MECHANICSBURG, PA. — Pet food provider Nestlé Purina will invest $167 million in the expansion of its manufacturing and distribution facility in Mechanicsburg, located southwest of Harrisburg. The project will add new processing and packaging lines to the operation. Purina, which currently employs about 320 people at this facility, expects to hire about 95 more workers following the completion of the expansion. A construction schedule was not released.

Self-Storage-Village-Center-at-Rochelle-Park

ROCHELLE PARK, N.J. — Locally based development and management firm Tulfra Real Estate has begun construction of an 816-unit self-storage facility within Village Center at Rochelle Park, located northwest of New York City. The facility spans 113,000 gross square feet and is being constructed on a 1.4-acre site that formerly housed an AT&T data center. Mancini Duffy is designing the project, and The Lane Group is the general contractor. Completion is slated for the first quarter of next year.

BRANCHBURG, N.J. — Lollicup USA, a manufacturer and distributor of hospitality and foodservice products, has purchased a 187,500-square-foot industrial facility in Branchburg, about 45 miles west of New York City. J.G. Petrucci Co. developed the facility, which is situated on 18.4 acres and features 31 loading docks, 36-foot clear heights and ample trailer and automobile parking spaces. Joel Lubin and Brian Golden of JLL represented J.G. Petrucci in the sale. Mindy Lissner and David Gheriani of CBRE represented Lollicup USA.

LOGAN TOWNSHIP, N.J. — Logistics firm Champions Services has signed a 151,600-square-foot, full-building industrial lease at 1 Warner Court in Logan Township, located south of Philadelphia. The property is located within Pureland Industrial Park, just off Interstate 295 and near the Ports of Camden (New Jersey) and Philadelphia. Marc Isdaner of Colliers International represented the landlord, Boston-based GFI Partners, in the lease negotiations. Scott Mertz of NAI Mertz represented the tenant.

SUMMERVILLE, S.C. — Frampton Construction Co. LLC has delivered a 211,000-square-foot industrial expansion for IFA Group, a German-based auto parts supplier, in Summerville. The property, situated within Charleston Trade Center, features 32-foot ceilings, a second cafeteria and 16,000 square feet of office space on the second floor. The building now totals 448,765 square feet. The Keith Corp. is the developer of Charleston Trade Center, which is situated adjacent to Interstate 26 and 27 miles northwest of the Port of Charleston. McMillan Pazdan Smith Architecture designed the project.

TEXARKANA, TEXAS — Defense contractor and aerospace firm Lockheed Martin has signed a 220,000-square-foot industrial lease at TexAmericas Center in Texarkana, located near the Texas-Arkansas border. Lockheed Martin will utilize a portion of the floor space at Building 333, which is currently leased to Red River Army Depot (RRAD), to support the Multiple Launch Rocket System (MLRS) Fleet Expansion Program. The contract with RRAD is valued at $77 million and runs from 2020 to 2024. The building will undergo improvements requested and paid for by Lockheed Martin as part of its public/private partnership with RRAD. TexAmericas Center is one of the largest owner-operators of industrial real estate in the country, with roughly 12,000 development-ready acres and about 3 million square feet of commercial and industrial product serving four states.

CYPRESS, TEXAS — NAI Partners has brokered the sale of a 6,000-square-foot industrial property located at 16643 Telge Road in the northwestern Houston suburb of Cypress. Travis Land and A.J. Williams of NAI Partners represented the seller, JDFM Telge LLC, in the transaction. Jared Clayton represented the buyer, GKCG Properties.

TOTOWA, N.J. — NAI James Hanson has brokered the sale of a 119,592-square-foot industrial building located at 922 Riverview Drive in Totowa, located northwest of New York City. The property features 20- to 26-foot clear heights, 120 automobile parking spaces and 17,000 square feet of office space. Scott Perkins and Christopher Todd of NAI James Hanson represented the seller, 922 Riverview Drive Associates, in the transaction. McBride Corporate Real Estate represented the buyer, Innovative Cosmetic Concepts.

CHICAGO — LBP Manufacturing, a global food packaging company, has renewed its 180,417-square-foot industrial lease at 1401 N. Cicero Ave. in Chicago. Kris Bjorson of JLL represented the tenant in the lease transaction. ML Realty Partners is the landlord. LBP chose to renew its lease due to the building location and interstate access, according to Patrick Shannon, senior vice president at ML Realty.

CHULA VISTA, CALIF. — A joint venture between LPC West and Crow Holdings Capital has purchased 491 C Street, an industrial distribution building in Chula Vista. Terms of the transaction were not released. Approximately 62,000 square feet of low-finish warehouse and distribution space is available for lease at the 112,000-square-foot property. The building features ample truck storage, 10 dock positions, a cross-dock appendage with 10 additional dock positions, 24-foot minimum warehouse clearance and two drive-in doors. The building is situated at the axis of State Route 54 and Interstate 5 and offers access to downtown San Diego, the Port of San Diego and the Otay Mesa Port of Entry at the United States and Mexico border. Ron Bement of Newmark Knight Frank and Syke Cook of Cushman & Wakefield handled the transaction, which marks the first time the property has changed hands since it was developed in 1992.
