ROLLA, MO. — Marcus & Millichap has arranged the sale of a 221-unit self-storage facility in Rolla, a Missouri city located about midway between Springfield and St. Louis. The sales price was undisclosed. The property includes non-climate-controlled units along with one 400-square-foot office space and eight parking stalls. The facility is 93 percent leased. Marla Čolić and Anne Williams of Marcus & Millichap represented the seller, a limited liability company. A private equity group with storage holdings across the U.S. was the buyer.

BOGOTA AND RIDGEFIELD PARK, N.J. — A joint venture between locally based developer The Hampshire Cos. and Atlanta-based Invesco Real Estate will develop a 187,530-square-foot industrial facility in the Northern New Jersey communities of Bogota and Ridgefield Park. The site at 30 Cross St. spans 11.7 acres, and the building will feature a clear height of 36 feet, 21 dock-high doors and 268 automobile parking spaces. Michael Klein, John Rose, Jon Mikula and Ryan Carroll of JLL arranged $34.5 million in floating-rate construction financing through Texas Capital Bank on behalf of the joint venture. A tentative completion date was not disclosed.
PHILADELPHIA — Marcus & Millichap Capital Corp. (MMCC) has arranged an $8.1 million loan for the refinancing of Compass Self Storage, a 1,167-unit facility located on the north side of Philadelphia. Douglas Brooks of MMCC originated the financing, which was structured with a five-year term, fixed interest rate and a 25-year amortization schedule. The borrower and direct lender were not disclosed.
RUTHER GLEN, VA. — Lingerfelt Development LLC has purchased 24 acres within Carmel Church Business Center in Ruther Glen, approximately 30 miles north of Richmond. The company plans to construct a 325,500-square-foot speculative, high-bay distribution warehouse facility at the property. Mark Douglas of Cushman & Wakefield | Thalhimer represented Lingerfelt in the $2.6 million transaction. Virgil Nelson, also with Thalhimer, represented the seller, an entity doing business as CCBC Properties LLC.
FORT WORTH, TEXAS — Atlanta-based investment firm MDH Partners has acquired Fort Worth Logistics Hub Building 1, a 670,914-square-foot industrial property, for $67.5 million. Built on 39 acres in 2022, the building was fully leased to Samsung SDS America at the time of sale and features 36-foot clear heights and 245 parking spaces. Eastdil Secured represented the undisclosed seller in the transaction. Joe DeHaven negotiated the deal for MDH Partners on an internal basis.
DALLAS — Locally based investment firm Apricus Realty Capital has acquired a nine-acre industrial outdoor storage facility located at 11801 C.F. Hawn Freeway in southeast Dallas. The fenced facility, which was fully leased at the time of sale, houses more than 200 truck/trailer parking spaces as well as a 12,950-square-foot building for repairs and maintenance. The seller and sales price were not disclosed.
HOUSTON — Ocean Edge Services, a provider of subsea hydraulic controls for the energy sector, has signed a 19,755-square-foot, full-building industrial lease in northwest Houston. According to LoopNet Inc., the single-tenant property at 8430 N. Sam Houston Parkway W was built in 2003. Travis Land of Partners Real Estate represented the undisclosed landlord in the lease negotiations. Will Austin of Bridge Commercial Real Estate represented the tenant.
TETERBORO, N.J. — JLL has arranged a $39 million acquisition loan for a 221,448-square-foot warehouse and distribution center in the Northern New Jersey community of Teterboro. Building features include a clear height of 22 feet, 15 dock-high doors, 11 drive-in doors, 95 parking spaces and 15 trailer parking spaces. Michael Klein, John Rose, Jon Mikula and Ryan Carroll of JLL arranged the fixed-rate loan through insurance giant Nationwide on behalf of the borrower, a joint venture between local developer The Hampshire Cos. and Atlanta-based Invesco Real Estate. The property was fully leased to Fashion Logistics at the time of sale.
LAS VEGAS — CapRock Partners has completed construction of two industrial warehouse distribution facilities in Las Vegas totaling nearly 700,000 square feet. The first asset, Tropical Logistics Phase II, contains three single-tenant buildings totaling 442,780 square feet in the North Las Vegas submarket. The space is fully pre-leased to high-quality tenants. The second asset is Spanish Ridge Industrial Park, which contains three buildings totaling 230,899 square feet in the Southwest submarket. It is partially pre-leased to investment-grade credit tenants. COLUMBUS, OHIO — Iconic Equities has acquired a 322,840-square-foot warehouse in Southeast Columbus for an undisclosed price. The Class B property is situated on 23 acres at 3275 Alum Creek Drive near I-70 and two intermodal facilities, the CSX Intermodal and Norfolk Southern Rickenbacker Intermodal. The transaction marks Miami-based Iconic’s second acquisition in Columbus in the past year.
