BELTON, MO. — Hillman Solutions Corp., a provider of hardware products and merchandising solutions, has opened a new 305,000-square-foot distribution center in Belton, a southern suburb of Kansas City. The Cincinnati-based company is relocating from a facility in Rialto, Calif. Doug Cahill, chairman, president and CEO of Hillman, says having a distribution center located in the Kansas City area will be optimal for logistics because 85 percent of the U.S. population can be reached in one to two business days by truck.

MCKINNEY, TEXAS — ILS Gummies, a provider of nutritional supplements that support a range of health issues, has opened its 70,000-square-foot manufacturing and headquarters facility in the northern Dallas suburb of McKinney. According to commercialcafé.com, the industrial property at 350 Cypress Hill Drive was built on 19.9 acres in 2021, totals 301,714 square feet and includes 194 car parking spaces. The company expects to hire about 70 people to staff the facility.
CARLSBAD, CHINO AND NIPOMO, CALIF. — A Covina-based private family office investor has acquired three industrial assets in Southern California for $39.6 million. The acquisition includes a Class B facility at 2070 Las Palmas Drive in Carlsbad; a 52,000-square-foot, multi-tenant property at 14055 Laurelwood Place in Chino; and Nipomo Self Storage, a self-storage facility at 542 Lindon Lane in Nipomo. Peter Hauser, Shane Shafer, Matt Hauser and Jordan Hauser of Northmarq represented the buyer. The seller was not disclosed.
HOUSTON — Deshazo Crane Co., a designer and manufacturer of the construction machines, has signed a 20,124-square-foot industrial lease renewal at 14223 Interdrive E in North Houston. According to LoopNet Inc., the property was built in 1991 and offers 22-foot clear heights, 25 parking spaces and 2,000 square feet of office space. Doc Perrier and Travis McEldowney of Finial Group represented the undisclosed landlord in the lease negotiations. The representative of the tenant was not disclosed.
FORT WORTH, TEXAS — Lee & Associates has negotiated a 16,309-square-foot industrial lease at Building 1 at Champions Circle Business Park in North Fort Worth. According to commercialcafé.com, the building was constructed on 21 acres in 2022 and totals 82,240 square feet. Nathan Denton and Reid Bassinger of Lee & Associates represented the landlord, Hopewell Development, in the lease negotiations. Russell Webb of Silver Oak Commercial Realty represented the tenant, Tulco Oils, a provider of industrial lubricants.
DALLAS — Custom apparel provider Essence Empire has signed an 11,841-square-foot industrial lease in South Dallas. According to LoopNet Inc., the property at 5535 Red Bird Center Drive was built on 2.3 acres in 1985, totals 43,950 square feet and features 21-foot clear heights. Paul Hernandez and Hudson Sheets of Holt Lunsford Commercial represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
BRISTOL, WIS. — Colliers has arranged the sale of a 396,508-square-foot distribution center in Bristol, a city in Southeast Wisconsin. Zebra Technologies, a digital solutions, hardware and software company, fully leases the Class A facility. Built in 2021, the property features a clear height of 36 feet and 74 trailer parking spots. Jeff Devine and Steve Disse of Colliers represented the seller, Janko Group. The buyer and sales price were undisclosed.
Frampton Construction Breaks Ground on 223,375 SF Industrial Facility in Ayden, North Carolina

AYDEN, N.C. — Frampton Construction Co. has broken ground on a build-to-suit industrial project for Pepsi-Cola franchiser Minges Bottling Group in Ayden. Upon completion, the facility will total 223,375 square feet and include warehouse space, a vending repair area, three-bay fleet maintenance shop and more than 20,000 square feet of office space. The rear-load building will feature 32-foot clear heights, 24 dock doors and 10 drive-in doors. Charlotte-based The Keith Corp. is developing the project, with Thomas & Hutton acting as the civil engineer and McMillan Pazdan Smith serving as architect. Completion of the facility is scheduled for January of next year.
SAN DIEGO — CBRE has arranged the lease of a 41,500-square-foot industrial space at 7615 Siempre Viva Road in San Diego’s submarket of Otay Mesa. HK Trans LLC leased the property at a market record rental rate of $1.28 per square foot, according to CBRE. The term is 62 months. The full-service supply chain logistics business will occupy about half the building. CBRE’s Ramin Salehi, John Smith and Joe Smith represented HK Trans LLC in the transaction. Mark Lewkowitz and Chris Holder of Colliers represented the landlord, DG Siempre Viva Property Owner LP.
