HUNTINGTON STATION, N.Y. — Self-storage developer DXD Capital has delivered a 664-unit facility in the Long Island community of Huntington Station. The facility totals 62,125 net rentable square feet of space that will be entirely climate-controlled. Extra Space Storage is the operator of the facility, which will be the first new self-storage project to be built in Huntington Station in nearly three years, according to the development team. DXD Capital developed the property in partnership with Dallas-based investment firm Realty Capital Partners. Century Bank financed the project.

PISCATAWAY, N.J. — Locally based developer M&M Realty Partners has completed a two-building, 359,522-square-foot industrial project in the Northern New Jersey community of Piscataway. Building A totals 184,848 square feet and features a clear height of 40 feet, 3,000 square feet of office space, 28 loading docks, two drive-in doors and parking for 157 cars and 30 trailers. Building B totals 174,674 square feet and offers almost identical design features. Cushman & Wakefield is marketing the property for lease.

1300-N-Fiesta-Blvd-Gilbert-AZ

GILBERT, ARIZ. — A joint venture between Portland, Ore.-based SKB and Los Angeles-based Arc Capital Partners has acquired two manufacturing buildings in Gilbert from Walnut Creek, Calif.-based Nearon for $19 million. Located at 1250 and 1300 N. Fiesta Blvd., the freestanding buildings are fully leased to three tenants. Situated on 3.2 acres, 1250 North N. Blvd. offers 45,072 square feet of single-tenant space, which is fully leased to Kaiser Garage Doors & Gates. Fiesta Tech Center, located at 1300 N. Fiesta Blvd., consists of one freestanding building totaling 148,921 square feet on 12.4 acres. The multi-tenant property is primarily leased to MKB Construction and Symage. Both properties offer ample power, excess yard space and convenient access to Loop 101, US-60 and Loop 202. Phil Haenel, Will Strong, Foster Bundy and Katie Repine of Cushman & Wakefield’s Private Capital Group represented the buyer and seller in the deal.

BATAVIA, ILL. — Lee & Associates has negotiated the sale of a 118,041-square-foot industrial building in the Chicago suburb of Batavia for an undisclosed price. The property is located at 1020 Olympic Drive. Michael Androwich Jr. of Lee & Associates represented the buyer, Blue Peak Tents, which is currently located in Batavia and is expanding its operations. Blue Peak Tents will consolidate three locations into the new facility. Nick Eboli and Andrew Block of Lee & Associates represented the private seller, which closed its screen printing operation that was housed in the building.

ROLLA, MO. — Marcus & Millichap has brokered the sale of Gateway Storage of Rolla, a 242-unit self-storage property in Rolla, a city in central Missouri. The sales price was undisclosed. Located at 11295 Old Highway 66, the facility offers 132 non-climate-controlled units and 110 climate-controlled units totaling 33,978 square feet across three acres. Built in 2015, the property is situated off I-44. Marla Colic of Marcus & Millichap represented the seller, Gateway Storage Mall, and procured the buyer, an out-of-state investment group.

Ironhead-Commerce-Center-Northlake

NORTHLAKE, TEXAS — A partnership between Houston-based developer Alliance Industrial Co. and Charlotte-based Barings has broken ground on Ironhead Commerce Center, a 906,271-square-foot project in Northlake, a northern suburb of Fort Worth. The development will consist of four buildings on a 57.3-acre site at the intersection of Harmonson Road and McPherson Drive. Buildings will feature 32- to 36-foot clear heights and will be able to accommodate tenants with requirements from 40,000 to 320,000 square feet. Stream Realty Partners is the leasing agent for the project, which is slated for a late 2025 completion.

RICHARDSON, TEXAS — Pepperidge Farm has signed a 45,406-square-foot industrial lease in the northeastern Dallas suburb of Richardson. The Connecticut-based commercial baker is taking space at the building located at 1405 E. Lookout Drive. Josh Barnes, Blake Troiani and Weston Porter of Holt Lunsford Commercial represented the landlord, Crow Holdings, in the lease negotiations. Micheal Paine of Cushman & Wakefield represented Pepperidge Farm.

HOUSTON — Stream Realty Partners has negotiated a 40,033-square-foot industrial lease in the Brookhollow neighborhood of northwest Houston. The tenant, Lindsey’s Office Furniture, is taking space at 7049 Brookhollow West Drive, which according to LoopNet Inc. totals 108,000 square feet and features 26-foot clear heights. Boone Smith and Garret Geaccone of Stream represented the landlord, STAG Industrial Holdings, in the lease negotiations. Patrick Wolford of Lee & Associates represented the tenant.

RICHARDSON, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has arranged a 22,332-square-foot industrial lease renewal in the northeastern Dallas suburb of Richardson. The tenant is TJ Inspection Inc., which provides services for the energy industry. ALPHA, N.J. — A joint venture between national investment and development firm CRG and Los Angeles-based PCCP is underway on construction of The Cubes at Alpha, a 575,900-square-foot industrial park that will be located in Northern New Jersey. The Cubes at Alpha will consist of two single-side-load buildings that will total 270,900 and 305,000 square feet on a 37-acre site. Both buildings will offer clear heights of 36 feet, ESFR sprinkler systems and dedicated space for trailer parking and/or outdoor storage. CRG’s parent company, Clayco, will serve as the design-build firm for the project, while Lamar Johnson Collaborative is the architect. Construction is slated for a third-quarter 2025 completion.
