ROMEOVILLE, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial V LP, has acquired a 16,744-square-foot industrial building in Romeoville, located about 37 miles southwest of Chicago, for an undisclosed price. Built in 1999, the property sits on one acre at 1343 Lakeside Drive. It is fully leased to Ultimate Rental Services and features a clear height of 22 feet, two exterior docks, two drive-in doors and parking for 20 cars. Mike Antonelli of Brown Commercial Group represented the undisclosed seller. Traci Payette and Rowan McDonnell of CBRE represented Ultimate Rental Services in its lease. VK Industrial V LP is a partnership between Venture One and Kovitz Investment Group.
NEW YORK CITY — JLL has arranged $105 million in predevelopment financing for Bronx Logistics Center, a 1.2 million-square-foot last-mile distribution center that will be situated on a 14.2-acre site at 980 E. 149th St. Building features will include 1,400 parking spaces, 28-foot clear heights and proximity to Interstate 278. Christopher Peck, Peter Rotchford and Kristin Knapp of JLL arranged the debt through JPMorgan on behalf of the borrower, Turnbridge Equities. In addition, Andrew Scandalios, Tyler Peck and Thomas Pryor of JLL secured Dune Real Estate Partners as a joint venture equity partner. The development team expects to break ground some time in early 2021.
STONE MOUNTAIN, GA. — Atlanta-based Seefried Industrial Properties has delivered a 640,000-square-foot industrial facility in Stone Mountain. Developed on a build-to-suit basis for Amazon, the four-story distribution center stands 70 feet tall and features Amazon Robotics technology. The property is situated at 2255 W. Park Place Blvd., 19 miles northeast of downtown Atlanta. The Seattle-based e-commerce giant expects to house 1,000 employees at the site. The Conlan Co. was the general contractor, Eberly & Associates was the civil engineer and Macgregor Associates was the architect. Seefried has now built more than 35 industrial facilities for Amazon, including Georgia facilities in Macon and near Augusta.

KNIGHTDALE, N.C. — CBRE|Raleigh has arranged a 103,920-square-foot industrial lease for Highland Cabinetry Inc. within Eastgate 540 industrial park in Knightdale. The cabinet supplier will occupy space within Building 2, situated at 365 Spectrum Drive, nine miles east of downtown Raleigh. Other tenants at the 968,000-square-foot park include All American Relocation, CHEP USA, Eby-Brown, Francini Inc. and Trade Venture Stones. Austin Nagy of CBRE|Raleigh represented the tenant in the transaction. Foundry Commercial represented the landlord, Trinity Capital Advisors.
AUSTIN, TEXAS — Bellomy & Co. has arranged the sale of three self-storage facilities totaling 1,807 units in Austin. Owner-operator Storage Star acquired the properties, which span 200,639 net rentable square feet and will be rebranded Storage Star-Mopac, Storage Star-Pond Springs and Storage Star-Ben White. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the undisclosed sellers in the transaction. The new ownership will invest in capital improvements to boost curb appeal and repair deferred maintenance items.
HOUSTON — Colliers International has negotiated the sale of a 132,000-square-foot distribution building located at 6410 W. Sam Houston Parkway N. in Houston. The property was developed on an 18.1-acre site as a build-to-suit project for FedEx Ground Packaging Systems. David Carter and Jeff Peltier of Colliers represented the undisclosed seller in the transaction. The buyer and additional terms of sale were not disclosed.
CORONA, CALIF. — Redlands, California-based Sierra Way Industrial Partners has purchased an industrial building located at 1160 California in Corona. A private seller sold the asset for $3.9 million. Built in 1990 on 1.1 acres, the 22,547-square-foot property features 2,400 square feet of office space, 24-foot clear heights, a large secured yard and two ground- and grade-level doors. Avison Young’s Cody Lerner and Stan Nowak represented the buyer and seller in the transaction. Additionally, Lerner and Alex Heim and Nesha Ritchie of Lee & Associates have been retained by the owner as leasing agents.
HOUSTON — Dallas-based developer Hunt Southwest has broken ground on Cedar Port Trade Center, a 1 million-square-foot speculative industrial project that will be located at the intersection of FM 1405 and Borusan Road in Houston. The property will be located within TGS Cedar Port Industrial Park near Port Houston on the city’s southeast side. Building features will include 40-foot clear heights, LED warehouse lighting, an ESFR sprinkler system and ample car and trailer parking space. The site includes an additional 25 acres for future expansion or parking needs. Powers Brown is the project architect, and E.E. Reed Construction is the general contractor. CBRE is the leasing agency. Completion is scheduled for March 2021. Other major industrial users within TGS Cedar Port Industrial Park include Walmart and IKEA.
DALLAS — Lone Star Holdings LLC has signed a 67,066-square-foot industrial lease expansion at 3276 Quebec St. in Dallas. According to LoopNet Inc., the property is situated on 4.4 acres in the West Brookhollow submarket and totals 128,240 square feet. Canon Shoults and Maddy Canty of Holt Lunsford Commercial represented the landlord, AEW Capital Management, in the lease negotiations. Jackson Hill with Fischer Co. represented the tenant.
