WEATHERFORD, TEXAS — Houston-based biotechnology firm Inmatics U.S. has signed a 100,053-square-foot industrial lease at Weatherford Farms Business Park, a 34-acre development located on the western outskirts of Fort Worth. The three-building complex, which was completed last September, is now fully leased. Scott Visin of Cushman & Wakefield represented the tenant in the lease negotiations. Barkley Peschel, Walter Menuet and Jason Scholtz of Colliers represented the landlord, Crow Holdings Industrial, in conjunction with internal agents Cory Driskill and Emily Walker.

FreezPak-Logistics-Philadelphia

PHILADELPHIA — Locally based development and investment firm BG Capital will build an $85 million cold storage project on a seven-acre site in Philadelphia’s Port Richmond neighborhood. New Jersey-based cold storage operator FreezPak Logistics has committed to leasing the 170,117-square-foot facility on a triple-net basis, with the expectation of adding about 60 new permanent jobs to the local economy. Building features will include a clear height of 75 feet, an automated inventory storage and retrieval system, 20 loading docks, 30 trailer parking stalls and 60 parking spaces. Construction is scheduled to begin in the third quarter. New Jersey-based OceanFirst Bank has provided $42.5 million construction-to-permanent loan for the project, and Nuveen Green Capital has committed another $30 million in financing.

WINCHESTER, VA. — The Meridian Group and Wickshire Industrial have broken ground on Phase I of One Logistics Park, a 2.7 million-square-foot industrial campus located near I-81 in Winchster. The first phase comprises a 1 million-square-foot, cross-dock facility that will feature 40-foot clear heights, 50- by 54-foot column spacing, tilt-wall construction, 65-foot speed bays, 250 trailer drops and 230 parking spaces. At full buildout, the 277-acre One Logistics Park will feature distribution facilities as well as 100,000 square feet of quick-service restaurants, a gas station/convenience store and other retail options. The project team includes civil engineer Gordan, horizontal construction manager Perry Engineering and architect and general contractor Shockey. John Lesinski and Ben Luke are leading the Colliers team to market the project.

Alliance-Westport-25-Fort-Worth

FORT WORTH, TEXAS — Hillwood has broken ground on Westport 25 and Alliance Center North 4, two speculative industrial buildings totaling approximately 1.7 million square feet at AllianceTexas on the north side of Fort Worth. Alliance Westport 25 will be a cross-dock building with 40-foot clear heights, two 190-foot truck courts with land to expand to a third, 504 car parking spaces (expandable to 584) and 233 trailer parking spaces (expandable to 471). Alliance Center North 4 will also feature a cross-dock configuration and 40-foot clear heights, as well as 185-foot truck court depths, 180 car parks (expandable to 487) and 132 trailer parking spaces (expandable to 243). GSR Andrade Architects is designing the projects, and Peloton Land Solutions is serving as the civil engineer. Hillwood Construction Services will be the  general contractor. Citizens Bank provided construction financing for Westport 25, and Comerica Bank is the construction lender for Alliance Center North 4. Construction on both buildings will begin within the next 30 days, with completion slated for the second and third quarters of 2023, respectively.

CALEDONIA, WIS. — Zilber Property Group has acquired a 93-acre land site with plans to build a new industrial park in Caledonia, about 20 miles south of Milwaukee. Named Caledonia Corporate Park, the project will be comprised of up to five speculative industrial buildings totaling approximately 1.6 million square feet. The development will be situated along the I-94 Corridor. Site preparation and infrastructure work will begin shortly, with construction expected to commence in the spring. Chad Navis and Rachel Agba represented Zilber on an internal basis for both the land acquisition and development entitlement process. Michael Kleber of Zilber will oversee lease-up. Pinnacle Engineering Group is the project architect and Riley Construction is the general contractor.

AUSTIN AND SCHERTZ, TEXAS — Northmarq has arranged three loans totaling $15.3 million for the refinancing of three industrial flex properties totaling 100,388 square feet in Central Texas. The properties comprise a 38,800-square-foot facility in Austin that was built in 1999 and was fully leased at the time of sale, as well as two properties in the northeastern San Antonio suburb of Schertz spanning a combined 61,588 square feet. The Schertz properties were constructed in 2018 and 2020 and were close to and fully leased at the time of the loan closing. Bryan Leonard of Northmarq arranged the debt through an undisclosed credit union. The borrowers were also not disclosed.

STOCKTON, CALIF. — A joint venture between Intercontinental Real Estate Corp. and Kennedy Wilson has purchased Stockton Industrial Park, a manufacturing and distribution facility in Stockton. A New York-based owner and operator of logistics real estate sold the asset for $84 million. Located at 1604 Tillie Lewis Drive, the three-building park features 877,638 square feet of highly functional and easily divisible space. The facilities feature 24- to 28-foot clear heights, ample dock-high and grade-level loading, and a wide range of unit sizes for warehouse and/or manufacturing purpose. The largest of the buildings, totaling 570,000 square feet, offers direct rail service. At the time of sale, the property was 100 percent leased. Barbara Perrier, Darla Longo and Rebecca Perlmutter of CBRE, along with Blake Rasmussen and Tyler Vallenari of Cushman & Wakefield, marketed the property for sale on behalf of the seller. CBRE represented the seller in the transaction.

Hatcher-Industrial-Park-Glendale-AZ

GLENDALE, ARIZ. — Ryan Cos. and Westcore have broken ground on Hatcher Industrial Park, a two-building industrial campus located along Loop 303 corridor in Glendale. The 906,000-square-foot project will provide Class A industrial space for manufacturing, logistics and supply chain users in the West Valley. Completion of the development is slated for June 2023. Ryan Cos. is serving as builder and Ryan A+E Inc. is serving as architect. Anthony Lydon, Marc Hertberg, Riley Gilbert and Kelly Royle of JLL are marketing the project for lease.

PATERSON, N.J. — New York-based investment firm Timberline Real Estate Ventures has purchased a 66,000-square-foot light industrial building in the Northern New Jersey community of Paterson. At the time of sale, the property, which includes nearly a full acre of outdoor storage space, was fully leased to building materials provider Kamco Supply. Michael Klein, Alex Staikos and Michael Lachs of JLL arranged an undisclosed amount of nonrecourse, fixed-rate acquisition financing for the deal through Blue Foundry Bank. The seller was not disclosed.
