GLENDALE, ARIZ. — LPC Desert West, the Southwest arm of Dallas-based Lincoln Property Co., has broken ground on Phase II of Park303 in Glendale. Totaling nearly 2.5 million square feet, the second phase will feature three industrial buildings fronting Loop 303. Park303 Phase II includes Building A, totaling 629,835 square feet on 38 acres; Building B, totaling 483,300 square feet on 30 acres; and Building C, totaling 1.2 million square feet on 72 acres. Similar to Park303 Phase I, Buildings A and B are designed to quickly convert from two stand-alone buildings into one 1.2 million-square-foot facility, with 104,052 square feet of infill space, to meet the needs of a major single user. Phase II buildings will feature 40-foot clear heights, touchless technology throughout, 25-foot glass entries, 3,000 amps of power and seven-foot slabs over four inches of crushed rock a steel. Additionally, a shear bracing will allow for highly modern, automated racking and picking equipment. The buildings will include five-foot by 10-foot clerestory windows on all elevations. FORT LUPTON, COLO. — Ware Malcomb and Murray and Stafford, as general contractors, have completed the development of Basalite Plant, a manufacturing facility located at 1801 S. Rolle Ave. in Fort Lupton. Built to manufacture concrete masonry units and pavers, the 197,000-square-foot facility features 60-foot ceilings in certain areas to house equipment up to 50 feet tall. The project contains approximately 9,000 square feet of office space, including a lobby, conference rooms, breakrooms and an IT room. Related site works include a waste area, a crush storage area and outdoor product storage. Ware Malcomb’s Denver and Pleasanton, Calif., offices provided the civil engineering, architecture and interior design services for the project.

RICHWOOD, KY. — Atlanta-based Core5 Industrial Partners has broken ground on C5 75 Logistics Center South, an 886,480-square-foot project which will be located off Ky. 338 and Interstate 75 in Richwood. Core5 expects to deliver in the first half of 2023. Located near Cincinnati, C5 75 Logistics Center South will feature a 9,200-square-foot office pod, 40-foot clear heights and a cross-dock configuration. The development will also include 485 parking spaces and 235 trailer parking spaces, with the potential for an additional 618 parking spaces and 110 trailer parking spaces. The property will also be equipped with 83 dock doors and the ability to double that, as well as two drive-in doors, 8-inch conventional concrete floor slab and an ESFR fire suppression system. Mark Volkman and Brian Leonard of JLL will lead marketing efforts along with Lydia Chase of Core5’s Midwest Region. Christian Greenwell and Ben Chrin will lead the construction execution for Core5 internally.

RINCON, GA. — Serena & Lily, a Sausalito, Calif.-based home goods and furnishings retailer, has signed a 1.1 million-square-foot industrial lease at Georgia International Trade Center in Rincon, about 14.5 miles from Savannah. Stephen Ezelle of Cushman & Wakefield represented the landlord, Atlanta-based Stonemont Financial Group in the leasing transaction. Brett Chambliss and Craig Hagglund from Lee & Associates represented Serena & Lily in the lease transaction. The retailer will occupy the entirety of Building 2C when construction is completed at the end of this month. The company will use the building as its distribution hub to improve its logistical capabilities. Other tenants at Georgia International Trade Center include Pacific Cycle, Shaw Industries, Lowe’s, Sunland Logistics Solutions and Dukal Corp. Two additional buildings at the Georgia International Trade Center, 3A and 3B, are fully preleased and are currently under construction. These two buildings feature 2.7 million square feet in total. The final building, 4A, features 773,200 square feet and is scheduled to deliver in early 2023. CLIFTON, N.J. — NAI James E. Hanson has negotiated the sale of a 132,135-square-foot industrial flex property in the Northern New Jersey community of Clifton. The property consists of two buildings totaling approximately 57,000 and 68,000 square feet on a 6.2-acre site. Andrew Somple of NAI Hanson represented the seller, an entity doing business as 1913 Realty Associates LLC. The buyer and sales price were not disclosed.

NORWICH, CONN. — Locally based firm Lyman Real Estate Brokerage & Development has arranged the $6.8 million sale of a 96,000-square-foot industrial facility within Norwich Business Park in the southern coastal part of the state. Ron Lyman of Lyman Real Estate Brokerage & Development represented the seller, Nutron Manufacturing, which vacated the property in 2019, in the transaction. The buyer, an entity doing business as 5 Wisconsin Owner LP, has subsequently leased the building to S&S, a purveyor of arts, crafts, athletic equipment and other recreational/educational products.

TAUNTON, MASS. — Locally based project management firm Polar Design Build Inc. will undertake an 83,109-square-foot industrial expansion project in Taunton, located south of Boston, for Callico Distributors, a provider of paper, plastic and other janitorial supplies. The project involves expanding the tenant’s existing space at 90 Prince Henry Drive, which features a clear height of 32 feet, to total roughly 200,000 square feet. The project will also include the construction of a new detention basin. Completion is slated for December.

LAS VEGAS — Beedie has released its plans to develop Pioneer Business Center, a two-building industrial condominium development in Las Vegas. Located at 6370 and 6340 S. Pioneer Way, Pioneer Business Center will feature two concrete tilt-up structures offering a total of 261,751 square feet of industrial space. Building 1 will offer units ranging from 7,791 square feet to 13,060 square feet, 28-foot clear heights and a pre-built structural steel mezzanine for additional office space or warehouse storage in select units. Building 2 will offer 13,186-square-foot to 20,571-square-foot units and 32-foot clear heights. Both buildings will feature best-in-class specifications, including dock and grade loading, LED warehouse lighting, three-phase power and ESFR sprinkler systems. Additionally, the development will provide users with room for ample truck maneuvering and designated onsite parking. The company has selected Kevin Higgins, Garrett Toft, Sean Zaher, Jake Higgins and Kelsey Higgins of CBRE to market and sell the development.

EL SEGUNDO, CALIF. — Barings has partnered with Ocean West Capital Partners to acquire Smoky Hollow Flex Industrial Campus in El Segundo’s Smoky Hollow submarket. Terms of the off-market transaction were not released. Situated on 5.1 acres, the three-property campus offers 136,610 square feet of flex industrial space. The owners intend to implement a repositioning, including the construction of a new flex industrial building and 266-stall parking structure. Renovations to the three existing buildings will include upgrades to the exterior and building systems while constructing outdoor recreation spaces.

AKRON, OHIO — Driverge Vehicle Innovations has inked a 150,000-square-foot industrial lease at Chapel Hill Business Park, a redevelopment of the former Chapel Hill Mall in Akron. Owner Industrial Commercial Properties has redeveloped and leased 58 percent of the former regional mall. Driverge, a wholly owned subsidiary of MobilityWorks, is an upfitter for Ford, Mercedes-Benz and Dodge vehicles. Greg Hopkins represented the company on an internal basis with assistance from JLL’s Kristy Hull.
