ROSELLE, ILL. — Cawley Commercial Real Estate has secured a lease for the industrial outdoor storage (IOS) facility at 160 N. Garden Ave. in Roselle following its representation of the property’s sale earlier this year. The 5.7-acre site features a 28,964-square-foot maintenance facility and a 1,350-square-foot standalone office. Industrial Outdoor Ventures (IOV) acquired the property and appointed Matt Garland, Andrew Maletich and Theo Zacher of Cawley CRE as the leasing agents. IOV made significant renovations to the property post-acquisition that included upgrades to the building systems, refreshed interiors and enhancements to the exterior yard and drive-through bays. The Cawley team secured a long-term lease with National Trench Safety, a provider of trench and traffic safety equipment. The lease term is 87 months.

VILLA PARK, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial VII LP, has acquired an 11,920-square-foot industrial building at 865 N. Ellsworth Ave. in Villa Park. The single-tenant property was fully leased at the time of sale. Built in 1980, the facility features one dock, one drive-in door and roughly a quarter acre of outdoor storage. VK Industrial VII is co-sponsored by Venture One and Kovitz Investment Group.

WILMER, TEXAS — Binary Container Logistics has signed a 296,240-square-foot industrial lease in the southern Dallas suburb of Wilmer. The space is located within Sunridge Industrial Park, a 565,259-square-foot, cross-dock development that features 40-foot clear heights, 128 dock doors, four drive-in ramps and parking for 135 trucks and 309 cars. Nathan Lawrence, Krista Raymond and Will Carney of KBC Advisors represented the landlord, Atlanta-based Stonemont Financial Group, in the lease negotiations. The tenant representative was not disclosed.

ROSENBERG, TEXAS — Nashville-based brokerage firm Matthews Real Estate Investment Services has arranged the sale of Big Lenny’s Storage, a 182-unit self-storage facility in Rosenberg, a southwestern suburb of Houston. The facility was built in 1979 and spans 33,400 net rentable square feet of primarily non-climate-controlled space. Austin McLeod of Matthews represented the seller in the transaction. Texas-based owner-operator Curio Storage purchased the facility for an undisclosed price.

CARROLLTON, TEXAS — Lee & Associates has negotiated a 10,318-square-foot industrial lease in the northern Dallas metro of Carrollton. According to LoopNet Inc., the building at 3227 Commander Drive was built in 1984 and totals 33,750 square feet. Stephen Williamson and Corbin Blount of Lee & Associates represented the tenant, IT services provider RLS Interests, in the lease negotiations. Michael Haggar of JLL represented the landlord.

APEX, N.C. — JLL Income Property Trust has acquired West Raleigh Distribution Center, a five-building, 985,000-square-foot industrial park located in the Raleigh suburb of Apex. The seller was not disclosed. Situated near I-540, West Raleigh Distribution Center was 87 percent leased at the time of sale to a mix of eight tenants, the largest of whom is a major distributor to the biotech and healthcare sectors. The buildings were constructed in 2024 and 2025.

BERWICK, MAINE — Colliers has negotiated the sale of a 24,280-square-foot industrial complex in Berwick, located on the Maine-New Hampshire border. The sales price was $1.9 million. The property consists of two buildings on an 8.4-acre site that were 76 percent leased to four tenants at the time of sale. Andrew Ward and Tim Braseth of Colliers represented the seller, Mick Construction Corp., in the transaction.

MINNEAPOLIS — Zenith Industrial Outdoor Storage (IOS) has completed a cold storage build-to-suit for Kemps, a farmer-owned brand of Dairy Farmers of America. Kemps signed a 15-year lease for the property in Minneapolis. Zenith acquired the 11-acre site, formerly home to a heavy industrial metal recycling business, in June 2022. In conjunction with Bainey & Co. as general contractor, Zenith converted the property into a 40,000-square-foot cold storage and dairy distribution hub. Kemps traces its Minneapolis roots back to 1914, when William Kemps and Walter Lathrop founded the Lathrop-Kemps Ice Cream Co. at 222 Fifth St. Now based in St. Paul, Kemps maintains approximately 1,000 employees and is a producer of milk and other dairy products. The company currently operates seven manufacturing facilities in Minnesota, Wisconsin, Iowa, Illinois and Indiana. The new cold storage distribution site will also support the company’s bottling facility, located roughly one mile away. CBRE is currently marketing the southern parcel of the site for sale. It includes a 22,000-square-foot warehouse on the remaining 3 acres of land.

BAYTOWN, TEXAS — De Well Container Shipping has signed a 248,262-square-foot industrial lease in the eastern Houston suburb of Baytown. The New York-based logistics company will occupy space at Building 1 at the Baytown 10 development along I-10. Tyler Maner, Jeremy Lumbreras and Jake Linderman of Stream Realty Partners, along with and Andrew Lara with Lara CRE Group, represented the tenant in the lease negotiations. Richard Quarles, Mark Nicholas and Joseph Berwick with JLL represented the landlord, Archway Properties.

According to LoopNet Inc., the building at 4204 Lindbergh Drive was constructed in 1974. John Anderson of Lee & Associates represented the tenant, Charter Furniture, in the lease negotiations. The name and representative of the landlord were not disclosed.
