BOLINGBROOK, ILL. — In a sale-leaseback transaction, Clear Height Properties has acquired a 77,299-square-foot industrial building in the Chicago suburb of Bolingbrook for an undisclosed price. DYWIDAG Systems International USA Inc., a construction and infrastructure technology firm, was the seller. The building at 320 Marmon Drive serves as the company’s North American headquarters. DYWIDAG has occupied the facility since the 1980s.

PHOENIX AND CHANDLER, ARIZ. — San Francisco-based Berkeley Partners has acquired a three-building industrial portfolio located in Phoenix and Chandler for $25.5 million. The seller was a joint venture between Bird Dog Industrial, HPI and Long Wharf Capital. Will Strong, Greer Oliver and Connor Nebeker-Hay of Cushman & Wakefield’s National Industrial Advisory Group represented the seller in the transaction. Ken McQueen, Chris McClurg and Blake Peters of Lee & Associates provided market advisory. Totaling 156,112 square feet, the portfolio was 100 percent leased to four tenants at the time of sale. The portfolio includes 235 E. Pima St. in Phoenix and 5740 W. Oakland St. and 481 N. Dean Ave. in Chandler.
Marcus & Millichap Brokers Sale of 618-Unit Dove Valley Outdoor Storage in Englewood, Colorado

ENGLEWOOD, COLO. — The LeClaire-Schlosser Group of Marcus & Millichap has arranged the sale of Dove Valley Outdoor Storage, a 618-unit self-storage, boat and RV storage facility in Englewood. A local partnership group acquired the asset for an undisclosed price. Charles LeClaire and Adam Schlosser of Marcus & Millichap’s Denver office represented the seller, a national private equity group, in the deal. Originally built in 2014 on 11 acres, Dove Valley Outdoor Storage features 157 self-storage units, 391 outdoor storage spaces and 70 covered RV storage spots.
North Palisade Partners Breaks Ground on 58,999 SF Industrial Property in Vernon, California

VERNON, CALIF. — North Palisade Partners has broken ground on Palisade Santa Fe Center, a Class A industrial property at 5655 Santa Fe Ave. in Vernon. The 58,999-square-foot facility will feature 32-foot clear heights, a 150-foot secured truck court, 9,500 square feet of two-story office and mezzanine space, more than 55 parking spaces, ESFR sprinklers, six dock-high loading positions, three trailer parking stalls and 1,200 amps of power. The project team includes Herdman Architects and Premier Design + Build Group. Completion is slated for summer 2023. Jack Mergenthaler, Jeff Stephens and Evan Crawford of CREB will handle leasing of the project.
NASHVILLE, TENN. — Westmount Realty Capital has sold 840 Logistics Center, a 709,652-square-foot industrial facility situated on 44 acres in Nashville. The buyer and sales price were not disclosed. Westmount Realty has owned the bulk distribution facility since 2020 and has invested millions of dollars in capital improvements during its ownership, including new LED warehouse lighting, exterior painting, epoxy floor sealant and new dock and light packages on every loading dock within the facility. Built in 2008 near I-840 in Wilson County, 840 Logistics Center features 32- to 36-foot clear heights, 366 car parking spaces and 76 trailer stalls. The asset was fully leased at the time of sale to two third-party logistics tenants.
SAN MARCOS, TEXAS — Houston-based investment firm Belvoir Real Estate Group has acquired Interstate Business Park, a 124,032-square-foot industrial facility in San Marcos, located roughly midway between Austin and San Antonio. The front-load facility features 16-foot clear heights, 11 dock doors, 147-foot truck court depths and 65 parking spaces. Dom Espinosa, Josh Villarreal and John Taylor of JLL represented the seller, locally based investment firm Live Oak, in the transaction. At the time of sale, the property was fully leased to Builders Alliance LLC, Premier Triangle LLC and CoTechno Group Inc.
HOUSTON — Partners, the brokerage and investment firm formerly known as NAI Partners, has negotiated the sale of a 70,248-square-foot industrial property located at 5959 Harvey Wilson Drive in Houston. Clay Pritchett and Zane Carman of Partners represented the seller, an entity doing business as Rhone Harvey Wilson LP, in the transaction. Chris Caudill, also with Partners, represented the buyer, All Points Warehouse Inc, a provider of intermodal freight and storage services.
BRANCHBURG, N.J. — Progress Capital has arranged a $23 million construction loan for a 1,000-unit self-storage project in Branchburg, about 50 miles west of New York City. The site, which is also zoned to support the future development of 160 multifamily units, will house three two-story buildings with units of varying sizes. Kathy Anderson and Caillin Boles of Progress Capital arranged the three-year, interest-only loan, which also featured an option to convert to permanent financing, through Valley Bank. The borrower was Cyzner Properties. Construction is expected to last 18 to 24 months.
WOODBRIDGE, N.J. — Woodmont Industrial Partners has broken ground on a 54,113-square-foot project at 51 New Brunswick Ave. in the Northern New Jersey community of Woodbridge. The facility will feature a clear height of 32 feet, seven dock doors, build-to-suit office space and ample car and trailer parking. Completion is slated for the second quarter of 2023.
GENEVA, ILL. — Hillwood has broken ground on Fox Valley Commerce Center, a four-building industrial development totaling nearly 1.1 million square feet in Geneva, a western suburb of Chicago. The project will be built in phases. Phase I will include two speculative buildings spanning 266,760 square feet and 272,160 square feet. Phase II plans call for a build-to-suit of up to 500,000 square feet. Completion of Phase I is slated for late 2023. Harris Architects Inc. is the project architect and FCL Builders is the general contractor. Nick Eboli, Jeff Janda and Andrew Block of Lee & Associates will market the project for lease.
