COLLETON COUNTY, S.C. — Kontrolmatik Technologies, a construction and engineering firm based in Istanbul, has unveiled plans for a $279 million plant in coastal South Carolina’s Colleton County that will manufacture lithium ion batteries. Pomega Energy Storage Technologies, a subsidiary of Kontrolmatik, will operate the facility, which is scheduled for completion in 2024. At that time, Kontrolmatik, whose U.S. headquarters are based in Northern Virginia, expects to employ about 575 people at the facility. The exact site was not disclosed, but the southern portion of the county touches the Atlantic Ocean and offers proximity to the Port of Charleston. This aspect of the location, along with access to a qualified workforce, should help address domestic reliance on foreign supply chains for these critical devices, according to the site selection team. Keith Stauber and Meredith O’Connor of JLL led the site selection efforts for Kontrolmatik, a process that involved touring more than 200 locations. Smart Warehousing Leases 497,952 SF Industrial Facility Underway in Central South Carolina

CALHOUN COUNTY, S.C. — Red Rock Developments has preleased the first speculative distribution facility at Sandy Run Industrial Park in Calhoun County, roughly 20 miles south of Columbia, to Smart Warehousing, a warehousing, fulfillment and technology solutions company. The tenant will occupy the full 497,952 square feet of the building, which is scheduled to be completed in the second quarter of 2023. The property is located near an Amazon distribution center, Nephron Pharmaceuticals, the PS Air HUB and the Columbia Metropolitan Airport. Chuck Salley, Dave Matthews, Thomas Bear and John Peebles of Colliers represented Red Rock in the lease negotiations. John Sharpe and John DeCuto of Lee & Associates represented Smart Warehousing.
ESCONDIDO, CALIF. — Stos Partners, in a joint venture with a global insurance company, has acquired a freestanding industrial property located at 2425 Auto Park Way in Escondido. South Image Inc. sold the asset for $20 million in an off-market transaction. The sale brings the buyer’s total 2022 deal volume to nearly $300 million. Located near Interstate 5 and Highway 78, the 86,690-square-foot property features 18-foot to 22-foot clear heights and 10,000 square feet of office buildout. Approximately 11 percent of the total building space is dedicated to private business operations space, sound engineer testing space, a mechanics tool shop and a racked storage area. The property also features a 2000A/277 480V 3-Phase system and 200 parking spaces. Barry Handler of Lee & Associates represented the buyer and seller in the deal.
SPRINGVILLE, UTAH — Regents Park Brixton has completed the disposition of Next Step Business Park, a three-building industrial campus in Springville, a suburb of Provo. San Diego-based Hearthstone Capital acquired the 75,864-square-foot asset for an undisclosed price. Located at 317 N. 2000 W, Next Step Business Park consists of three single-story, newly constructed buildings ranging in size from 18,926 square feet to 28,480 square feet. The property is fully leased to a variety of tenants. Bryce Blanchard of Newmark brokered the transaction.
ROCHELLE, ILL. — Cawley Chicago has negotiated the sale of a 110,000-square-foot lumber yard in Rochelle, about 25 miles south of Rockford. The sales price was undisclosed. The property at 147 Second Ave. features a one-story manufacturing and warehouse facility, which was built in 2003. Jon Chamlin of Cawley Chicago represented the seller, Monty Enoch, proprietor of Cedar Siding Inc. The buyer, Wisconsin-based Dumke Associates, has retained Chamlin as the leasing agent. Dumke plans to renovate the property and begin lease-up in the first quarter of 2023.
FORT WORTH, TEXAS — Swiss chocolate maker Läderach has signed a 42,282-square-foot industrial lease at AllianceTexas, Hillwood’s 27,000-acre master-planned development in North Fort Worth. Jeff Feste, Fred Ragsdale, Blake Rogers and J.M. Priddy of JLL represented Läderach in the lease negotiations. Reid Goetz and Samuel Rhea represented Hillwood on an internal basis.
ETNA TOWNSHIP, OHIO — Contegra Construction Co. has completed a 1.1 million-square-foot distribution center at The Cubes at Etna 70 development in Etna Township near Columbus. Known as Building E, the speculative facility features a clear height of 40 feet, 108 dock doors, four drive-in docks and parking for 289 tractor-trailers and 298 cars. The developer was CRG and its capital partner LXP Industrial Trust. Lamar Johnson Collaborative served as architect. At full buildout, CRG’s The Cubes at Etna 70 will provide up to 2.9 million square feet of industrial space across 220 acres.
OLATHE, KAN. — Sealy & Co. has acquired a 569,584-square-foot industrial building in Olathe for an undisclosed price. The property, located at 1508 S. Green Road within the I-35 Logistics Park, is fully leased to a Fortune 500 tenant. The building features a clear height of 36 feet, 76 dock-high doors, three drive-in doors and a 135-foot truck court. Jason Gandy and Davis Gibbs led the acquisition on behalf of Sealy & Co. JLL brokered the sale on behalf of the seller, Scannell Properties.
HOLTVILLE, CALIF. — JK Management has completed the disposition of a 21.3-acre industrial site at 2255 Melon Road in Holtville. An undisclosed owner/occupier acquired the asset for $4.2 million. The buyer has not released future plans for the facility. The property currently features 101,665 square feet of industrial building improvements, with a 57,310-square-foot refrigerated space, two shop buildings and office space. BEND, ORE. — Marcus & Millichap has arranged the sale of Summit Self Storage, a self-storage facility at 720 SE 9th St. in Bend. An individual/personal trust sold the asset to a limited liability company for $4.2 million. Built in 1977, Summit Self Storage features 146 units and was 98 percent occupied at the time of sale. Christopher Secreto and Samuel Olson of Marcus & Millichap’s Portland office represented the seller and buyer in the deal.
