SAN MARCOS, CALIF. — North City Enterprise LLC has purchased a freestanding industrial building in San Marcos for $2.1 million. The buyer plans to relocate its business to the 5,474-square-foot facility, which is located at 110 Venture St. Chris Baumgart of JLL represented the buyer, while Chris Nelson of Mathews REIS represented the undisclosed seller in the deal.

DECATUR, ILL. — Cinnaire has invested $7 million in New Markets Tax Credits to support the rehabilitation and expansion of the former Prairie Farms dairy plant into the Tillamook Decatur Creamery. The facility, located at 757 N. Morgan St. in Decatur, is being transformed into a modern 79,000-square-foot creamery to support Tillamook County Creamery Association’s (TCCA) production efforts in the eastern U.S. Construction began in June, and is slated for completion this month. The project, which has revitalized the vacant building into a dedicated ice cream manufacturing plant, marks a significant expansion as TCCA’s first wholly owned and operated manufacturing facility outside of Oregon and its only facility dedicated solely to ice cream production. Tillamook is an Oregon-based dairy co-op and manufacturer known for its cheese, yogurt, butter and ice cream. The Tillamook Decatur Creamery will create approximately 49 new full-time jobs. Originally opened in 1918 by Swift and Co., the Decatur plant was later acquired by Prairie Farms in 1977 where it served as an ice cream production facility until its closure in early 2022. TCCA is spending roughly $74 million adding automation, robotic palletizing and improving employee welfare spaces.
LAKE ELMO, MINN. — Bibliotheca, a library technology service company, has signed a long-term lease for 32,000 square feet at I-94 Logistics Center, a new development at 11190 Hudson Blvd. in Lake Elmo near St. Paul. Bibliotheca is the first tenant to move into the 150,000-square-foot property. The lease enables the company to consolidate its shipping and operations into one location. Bibliotheca’s space comprises 10,000 square feet of office space and 22,000 square feet of industrial space. DENTON, TEXAS — Cushman & Wakefield has arranged the sale of Granite Point Business Center, a 145,000-square-foot industrial building located in the North Texas city of Denton. The building, which was completed in 2006 and features 24-foot clear heights, was fully leased to four tenants at the time of sale. Jim Carpenter, Jud Clements, Robby Rieke and Trevor Berry of Cushman & Wakefield represented the seller, Boston-based TA Realty, in the transaction. The buyer was High Street Logistics Properties.
HOUSTON — Renewable energy provider CleanSky Energy has signed a 20,196-square-foot office lease renewal in the Greenway/Upper Kirby area of Houston. The space spans an entire floor within the 12-story, 236,932-square-foot building at 3355 W. Alabama St. Chris Nash and Rob Johnson of Hughes Marino represented the tenant in the lease negotiations. Jon Dutton and Andrew Elliott represented the landlord, Granite Properties, on an internal basis.
NEWBURGH, N.Y. — Customers Bank has provided a two-year, $13 million bridge loan for the refinancing of a 348,352-square-foot industrial building in Newburgh, about 70 miles north of New York City. Built in 1985, the facility at 3 Enterprise Drive features 37 dock-high loading doors, six drive-in loading doors, a clear height of 24 feet, 81 parking spaces and 5,000 square feet of office space. Local investment firm GFP Real Estate owns the building, which was fully leased at the time of sale to FedEx and organic food distributor UNFI.
IRVINE, CALIF. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of 2400 Barranca, a 4.9-acre redevelopment site within Irvine Business Complex (IBC) in Irvine. Gemdale USA sold the asset to Irvine Community Land Trust, in partnership with USA Properties, for $26.5 million. The site offers a variety of development opportunities from for-sale townhomes to industrial redevelopment. According to IPA, the City of Irvine’s 2045 General Plan includes a new residential housing overlay that will target 15,000 new housing units in the IBC and eliminate the need for a site-specific environment impact report, zone change or amendment to the master plan and city council vote to stimulate new high-density housing developments in locations where multifamily housing is needed. DENVER — Newmark has directed the sale of an industrial property at 6580 Federal Blvd. in Denver. Joseph Bogetich and Larry Brand sold the asset to 6580 Federal LLC for $1.4 million. Located at 6580 Federal Blvd., the building offers 5,288 square feet of industrial space. John Gustafson of Newmark represented the seller, while Engel & Volkers Denver represented the buyer in the deal.
BELOIT, WIS. — Zilber Property Group has acquired a 363,000-square-foot industrial building in southern Wisconsin’s Beloit for an undisclosed price. Located at 1405 Gateway Blvd. in the Gateway Business Park, the property is home to Pratt Industries’ Beloit Corrugating operations. Pratt manufactures recycled containerboard, corrugated sheets and related packaging containers, and maintains facilities throughout the U.S. The Beloit facility, which was constructed in 2016, is situated at the intersection of I-90 and I-43 near the Wisconsin-Illinois state line. It supplies Pratt’s customers throughout the Great Lakes and Upper Midwest regions. Peter Loehrer, Mark Kolsrud, Tom Shepherd and Jennifer Huber-Bullock of Colliers represented the undisclosed seller. Zilber currently owns and manages 15 industrial properties totaling roughly 3.8 million square feet in Wisconsin’s Rock County.
WESLACO, TEXAS — MAG Capital Partners has acquired a 360,000-square-foot industrial facility in the Rio Grande Valley city of Weslaco. MAG Capital Partners acquired the properties at 2300 Sugar Sweet Ave. and 501 S. Pleasantview Drive, which total 23 acres, via a sale-leaseback with locally based freight operator Commodities Integrated Logistics. The sales price was not disclosed.
