buildings. HOUSTON — Porcelanosa USA, a distributor of tile, flooring and other building materials, has signed a 70,000-square-foot industrial lease at The Business Center at Five Corners in Houston. Owned by Levey Group and ANICO Eagle, the 550,000-square-foot development consists of five buildings on a 44-acre site on the city’s southwest side. Buildings range in size from 69,000 to 139,000 square feet and feature a mix of front-load, cross-dock and rear-load configurations and 28- to 32-foot clear heights. BRENHAM, TEXAS — Architecture firm HDA has completed a 28,000-square-foot industrial renovation and expansion project in Brenham, about 75 miles northwest of Houston. The project was a build-to-suit for Mike Hopkins Distributing, which serves the alcoholic beverage industry. The expansion consisted of a new controlled-temperature warehouse with offices and a customer pick-up area. The existing warehouse and coolers were also renovated with updated ancillary and storage areas and a new, enlarged keg cooler. Lastly, HDA designed a connector to link the new and existing facilities.

LUMBERTON, N.C. — Northmarq has arranged the sale of a 387,303-square-foot distribution facility located at the intersection of Interstates 95 and 74 in Lumberton. Situated on 49.7 acres, the single-tenant facility was fully leased at the time of sale to Elkay Plumbing Products Co., an affiliate company of Zurn Elkay Water Solutions. The newly built property is a build-to-suit project for Elkay Plumbing, which has a long-term double-net lease at the facility. Brad Pepin and Jonathan Thompson of Northmarq’s Tulsa office represented the seller, an Atlanta-based developer, in the transaction. The buyer, an individual investor based in California, purchased the facility for an undisclosed price.
