SOCIAL CIRCLE, GA. — Electric vehicle manufacturer Rivian held a groundbreaking ceremony for its $5 billion plant near Social Circle, about 44 miles east of Atlanta via I-20. The project will be situated within the 1,600-acre Stanton Springs North master-planned community. Construction is expected to begin in 2026 with customer vehicle production for the midsize, five-seater R2 SUV and R3 crossover anticipated to start in 2028. Rivian plans to develop the plant in two phases, each resulting in 200,000 units of annual capacity. The plant is expected to create 7,500 direct jobs and 8,000 indirect jobs by 2030, as well as 2,000 construction jobs, according to an analysis conducted by IMPLAN. Rivian received financing from the U.S. Department of Energy’s Advanced Technology Vehicle Manufacturing Loan Program for the manufacturing facility. The groundbreaking ceremony comes on the heels of Rivian announcing its decision to locate its East Coast headquarters at Junction Krog Street in Atlanta’s Inman Park district.

LIVERPOOL, N.Y. — Marcus & Millichap has brokered the sale of America Stores It, a 407-unit self-storage facility in Liverpool, located about 10 miles northwest of Syracuse. Built on 5.6 acres in 2023, the property offers 47,700 net rentable square feet of space across 31 climate-controlled units and 376 non-climate-controlled units. Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction. John Horowitz of Marcus & Millichap assisted in closing the deal as the broker of record. The sales price was also not disclosed.

Phoenix-Tube-Co.-Bethlehem-Pennsylvania

BETHLEHEM, PA. — Phoenix Tube Co., a manufacturer of stainless steel products for ornamental and structural applications, is nearing completion of a 75,000-square-foot industrial expansion project in the Lehigh Valley city of Bethlehem. The facility will be situated next to the company’s existing 200,000-square-foot plant and includes dedicated space for production, warehousing and offices. Regional developer J.G. Petrucci Co. is serving as the design-build firm for the project. Construction is expected to be complete in the coming weeks.

CHICAGO AND KANSAS CITY, MO. — MAG Capital Partners has purchased two food-grade production facilities via a sale-leaseback in metro Chicago and Kansas City. The seller was a provider of ingredients for food, pet and personal care segments. The portfolio comprises 165,000 square feet of manufacturing, warehousing and R&D space on 33 acres.

WOODRIDGE, ILL. — ML Realty Partners has secured a lease agreement with Rowan Electric Appliance LLC for a newly constructed industrial building totaling 132,892 square feet in Woodridge. The tenant will utilize the facility for warehousing and distribution of household refrigeration and heating appliances. The property features a clear height of 32 feet, 38 exterior truck docks and two drive-in doors. Alex Zhang of Topsky Realty Inc. and Pengfei Zhang of Cloudup Realty LLC represented the tenant, while Mark Moran, Dan Leahy and John Whitehad of NAI Hiffman represented the landlord.

LOGAN TOWNSHIP, N.J. — Atlanta-based investment firm Stonemont Financial Group has purchased a 67,000-square-foot industrial service facility in the Southern New Jersey community of Logan. The facility sits on a 32-acre site at 300 Progress Court within the Pureland Industrial Complex and features seven drive-in doors, two dock doors, office space, outdoor storage space and onsite rail access. KBC Advisors is marketing the facility for lease. The seller and sales price were not disclosed.

ADDISON, TEXAS — Advanced Circuit Services has signed a 98,143-square-foot industrial lease in the northern Dallas metro of Addison. The manufacturer of circuit boards is expanding its footprint by nearly 50 percent within Building 3 at Marsh Business Park West, which features 20-foot clear heights and 14 dock doors. Rich Young of Rich Young Co. represented the tenant in the lease negotiations. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, GKI Industrial LLC.

RICHARDSON, TEXAS — Lee & Associates has negotiated a 16,875-square-foot industrial lease in the northeastern Dallas suburb of Richardson. According to LoopNet Inc., the building at 301-323 Hilltop Ave. was constructed in 1965. Brett Lewis and George Tanghongs of Lee & Associates represented the landlord, Link Industrial Properties, in the lease negotiations. Trevor Atkins of CBRE  represented the tenant, Starwood Distributors.

PHILADELPHIA — Crow Holdings Development will build a 103,500-square-foot speculative industrial project at 2748 Grant Ave. in northeast Philadelphia. The single-story warehouse and distribution building will feature 32-foot ceiling heights, 32 dock positions, two drive-in doors and parking for 65 vehicles. M+H Architects is designing the project, and BH Cos. is providing engineering services. Oline Construction is the general contractor. JLL brokered the land deal, the seller in which was James D. Morrissey Inc. Construction, and has also been retained as the leasing agent. Completion is slated for mid-2026.

WAUKESHA, WIS. — Associated Bank has provided a $6.5 million loan for the acquisition of Ridgeview Industrial Center IV in Waukesha. The 89,405-square-foot building, constructed in 2003 and remodeled in 2023, is fully leased to two tenants. The property is located just off the intersection of I-94 and Redford Boulevard, with logistics access to I-41 and I-43. The borrower, Capital Partners, currently manages 16.2 million square feet of industrial properties. Randy Stille of Associated Bank handled the loan arrangements and closing.
