SPARKS, NEV. — DCG has arranged the sale of an industrial portfolio located at 1610 and 1630 Kleppe Lane in Sparks. An undisclosed buyer acquired the portfolio for $5.4 million. Situated in the Sparks industrial submarket, the two-building asset also included an adjacent three-acre yard for a total of six acres of occupied space. At the time of sale, the property was fully occupied by Herc Rentals, Vertical Iron Works and Drake Anthony Co. Joel Fountain, Baker Krukow, Nick Knecht and Tom Fennell of DCG represented the seller, Community Foundation, in the deal.

VALENCIA, CALIF. — Delta Capital LLC has purchased a warehouse building located at 24820 Avenue Tibbitts in Valencia. An undisclosed seller sold the asset for $3.1 million. Situated on a 31,146-square-foot parcel, the 13,045-square-foot building was built in 1987. The property features two drive-in/grade-level doors, ample power and 17-foor clear heights. At the time of sale, the property was fully leased. The buyer plans to hold the asset as an investment property. OCALA, FLA. — Stan Johnson Co. has brokered the $20.7 million sale of a single-tenant industrial property in Ocala. A Florida-based developer sold the 193,750-square-foot build-to-suit property to LBA Logistics, an Irvine, Calif.-based developer and institutional fund manager. Craig Tomlinson of Stan Johnson Co. represented the undisclosed seller. Signature Brands, a specialty and seasonal decorations maker, has a long-term lease at the property. The company’s brands include Betty Crocker, PAAS and Cake Mate. Built in August 2021, the high-bay distribution warehouse will service Signature Brands’ adjacent production facility. Located at 1921 Southwest 44th Ave., the property is about 1.5 miles from the College of Central Florida Ocala Campus and 36.9 miles from Gainesville.
DESOTO, TEXAS — Diab Americas LP, a Swedish manufacturer of core products for the marine and aerospace industries, has signed a 265,248-square-foot headquarters lease at I-20 Corporate Center in the southern Dallas suburb of DeSoto. The headquarters location consists of 242,248 square feet of warehouse space and 23,000 square feet of office space. Kevin Santaularia, Michael Spain and Michael Grant of Bradford Commercial Real Estate Partners represented the locally based landlord, 220 E. Danieldale Partners, in the lease negotiations. The tenant plans to take occupancy of the space in November.
SAN ANTONIO — Fort Worth-based investment firm Fort Capital has purchased a 49,441-square-foot industrial complex at 14309 Toepperwein Road in San Antonio. The Class B facility features 37 suites ranging in size from 799 to 3,120 square feet and is located about 1.2 miles from Interstate 35 on the city’s northeast side. The seller and sales price were not disclosed.
CHERRY HILL, N.J. — Locally based investment firm Velocity Ventures Partners has purchased Rockhill Industrial Center, a 97,000-square-foot industrial flex property in the Philadelphia suburb of Cherry Hill. The eight-building facility, whose suites range in size from 2,000 to 20,000 square feet, was fully leased at the time of sale. Chris Henderson of JLL represented Velocity Ventures in the transaction. The seller and sales price were not disclosed.
MALDEN, MASS. — Marcus & Millichap has arranged the sale of a 31,135-square-foot industrial building in the northern Boston suburb of Malden. The property was originally built in the 1940s as a metal finishing facility. Harrison Klein and Luigi Lessa of Marcus & Millichap represented the Florida-based seller and procured the buyer, Combined Properties Inc., in the transaction.
PISCATAWAY, N.J. — NAI DiLeo-Bram has brokered the sale of Clover Leaf Industrial Park, a four-building, 30,000-square-foot development that is located on a 26-acre site in the Northern New Jersey community of Piscataway. Chris Galiano of NAI DiLeo-Bram represented the seller, a private family that owned the asset for 30 years, in the $10.5 million deal. The buyer, Contracting Leasing Corp., a provider of trailer leasing services, will also operate its business out of the facility.
ROGERS, MINN. — PCCP and its joint venture partner Capital Partners have acquired Diamond Lake Road Distribution Center in Rogers, about 25 miles northwest of Minneapolis. The purchase price was not disclosed. The 386,724-square-foot distribution center is located at 19850 S. Diamond Lake Road. The facility was developed in 2001 as a build-to-suit for Archway Marketing Services. This month, the building became vacant for the first time in 20 years. Judd Welliver, Sonja Dusil, Ryan Watts, Bentley Smith and Tom Holtz of CBRE represented the seller, STAG Industrial.
ANKENY, IOWA — The Opus Group has broken ground on the second phase of Swanwood Logistics Center in Ankeny. Phase II will include a 296,300-square-foot speculative industrial building on 25 acres. Once complete, the building will feature 184 vehicle parking stalls, 24 dock doors, two drive-in doors and a clear height of 32 feet. Completion is slated for fall 2022. Opus is the developer, design-builder, architect and structural engineer. Marcus Pitts and Austin Hedstrom of JLL are marketing the property for lease. This is the fifth building in the Ankeny submarket for Opus.
