CAROL STREAM, ILL. — Brown Commercial Group has negotiated the sale of a 50,632-square-foot industrial building in the Chicago suburb of Carol Stream for an undisclosed price. IP Automation Inc. purchased the facility at 400 E. Fullerton Ave. for its new headquarters. The company plans to relocate from its existing location in Downers Grove this year. Mike Antonelli of Brown represented the buyer as part of a two-year site selection and market analysis that included evaluating existing buildings as well as new construction opportunities throughout the Chicago market. Savills represented the undisclosed seller.

SOUTHFIELD, MICH. — Dominion Real Estate Advisors LLC has arranged the sale of an 11,010-square-foot warehouse in the Detroit suburb of Southfield that was previously owned by the Motown Museum. The asset was sold as part of the museum’s strategic growth plan to support its ongoing expansion efforts in Detroit. Hitzville USA recently completed its $75 million museum expansion in Midtown Detroit. Eric Banks and Alex Tokarz of Dominion represented the Motown Museum in the sale. Chris Secontine of Signature Associates represented the buyer, Lucent Surgical.
ARLINGTON, TEXAS — Provident Industrial, a division of locally based firm Provident, will develop A20 Logistics Center, a 161,408-square-foot project that will be located at 5000 E. Bardin Road in Arlington. The development will feature 32-foot clear heights, 34 dock doors, two oversized drive-in doors with ramps, 130-foot truck court depths and 2,100 square feet of speculative office space. Construction will begin in the coming days and is expected to be complete in the first quarter of 2026. Provident Industrial is developing A20 Logistics Center in partnership with Humphreys Capital and Farmers Bank & Trust. JLL will market the property for lease.
FORT WORTH, TEXAS — Paragon Furniture has signed a 121,740-square-foot industrial lease in Fort Worth. The local manufacturer and distributor of flexible school furniture will occupy the entire building at 3253 Boswell Drive, which is located in the Handley neighborhood on the east side, for its new distribution center. Langston Sutcliffe of Partners Real Estate represented Paragon Furniture in the lease negotiations. Brian Gilchrist of CBRE represented the undisclosed landlord.
OWINGS MILLS, MD. — Go Store It company Snapbox Self-Storage has opened its newest facility, a 79,710-square-foot building in the Baltimore suburb of Owings Mills. The four-story building comprises 776 units and includes 300 feet of road frontage, 24-hour video surveillance, electronic access controls and security lighting. The facility — which was designed and constructed by ARCO/Murray — will serve residents and businesses in Owings Mills, Reisterstown, Pikesville and Randallstown, Md.
MetroGroup Realty Finance Provides $24M Refinancing for Industrial Property in Pomona, California

POMONA, CALIF. — MetroGroup Realty Finance has provided a $24 million loan for the refinancing of an owner-occupied manufacturing facility in Pomona. Located at 2200 S. Reservoir St., the property offers 228,000 square feet of single-tenant industrial space. MetroGroup closed on a fixed-rate senior loan on the property with an international bank based in Europe. Ivan Kustic of MetroGroup secured the loan on the behalf of the undisclosed owner.
CULVER CITY, CALIF. — Rialto Capital has completed the sale of Campus 56, a mixed-use flex property located at 5600-5650 W. Centinela Ave. in Culver City. Montana Avenue Capital Partners acquired the two-building asset for $14.8 million. Situated on 1.7 acres, the campus offers 57,868 square feet of flex space, onsite parking, electric vehicle charging stations, bike storage and several outdoor amenity areas. The property was vacant at the time of sale. Steve Solomon and Kristen Bowman of Colliers represented the seller and buyer in the transaction.
WEST CHICAGO, ILL. — NAI Hiffman has arranged the $4.2 million sale of a 4-acre industrial outdoor storage property at 2351 Powis Road in West Chicago. The asset includes 11,000 square feet of shop/fabrication space in two buildings, a concrete yard, mobile office trailer and truck scale. Kelly Disser, Michael Freitag, Bill Byrne and TJ Feeney of NAI Hiffman represented the seller, a private investor group. The Disser/Freitag team also brokered the September 2023 sale, when the property traded for $2.4 million. Constructed in 1993, 2351 Powis Road is zoned for office, research and light industrial uses with a planned unit development overlaid that permitted certain outdoor storage uses. The buyer is relocating from Villa Park, Ill.
PLANO, TEXAS — A partnership between two locally based investment firms, Rosewood Property Co. and Pillar Commercial, has purchased a 200,765-square-foot industrial property in Plano. The two-building facility was built in 2022 within Plano Commerce Center on the city’s east side and features 24-foot clear heights, dock-high doors, rear-load configurations and 185-foot truck court depths. The property was 71 percent leased at the time of sale to tenants such as Acre Security, Ulrich Medical USA, Cheer Athletics and Senderra Specialty Pharmacy. Provident Realty Advisors sold the property for an undisclosed price.
Outrigger Industrial Completes First Building at 99 Central Logistics Center in Tulare, California

TULARE, CALIF. — Outrigger Industrial has completed Phase I of 99 Central Logistics Center in Tulare with the construction of a 544,077-square-foot building at 199 E. Paige Ave. At full build-out, the 160-acre business park will feature four buildings offering a total of 2.4 million square feet. The Phase I building includes a clear height of 36 feet, 56-foot by 50-foot column spacing, speculative offices and trailer parking. Additionally, the facility can accommodate a 550,000-square-foot expansion. 99 Central Logistics Center is Outrigger Industrial’s first development in California’s Central Valley region, which provides easy access to major highways, ports and airports.
