LOVELAND, COLO. — JLL Capital Markets has arranged $12.5 million in construction financing for the development of Boyd Lake Commerce Center Phase I, a Class A outdoor storage project situated on 95 acres in Loveland. The borrower is BLCC One, an affiliate of co-developers Saunders Commercial Development Co. and Winslow Investments. Leon McBroom led the JLL Capital Markets team in arranging the three-year, non-recourse, floating-rate loan through a regional bank. Once completed, the 100,000-square-foot building will offer 28-foot clear heights, 28 loading docks, 188 parking spaces, ESFR sprinkler systems, glass storefront and LED lighting. Additionally, the property will include four acres of outdoor yard space. Boyd Lake Commerce Center is a master-planned development that is expected to include five additional industrial buildings, one office building and one flex project with numerous build-to-unit opportunities throughout.

DORAL, FLA. — JLL has arranged the $34 million sale-leaseback of a 103,000-square-foot data center located at 2100 N.W. 84th Ave. in Doral, a suburb of Miami. Carl Beardsley, Jake Wagner, Josh Katlin, Luis Castillo and Manny de Zárraga of JLL represented the undisclosed seller, which will lease a portion of the space. The unnamed buyer will occupy the remaining space. Situated within America’s Gateway business park in Miami’s Airport industrial submarket, the freestanding facility features several fiber providers, a covered loading dock and 4,092 square feet of mezzanine space. The seller recently invested “significant capital” to update the property, according to JLL.

BENSENVILLE, ILL. — DSV Air & Sea Inc. has preleased a 307,378-square-foot industrial building in the Chicago suburb of Bensenville. The property at 1401 Devon Ave. is slated for completion in spring 2023. ML Realty Partners owns the development along with an adjacent 297,238-square-foot building that was leased by Apex Logistics International Inc. last winter. Both buildings feature a clear height of 40 feet and are situated in DuPage County. The site is less than one-half mile north of Illinois Route 390. Kevin Segerson of CBRE represented DSV Air & Sea in the lease. Andrew Maletich, Matt Garland and Dustin Albers of Cawley Chicago represented ML Realty Partners.

MANSFIELD, OHIO — Adena Corp. has completed a 160,000-square-foot speculative industrial facility in Mansfield, a city about midway between Columbus and Cleveland. Located at the intersection of Bowman Street and Cairns Road, the project features a clear height of 32 feet, 17 docks, eight drive-in doors, a 36-space concrete parking lot and 1,400 square feet of office space. The property is situated adjacent to Mansfield Lahm Regional Airport. Weston Devore of CBRE is handling the marketing and leasing.

FORT WORTH, TEXAS — ITS Logistics, a Nevada-based third-party provider, has signed a 1 million-square-foot industrial lease at Intermodal Logistics Center, a project in Fort Worth by Northpoint Development. Intermodal Logistics Center is a seven-building development located on the city’s north side. Construction began in August and is expected to be complete in July 2023. ITS Logistics’ new space will feature 40-foot clear heights, 200-plus dock doors and parking for 211 trailers. Brad Struck, Clint Manning, Darren Woodson and John Bollman of Cresa represented the tenant in the lease negotiations.

TYLER, TEXAS — Colorado-based investment firm Spartan Investment Group is underway on construction of a 314-unit expansion project at FreeUp Storage, a self-storage facility located about 100 miles east of Dallas in Tyler. The facility currently spans 77,342 net rentable square feet across 517 units, and the expansion will increase the size of the property by 26,700 net rentable square feet. The new building will feature climate-controlled and boat/RV storage space. Spartan Investment Group plans to begin leasing the new units later this month.

Gateway-Central-Leicester-Massachusetts

LEICESTER, MASS. — A partnership between The Brennan Group, John M. Corcoran & Co. and Berkeley Partners has broken ground on Gateway Central, a 267,600-square-foot industrial facility in Leicester, located outside of Worcester in the central part of the state. Building features will include a clear height of 36 feet, 45 overhead doors, three drive-in doors, 299 vehicle parking spaces and 59 trailer parking stalls. Completion is slated for the second quarter of next year. Newmark has been tapped as the leasing agent in conjunction with Kelleher & Sadowsky. HarborOne Bank provided construction financing.

With vacancy in Louisville’s industrial bulk market sitting at 1.7 percent, an increase of supply is sorely needed. Fortunately, plenty is on the way. At the halfway point of 2022, over 9.5 million square feet of bulk inventory is under construction, with approximately 4.8 million square feet slated for completion by year-end. Due to the demand for big box distribution warehouse space, which skyrocketed due to COVID-19 and the increase of online ordering and e-commerce fulfillment, absorption (12.9 million square feet) outpaced construction (9.9 million square feet) to the tune of 3 million square feet, and depleted vacancies in the process. Average asking rent increased from $4.79 per square foot to $5.26 in the second quarter and is up 26.7 percent from $4.15 at this time last year. This can mainly be attributed to overall increase in demand and increased construction costs. FRISCO, TEXAS — JLL has negotiated the sale of two warehouses totaling 244,364 square feet that are located within Star Commerce Center in Frisco. The rear-load buildings were delivered between 2020 and 2022 and feature 32-foot clear heights and roughly 15 percent office finishes. At the time of sale, the buildings were fully leased to tenants such as GEA Food Solutions and Vivint. Blue Star Land sold the property to Lincoln Property Co. for an undisclosed price. Dustin Volz, Stephen Bailey, Dom Espinosa, Zach Riebe and Matthew Barge of JLL brokered the deal.

DALLAS — Refreshing USA, a provider of food-and-beverage vending products and services, has purchased a 35,000-square-foot industrial property located at 2709 Electronic Lane in Dallas. According to LoopNet Inc., the property was built in 1979. Alex Wilson of Lee & Associates represented Refreshing USA, which also plans to occupy the facility, in the transaction. The name and representative of the seller were not disclosed.
