EDWARDSVILLE, ILL. — Meridian Design Build has completed the construction of a 673,920-square-foot speculative industrial building in Edwardsville within metro St. Louis. Exeter Property Group was the developer. The new facility is located on a 135-acre parcel within Gateway Commerce Center. The building features a clear height of 36 feet, 132 loading docks, four drive-in doors, 398 auto parking stalls and 171 exterior trailer stalls. JRA Architecture and Stock & Associates Consulting Engineers Inc. made up the project team.

HIALEAH GARDENS, FLA. — Easton Group will develop a 266,000-square-foot warehouse in Hialeah Gardens near Miami. An affiliate of Easton acquired an 8.5-acre site for $8.2 million. In September, a different Easton affiliate bought an adjacent 8.5-acre site for $5.6 million. Easton will develop the 266,000-square-foot property across the entire 17-acre site, which is located on NW 107th Street near the Florida Turnpike. The facility will feature 32-foot clear heights and 75 trailer parking spaces. Construction is expected to start in the first quarter of 2021, and leasing efforts are already underway. Ware Malcomb designed the property. Dalton Easton internally represented the buyer in both land transactions. The seller(s) was not disclosed.

FAIRBURN, GA. — Transwestern Investment Group has acquired Bohannon Logistics Center, a 238,533-square-foot industrial building in Fairburn. The seller, DHL Supply Chain, delivered the asset earlier this year. The property is situated at 5002 Bohannon Road, 13 miles southwest of Hartsfield-Jackson Atlanta International Airport and 22 miles southwest of downtown Atlanta. The building features 47 dock doors, 32-foot clear heights, 130 auto parking spaces, 54 trailer parking spaces and a 185-foot concrete truck court. Transwestern Real Estate Services will provide property management services. Reed Davis and Bob Currie of JLL are handling leasing efforts. Mike Chambers and Bill Kee of NAI Brannen Goddard represented the seller in the transaction. The sales price was not disclosed.

Rojas-East-Distribution-Center-El-Paso

EL PASO, TEXAS — Dallas-based industrial developer Hunt Southwest will enter the El Paso market with Rojas East Distribution Center, a 370,000-square-foot speculative project that will be located about 15 miles southeast of the downtown area. The two-building complex will offer proximity to Interstate 10 and the Zaragoza International Bridge, which connects El Paso to its sister city of Ciudad Juarez, Mexico. Building features will include parking for up to 292 automobiles and 42 trailers, as well as 28- to 32-foot clear heights, ESFR sprinkler systems and build-to-suit office spaces. PSRBB Industrial Group Inc. is handling design services for the development, and Conlan Co. is the general contractor. Sonny Brown & Associates will handle leasing of the project. Construction is underway and expected to be complete in the first quarter of 2021.

BAYTOWN, TEXAS — JLL has negotiated the sale of Cedar Crossing Distribution Center, a 129,527-square-foot industrial property located in the eastern Houston suburb of Baytown. Built in 2009, the property was fully leased at the time of sale to Merih Cotton Corp., a family-owned cotton distributor. The front-load building is situated on 7.3 acres within Cedar Port Industrial Park and features 24-foot clear heights and 33 dock-high doors. Trent Agnew, Rusty Tamlyn, Charlie Strauss, Ethan Goldberg and Richard Quarles of JLL represented the seller, a partnership between Mountain West Industrial Properties and American National Insurance Co., in the transaction. High Street Logistics Properties purchased the asset for an undisclosed price.

LAS VEGAS — Dermody Properties has acquired a 9.5-acre land site for the development of LogistiCenter at Sunset. Situated at Sunset Road and Bruce Street in Las Vegas, the 151,200-square-foot, e-commerce-ready property is slated for completion in first-quarter 2021. Currently under construction, the building will be divisible to 20,000 square feet and offer build-to-suit office space, 33 dock-high doors, six drive-in doors, 32-foot clear heights, a 135-foot truck court, LED warehouse lighting, tilt-up concrete panel construction and an ESFR fire protection system. LogistiCenter at Sunset will be located approximately one mile from the Interstate 215/Interstate 15 interchange, five miles from the Resort Corridor and within 10 miles of major FedEx and UPS distribution hubs. Additionally, the facility will be adjacent to McCarran International Airport. Kevin Higgins, Garrett Toft, Jake Higgins and Sean Zaher of CBRE represented Dermody in the land acquisition and will be the leasing agents for the completed project. The name of the seller and acquisition price were not released.

Built in 1991, the 42,978-square-foot building features 24-foot clear heights, five dock-high loading doors, one ground-level door and 76 parking spaces. Additionally, the property features a two-story, 7,563-square-foot office space. Jason Chao and Charlie Noebel of CBRE represented the seller in the transaction.

AURORA, COLO. — Dalfen Industrial has purchased Aurora Center I at Gateway, an industrial property located near Interstate 70 and intermodal facilities in Aurora, between downtown Denver and the Denver International Airport. Built in 2003, the 75,000-square-foot asset features a fully gated secured truck court and 12 dock-high doors. Additionally, the property features unpaved land on the east side of the building that could be used as yard, additional trailer parking or as a potential 30,000-square-foot building expansion. Terms of the transaction, including the name of the seller and acquisition price, were not released.

ASHBURN, VA. — Aligned Energy has broken ground on a 513,000-square-foot extension of its hyperscale data center in Ashburn. Phase I, which was completed in 2019, comprises 370,000 square feet and has a 60-megawatt capacity. Upon completion of Phase II, the data center’s capacity will double to have 120-megawatt capacity. Upon full buildout, the data center will have 180-megawatt capacity and span 1 million square feet. Aligned Energy expects to deliver Phase II by the end of 2020. The facility is located at 21890 Uunet Drive, 30 miles west of downtown Washington, D.C. The colocation property offers access to more than 50 carriers in the region. Plano, Texas-based Aligned Energy has data centers in Ashburn, Phoenix, Dallas and Salt Lake City that offer innovative, sustainable and adaptable colocation and build-to-scale solutions for cloud, enterprise, and managed service providers.

GALLATIN, TENN. — Brennan Investment Group has acquired and executed a 90,250-square-foot sale-leaseback of an industrial building fully leased to Bennett Tool & Die, a contract tooling and metal stamping supplier. The building is located at 1550 Airport Road in Gallatin, 33 miles northeast of downtown Nashville. The facility serves as Bennett Tool & Die’s corporate headquarters and primary manufacturing facility. The sales price and terms of the new lease were not disclosed.
