WEST JEFFERSON, OHIO — Stonemont Financial Group and The Pizzuti Cos. are co-developing a 1.1 million-square-foot speculative industrial project in West Jefferson, about 18 miles west of Columbus. Stonemont will acquire the facility upon completion, which is scheduled for the end of this summer. Named West Jeff One, the Class A project sits directly off I-70. The development features 209 car parking spaces, 110 trailer parking spaces and a clear height of up to 40 feet. The project marks Atlanta-based Stonemont’s first in the Columbus area.

BAYONNE, N.J. — Locally based developer Lincoln Equities Group has broken ground on Lincoln Logistics Bayonne, a 332,640-square-foot speculative industrial project in Northern New Jersey. The facility will be situated on a 24-acre tract within a 153-acre waterfront site at which an 886,256-square-foot UPS shipping hub is currently under construction. Lincoln Logistics Bayonne will feature five acres of parking space that can support 195 trailers and 225 cars, or 45 trailers and 800 cars. Cushman & Wakefield is marketing the project for lease. Construction is expected to be complete by the end of the year.
MALDEN, MASS. — Manhattan-based DH Property Holdings will develop a 94,095-square-foot industrial facility in Malden, a northern suburb of Boston. DH Property will develop the facility, which will feature a clear height of 32 feet and parking for 197 vehicles, in a joint venture with Pugh Management. Brian Pinch, Tony Coskren, Ed Jarosz, Rick Schuhwerk, Matt Pullen, Samantha Hallowell and Jim Tribble of Newmark brokered the sale of the five-acre site on which the project will be built. Construction is scheduled to begin before the end of the month.
HALETHORPE, MD. — MacKenzie Commercial Real Estate Services has brokered the $10.3 million sale of a 103,640-square-foot warehouse in Baltimore County. The transaction includes a vacant, single-story property located at 1407 Parker Road in Halethorpe and an adjacent development site located at 1441 Knecht Ave. Built in 1960, the property features office space, 16- to 21-foot clear heights, five loading bays, interior dock positions and surface parking spaces. Ohio-based Pioneer Cladding & Glazing Systems Inc. purchased the property and land from Pitts Realty LP, which formerly operated David Edwards Furniture from the site. Daniel Hudak and Andrew Meeder of MacKenzie represented the seller in the transaction.
GEORGETOWN, TEXAS — Stonelake Capital Partners, a private equity firm with offices located in Texas and Atlanta, has broken ground on Georgetown Logistics Park, a 619,740-square-foot speculative industrial project that will be located on the northern outskirts of Austin. The development will consist of three buildings on a 48-acre site that is situated along the Interstate 35 corridor. The 426,240-square-foot cross-dock building will feature 40-foot clear heights and 82 trailer parking stalls. The 123,200-square-foot rear-load building will house 36-foot clear heights, and the 70,300 square-foot rear-load building will have 32-foot clear heights. Powers Brown Architecture is designing the project, and Zapalac Reed is serving as the general contractor. Pape Dawson is the civil engineer, and JLL is the leasing agent. Completion is slated for March 2023.
HOUSTON — Axiom Space, a developer of infrastructure for space exploration, will open a new, 106,000-square-foot headquarters facility at the Houston Spaceport, a center for aerospace research and development that is located on the city’s southwest side. Developer Griffin Partners recently broke ground on the campus, which will house offices, astronaut training areas, engineering development/testing labs and a high bay production facility to house Axiom’s space station modules. Project partners include Jacobs Engineering and general contractor Turner Construction Co. Axiom Space currently employs more than 400 people, the majority of which work at its current Houston facilities. The company has plans to grow the number to 600 by the end of the year and 1,000 by 2025.
PHOENIX — Sealy & Co. has purchased Sky Harbor Center, a Class A industrial building located at 801 S. 16th St. in Phoenix. An affiliate of Cohen Asset Management sold the asset for an undisclosed price. The 85,259-square-foot property is situated on 7.5 acres within the Sky Harbor Airport submarket and was fully leased to two tenants at the time of sale. Will Strong, Greer Oliver, Kirk Kuller and Connor Nebeker-Hay of Cushman & Wakefield represented the seller in the transaction. Cooper Fratt, John Werstler and Tanner Ferrandi of Cushman & Wakefield provide leasing advisory services for the property.
BOISE, IDAHO — Cushman & Wakefield has arranged the sale of a newly renovated industrial facility situated on more than 3 acres in Boise. An undisclosed buyer acquired the asset from an entity doing business as Emerald Town LLC for $17.7 million. Located at 11193 Emerald St., the 77,962-square-foot property was fully leased to four tenants at the time of sale. The property features five roll doors, an insulated roof, upgraded office and restroom space, upgraded freezer/cooler space, resurfaced and restriped parking lot and revamped dock door systems. Jennifer McEntee, Bree Wells and D.J. Thompson of Cushman & Wakefield represented the seller in the deal.
SOUTH AMBOY, N.J. — A partnership between Woodmont Industrial Partners and Joseph Jingoli & Son Inc. has broken ground on a 152,100-square-foot warehouse in South Amboy, located in the eastern part of the Garden State. The site spans 22 acres. Building features will include a clear height of 36 feet, 22 dock doors, ample trailer and car parking and the capacity to add 22 knock-out doors if desired by a tenant. Completion is slated for summer 2023.
INVER GROVE HEIGHTS, MINN. — A joint venture between PCCP and United Properties has broken ground on InverPoint 2, a 96,000-square-foot speculative industrial building in the Twin Cities suburb of Inver Grove Heights. The property will be situated at 8450 Courthouse Blvd. within the InverPoint Business Park. Completion is slated for late 2022. InverPoint 2 will feature a clear height of 28 feet, 12 dock doors, four drive-in doors, 108 surface parking stalls and five entrances. The facility will be able to accommodate tenants ranging in size from 16,000 to 96,000 square feet. InverPoint Business Park will include five buildings spanning 475,000 square feet upon full buildout.
