HOUSTON — Furniture vendor and supplier KHD Group has signed a 156,483-square-foot industrial lease at Raceway Distribution Center Northwest in northwest Houston. The tenant will occupy the entirety of the speculative building, which was developed by Stream Realty Partners and completed earlier this year. Building features include 36-foot clear heights, 25 dock-high doors and parking for 109 vehicles and 22 trailers. Jeremy Lumbreras and Boone Smith represented Stream in the lease negotiations on an internal basis. Pinnacle Real Estate Group represented KHD Group.

MIDLAND, TEXAS — Marcus & Millichap has brokered the sale of a two-building, 21,000-square-foot industrial complex in the West Texas city of Midland. Built on 10 acres in 2011, the property was fully occupied at the time of sale by Arkos Field Services, which provides compression equipment for the natural gas industry. Adam Abushagur, Davis Cagle and Nathan Parkey of Marcus & Millichap represented the seller, a private investor, in the transaction. Additional terms of sale were not disclosed.
VIRGINIA BEACH, VA. — Power Train Industries Inc., an automotive firm and subsidiary of Dorman Products Inc., has signed a 101,000-square-foot industrial lease in Virginia Beach. The property is located at 464 Progress Lane, a 10-acre property within Oceana East Industrial Park. Located one mile south of I-26, the property features 28-foot clear heights, seven loading docks, 6,000 square feet of office space and 233 parking spaces. Power Train Industries expects to move into the facility around January 2024. John Lee of John Lee & Associates represented the tenant in the lease negotiations. The landlord is The Miller Group.
DURANT OKLA. — Safe & Green Holding Corp. a designer and fabricator of modular structures, will develop a 1.1 million-square-foot manufacturing facility in Durant, located just north of the Oklahoma-Texas border. The site spans 114 acres on McLean Avenue. Approximately 120,000 square feet will be used for manufacturing, while the remaining space will support distribution, cold storage and other similar operations. The project team is currently in the design phase. A target completion date was not disclosed.
PHILADELPHIA — Stateside Vodka has signed a 40,000-square-foot industrial lease at Crown 95 Logistics Center in northeast Philadelphia. The development is located roughly six miles outside of the downtown area and consists of 381,200 square feet of newly built logistics/distribution space and 130,000 square feet of renovated/adaptively reused industrial space. Colliers represented the landlord, Court Street Ventures, in the lease negotiations. Cushman & Wakefield represented the tenant.
HOUSTON — Marcus & Millichap has brokered the sale of AA Storage at Ruland Road, a 262-unit self-storage facility located about 10 miles west of downtown Houston. Built in 1971 and renovated multiple times in the ensuing decades, AA Storage at Ruland Road comprises five buildings on a 2.3-acre site. The unit mix consists of 112 climate-controlled spaces, 143 non-climate-controlled spaces and seven office spaces for a total of 49,539 net rentable square feet. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
INDEPENDENCE, KY. — Kroger has opened a new “spoke” industrial facility in Independence that will grow the grocer’s delivery presence in Northern Kentucky. The new facility will work in concert with Kroger’s existing customer fulfillment center in Monroe, Ohio, which is roughly 45 miles north of the spoke facility via I-75. Kroger associates will assemble orders at the Monroe facility, which will then be trucked to the Independence property and sorted and shipped out to customers in refrigerated delivery vans. At full operating capacity, the Independence facility will employ 100 associates. The property is the second spoke facility in Kentucky, joining a Louisville property that opened in May 2022.
SRS Brokers $14M Sale of Office Flex Property in Springfield, Virginia Leased to Cox Communications

SPRINGFIELD, VA. — SRS Real Estate Partners has brokered the $14 million sale of a single-tenant flex office property in Springfield that is leased to Cox Communications. Located at 7741 Southern Drive, the 61,700-square-foot building was delivered in 1993 and has been occupied by Cox and its predecessor ever since. The property features offices, a laboratory, warehouse and auto repair space, as well as five loading bays and 414 surface parking spaces. Andrew Fallon and Philip Wellde Jr. of SRS represented the seller, Vienna, Va.-based WTG Properties Inc., in the transaction. The buyer, an entity doing business as CIA-7741 Southern Drive LLC, is a private real estate investment group based in Northern Virginia.
PORTLAND, MAINE — Locally based investment firm The Ram Cos. has acquired a 64,000-square-foot industrial property in Portland, located in the southeastern part of Maine. The complex comprises three buildings with clear heights of 18 feet that were fully leased to nine tenants at the time of sale. RAM Cos. plans to upgrade the signage, landscaping and parking lots and rebrand the property as Portland Commerce Center. The seller and sales price were not disclosed.
DECATUR, MARION AND DANVILLE, ILL. — Meridian Design Build has completed construction of three industrial build-to-suit projects in Illinois. A global shipping and information services provider will occupy all three buildings. The first project is a 317,518-square-foot facility in Decatur. Scannell Properties developed the building, which features 10,920 square feet of office space, 174 interior van loading positions, 78 loading docks and a 607-car employee parking lot. Cornerstone Architects and civil engineer Spaceco made up the project team. SunCap Property Group served as the developer of a similar 251,000-square-foot building in Marion. The property features 11,411 square feet of office space, 147 interior van loading positions, 68 loading docks and a 537-car employee parking lot. Architect Ware Malcomb and civil engineer Manhard Consulting made up the project team. The third facility totals 217,323 square feet in Danville. Jones Development was the developer on the project, which features 10,500 square feet of office space, 119 interior van loading positions, 56 loading docks and a 390-car employee parking lot. The project team included Ware Malcomb and civil engineer Farnsworth Group.
