LADSON, S.C. — JLL Capital Markets has arranged the sale of TradePark East, a newly constructed industrial campus comprising 837,400 square feet in Ladson, roughly 15 miles outside of Charleston. Patrick Nally, Pete Pittroff, Dave Andrews and Josh McArdle of JLL brokered the transaction on behalf of the seller, Trinity Capital Advisors. A partnership between TPG Capital and Dogwood Industrial Properties acquired the property, which was fully preleased during construction, for an undisclosed price.

MESQUITE, TEXAS — Masonite International Corp., a South Florida-based manufacturer of construction products, has signed a 626,718-square-foot industrial lease at Mesquite Airport Logistics Center, located on the eastern outskirts of Dallas. The tenant will occupy the entirety of Building 2, which was part of Phase I at the 2.3 million-square-foot development. Construction of the two-building second phase is underway and expected to be complete next year. Matt Dornak and Ryan Wolcott of Stream Realty Partners represented the landlord, Dalfen Industrial, in the lease negotiations.
BEEVILLE, TEXAS — Marcus & Millichap has brokered the sale of Security Mini Storage, a 604-unit self-storage facility in Beeville, about 100 miles south of San Antonio. The facility, which consists of 21 buildings on a 5.9-acre site, spans 74,800 net rentable square feet. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the Nevada-based seller in the transaction. The duo also procured the buyer, a Colorado-based limited liability company that closed on the asset via a 1031 exchange. Both parties requested anonymity. Security Mini Storage was 95 percent occupied at the time of sale.
NORTH BRUNSWICK, N.J. — General contractor Peak Construction is underway on Crossroads Commerce Center, a 191,481-square-foot industrial project located in North Brunswick, about 40 miles south of New York City. Building features will include a clear height of 40 feet, 130-foot truck court depths, 29 dock positions, two drive-in doors, 161 car parking spaces and 31 trailer parking spaces. Principal Asset Management is the developer of the project. Other project partners include construction manager D. Loeffler Consulting, Environetics Group Architects and Bohler Engineering. Completion is slated for May 2023.
RIALTO, CALIF. — Houston-based Lovett Industrial has closed on a six-acre parcel in Rialto with plans to develop Renaissance Logistics Center on the site, which is directly on I-210. Construction for the 114,115-square-foot, front-load industrial facility is scheduled to commence in January, with completion slated for September 2023. The building will feature efficient ingress and egress to the adjacent freeway interchange, 36-foot clear heights, a 7-inch reinforced concrete slab, 90 auto stalls, skylights and speculative office space with mezzanine space. HPA is serving as architect, and Westland Engineering is serving as civil engineer of the development. Bill Heim and Alex Heim of Lee & Associates Ontario, Calif., will handle marketing and leasing of the project.
CHICAGO — Metro Edge Development Partners has unveiled plans to build a $257 million data center within the Illinois Medical District (IMD) in Chicago. Construction is scheduled to begin in 2023 and be completed in 2024. Metro Edge secured a 75-year ground lease on a nearly two-acre parcel owned by IMD. The data center will rise five stories and span 184,720 square feet. The facility is 50 percent preleased. Corgan is the project architect. Clune Construction is overseeing all construction in partnership with Power Construction and Ujamaa Construction. T5 Data Centers is the project manager.
ZION, ILL. — Industrial Outdoor Ventures (IOV) has acquired two parcels totaling 56 acres in Zion, a city in northeast Illinois near the Wisconsin border. Named Trumpet Park Spec Development, the project will consist of a pair of industrial service facilities (ISFs). Project costs are estimated at $35 million. The development will feature up to 1,200 truck trailer parking spaces and more than 26,000 square feet of maintenance and service buildings. ISFs provide supply chain infrastructure solutions to industries such as transportation, bulk material distribution, last-mile logistics, heavy equipment and utilities. The project marks IOV’s first ground-up development in the Chicago market. The design team includes Spaceco, which will provide civil and surveying services, and Arete Design Studio, which will provide architecture, planning and design services. Construction is expected to begin in spring 2023 and be completed in the fourth quarter of 2023. Chris Volkert, Ned Frank and Jeff Devine of Colliers represented the institutional seller in the land sale. Volkert and Frank, along with colleague Pat Hake, will market the project for lease.
SHEBOYGAN, WIS. — Marcus & Millichap has brokered the sale of the Champion Storage portfolio in Sheboygan, about 55 miles north of Milwaukee. The sales price was undisclosed. The portfolio totals five properties and 1,167 units. At the time of sale, the portfolio was 95 percent occupied. The facilities feature both climate-controlled and non-climate-controlled units as well as outdoor parking spaces and portable container units. BARTLESVILLE, OKLA. — Fort Worth-based investment firm MAG Capital Partners has acquired a 76,673-square-foot industrial portfolio in Bartlesville, a northern suburb of Tulsa. The portfolio comprises two buildings totaling 41,525 and 35,148 square feet that respectively feature 14- and 19-foot clear heights. J.C. Asensio, Briggs Goldberg and Andrew Sandquist of Newmark represented the seller, ImageFIRST Healthcare Laundry Specialists, which has entered into a sale-leaseback agreement with MAG Capital Partners.
FORT WORTH, TEXAS — Third-party logistics firm Jorstin Transportation Services has signed a 62,656-square-foot industrial lease renewal and expansion in Fort Worth. The tenant has taken an additional 34,473 square feet of space at Everman Trade Center, a four-building, 457,745-square-foot development on the city’s south side. Thomas Grafton and Matt Carthey of Holt Lunsford Commercial represented the landlord, Boston-based Cabot Properties, in the lease negotiations.
