SAVANNAH, GA. — JLL has arranged the sale of 50 Innovation Drive, a 491,329-square-foot industrial facility in Savannah. LBA Logistics purchased the property, which sold vacant, for an undisclosed price. Britton Burdette, Dennis Mitchell, Jim Freeman, Bob Currie and Tim McCarthy of JLL represented the undisclosed seller in the transaction. Situated approximately six miles from the Port of Savannah’s Garden City Terminal, the industrial facility features 32-foot clear heights, 200-foot truck courts, 106 dock-high doors and 149 trailer parking spaces.

GARLAND, TEXAS — North Texas-based investment firm M2G Ventures has purchased a 215,000-square-foot industrial property in Garland, a northeastern suburb of Dallas. The four-building complex at 10202 Miller Road is known as Northgate and was originally built in 1975. Northgate features 24-foot clear heights and was 98 percent leased to 10 tenants at the time of sale. Stephen Bailey, Dustin Volz, Dom Espinosa, Zach Riebe and Travis McEldowney of Newmark represented M2G Ventures in the transaction. The seller and sales price were not disclosed.
HOUSTON — Alliance Industrial Co. will develop a 185,428-square-foot project in northwest Houston. Known as Brookhollow West, the development will consist of two rear-load buildings totaling 134,525 and 50,903 square feet. The buildings will be situated on a 12.7-acre site and will feature 32-foot clear heights and 130-foot truck court depths. Seeberger Architecture is designing Brookhollow West. Other project partners include Langan Engineering and a joint leasing team of Lee & Associates and Boyd Commercial. Delivery is slated for early next year.
WAUWATOSA, WIS. — Steve Rolfe of Midland Commercial Development Corp., William Wirth of Luft Consulting Inc. and Jordan Nelson of Nelson Development have purchased a development site at 5151 W. State St. with plans to build Wauwatosa Self Storage. The temperature-controlled self-storage facility will total 63,500 net rentable square feet divided across 444 units in over two dozen configurations. There will be 23 units in the main drive-thru aisle specifically laid out to accommodate automobile storage. The property will be attended by an onsite manager and will incorporate high-resolution cameras throughout. Brett Deter and Scott Revolinski of Founders 3 Real Estate Services represented the buyers. The project is slated for completion late this summer.
FORT WORTH, TEXAS — Fonroche Lighting, a French provider of solar-powered streetlights, has opened a 20,088-square-foot headquarters facility in Fort Worth. Fort Worth-based Empire Holdings designed and built the facility, which is located within Campus Industrial Park on the city’s southeast side. The space features customized elements for engineering, sales and production departments, as well as floor-to-ceiling glass windows, exposed ceilings, private and communal office spaces, purpose-built cargo docks, oversized automatic overhead doors and storage and freight handling areas.
SAN MARCOS, CALIF. — North City Enterprise LLC has purchased a freestanding industrial building in San Marcos for $2.1 million. The buyer plans to relocate its business to the 5,474-square-foot facility, which is located at 110 Venture St. Chris Baumgart of JLL represented the buyer, while Chris Nelson of Mathews REIS represented the undisclosed seller in the deal.
DECATUR, ILL. — Cinnaire has invested $7 million in New Markets Tax Credits to support the rehabilitation and expansion of the former Prairie Farms dairy plant into the Tillamook Decatur Creamery. The facility, located at 757 N. Morgan St. in Decatur, is being transformed into a modern 79,000-square-foot creamery to support Tillamook County Creamery Association’s (TCCA) production efforts in the eastern U.S. Construction began in June, and is slated for completion this month. The project, which has revitalized the vacant building into a dedicated ice cream manufacturing plant, marks a significant expansion as TCCA’s first wholly owned and operated manufacturing facility outside of Oregon and its only facility dedicated solely to ice cream production. Tillamook is an Oregon-based dairy co-op and manufacturer known for its cheese, yogurt, butter and ice cream. The Tillamook Decatur Creamery will create approximately 49 new full-time jobs. Originally opened in 1918 by Swift and Co., the Decatur plant was later acquired by Prairie Farms in 1977 where it served as an ice cream production facility until its closure in early 2022. TCCA is spending roughly $74 million adding automation, robotic palletizing and improving employee welfare spaces.
LAKE ELMO, MINN. — Bibliotheca, a library technology service company, has signed a long-term lease for 32,000 square feet at I-94 Logistics Center, a new development at 11190 Hudson Blvd. in Lake Elmo near St. Paul. Bibliotheca is the first tenant to move into the 150,000-square-foot property. The lease enables the company to consolidate its shipping and operations into one location. Bibliotheca’s space comprises 10,000 square feet of office space and 22,000 square feet of industrial space. DENTON, TEXAS — Cushman & Wakefield has arranged the sale of Granite Point Business Center, a 145,000-square-foot industrial building located in the North Texas city of Denton. The building, which was completed in 2006 and features 24-foot clear heights, was fully leased to four tenants at the time of sale. Jim Carpenter, Jud Clements, Robby Rieke and Trevor Berry of Cushman & Wakefield represented the seller, Boston-based TA Realty, in the transaction. The buyer was High Street Logistics Properties.
HOUSTON — Renewable energy provider CleanSky Energy has signed a 20,196-square-foot office lease renewal in the Greenway/Upper Kirby area of Houston. The space spans an entire floor within the 12-story, 236,932-square-foot building at 3355 W. Alabama St. Chris Nash and Rob Johnson of Hughes Marino represented the tenant in the lease negotiations. Jon Dutton and Andrew Elliott represented the landlord, Granite Properties, on an internal basis.
