SWEDESBORO, N.J. — CBRE has brokered the $13 million sale of a 119,000-square-foot light industrial building in Swedesboro, about 25 miles south of Philadelphia. The single-tenant building sits on 12 acres and houses the corporate headquarters and distribution center of Thomas Scientific, a supplier of lab equipment. Stephen Marzullo, Adam Silverman, Michael Hines, Brian Fiumara, Brad Ruppel, Joe Hill and Lauren Dawicki of CBRE represented the seller, Newvine Corp., in the transaction. The buyer was New Jersey-based investment firm Faropoint.

TETERBORO, N.J. — Bergen Fitness has signed a 42,985-square-foot industrial lease renewal in the Northern New Jersey community of Teterboro. The multi-tenant complex at 100 Hollister Road totals 177,092 square feet. Darren Lizzack and Randy Horning of NAI James E. Hanson, along with Matthew Meade of MWM Group, represented the tenant in the lease negotiations. Marc Petrella of KBC Advisors represented the landlord, Dawson Logistics Assets.
MILWAUKEE — iBorrow has provided a $15.1 million loan for the refinancing of a 499,759-square-foot light industrial manufacturing property in Milwaukee. The property consists of five buildings that are occupied by eight tenants. Built in 1950 and renovated in 2020, the facility features nine dock-high doors, 25 grade doors and seven rail doors. iBorrow provided the original loan on the property in January 2021. The undisclosed borrower refinanced and sold a separate three-building vacant office parcel on the site.
FRANKLIN PARK, ILL. — Clear Height Properties has acquired an 18,800-square-foot industrial service facility (ISF) located at 9211 Gage Ave. in the Chicago suburb of Franklin Park. The sales price was undisclosed. ISFs are used to store, maintain or dispatch vehicles, equipment and materials. The property features a 30 percent building-to-land ratio, four drive-in doors and a fully gated and secured parking area for a fleet of field service vehicles. Ryan Widerberg of eXp Realty brokered the sale. Clear Height hired Jason Lev and Jimmy Kowalczyk of CBRE to market the property for lease.
COSTA MESA, CALIF. — A group of local Hyundai dealerships have leased a 3.1-acre industrial site in Costa Mesa. The facility includes a 12,588-square-foot truck and automotive maintenance facility and office building. The group, which includes Hyundai of Huntington Beach, Hyundai of Anaheim and Hyundai of Garden Grove, entered into a five-year agreement for the space. They will use the property as a reconditioning, repair and storage facility for their fleet of new and used vehicles. Jace Gan and Clyde Stauff of Colliers represented the space’s owner, BLT Enterprises.
Electric Bike Maker Metalrays Signs 109,192 SF Flex Industrial Lease in Elkton, Maryland

ELKTON, MD. — Electric bikes manufacturer and distributor Metalrays LLC has signed a 109,192-square-foot lease in Elkton. The space is located within 1003 Konica Drive, a single-story warehouse/industrial and office building spanning 263,000 square feet. Metalrays’ tenancy brings the building, which features 36-foot ceiling heights, 27 loading docks and two drive-in docks and 150 parking spaces, to roughly 40 percent occupancy. Ned Brady and Eric Skogmo of Lee & Associates|Maryland represented Metalrays in the lease negotiations, and Michael McConnell represented the landlord, McConnell Development, on an internal basis.
TOMBALL, TEXAS — Partners Real Estate has brokered the sale of a 25,000-square-foot industrial building located in the northern Houston suburb of Tomball. The building, which sits on 6.7 acres at 1302 S. Cherry St., was built in 1980 and features 30-foot clear heights, according to LoopNet Inc. Wyatt Huff and Cary Latham of Partners represented the seller, an entity doing business as Timber Trails Business Park LLC, in the lease negotiations. The duo also procured the buyer, Harbor Hill Holdings.
UNION, N.J. — Nonprofit organization Rise Against Hunger has signed an 11,500-square-foot industrial lease in the Northern New Jersey community of Union. The facility features a clear height of 16 feet and two overhead loading docks. Tim Farley of Cushman & Wakefield represented the tenant in the lease negotiations. Joel Tomlinson of Silbert Realty & Management represented the landlord, locally based investment firm The STRO Cos.
ROMULUS, MICH. — The Opus Group has broken ground on Airport Corporate Center, a two-building speculative industrial development in Romulus, about 16 miles west of Detroit. The two buildings will total more than 270,000 square feet and are being marketed for warehouse and distribution tenants with space needs between 40,000 and 270,000 square feet. The project is situated less than a mile from I-94 and less than three miles north of Detroit Metropolitan Wayne County Airport. Building A will total 100,456 square feet with a clear height of 32 feet, 12 dock doors, 91 auto parking spaces and 13 trailer parking stalls. Building B will total 170,088 square feet with a clear height of 32 feet, 22 dock doors, 115 auto parking spaces and 28 trailer parking stalls. Both buildings are slated for completion in October. Opus is the developer, design-builder, architect and structural engineer. Sean Cavanaugh and Dave MacDonald of JLL are marketing the project for lease. Associated Bank provided construction financing.
DENVER — EverWest Real Estate Investors has purchased Central Connection, a 194,710-square-foot, Class A industrial asset in Denver, for $39.6 million. The two-building property is located at 1550 and 1210 E. 73rd Ave. in the North Central infill submarket. It is fully leased to six tenants in an area known for significant demand and high barriers to entry. Jeremy Ballenger, Jim Bolt, Tyler Carner and Jessica Ostermick of CBRE represented the seller, a joint venture between Comunale Properties and institutional investors advised by J.P. Morgan Asset Management.
