NORTH LAS VEGAS, NEV. — Rockefeller Group has completed the sale of a 104,440-square-foot industrial building within Cheyenne Industrial Park at 3130 N. Lamb Blvd. in North Las Vegas to an undisclosed buyer for $23.5 million. The distribution facility features a clear height of 32 feet, 18 dock-high doors, two grade-level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000 amps of power and 2,528 square feet of office space. The two-building Cheyenne Industrial Park was designed by HPA Architecture with Martin Harris Construction as general contractor. Both buildings feature six-inch floor slab thickness, LED lighting, TPO roofing, ESFR sprinklers and evaporative coolers. Jason Simon, Rob Lujan and Danny Leanos of JLL represented the seller in the deal.

HOUSTON — Locally based brokerage firm Finial Group has negotiated an 18,812-square-foot industrial lease expansion and renewal in West Houston. According to LoopNet Inc., the property at 16670-16700 Park Row Drive was built in 1999 and totals 42,070 square feet. Jason Gibbons and Andrew Bischoff of Finial Group represented the undisclosed landlord in the transaction. The tenant is The Bayou City Hemp Co. Inc.

HOFFMAN ESTATES, ILL. — Brown Commercial Group has negotiated a 53,854-square-foot industrial lease at 2685 N. Eagle Way in the Chicago suburb of Hoffman Estates. The tenant, FCA Packaging, is expanding into an additional location in Chicagoland. Candace Scurto of Brown Commercial represented FCA Packaging, which provides customized packaging products and services for businesses in the warehouse and logistics sectors. The leased space is within the Ninety Logistics Center, which features I-90 tollway visibility and connectivity to the O’Hare submarket. Mike Sedjo and Ben Dickey of CBRE represented the landlord, Brennan Investment Group.

FLORHAM PARK, N.J. — CBRE has brokered the $9.2 million sale of a 50,600-square-foot office and industrial building in the Northern New Jersey community of Florham Park. The facility at 5 Vreeland Road was originally built in 1976 and formerly housed the operations of Tropar Trophy until the plaque-making company was sold last year. Tom Mallaney, Elli Klapper and Denise Kokulak of CBRE represented the seller, the Ilaria Family Trust, in the transaction. The team also procured the buyer, Faropoint, which has retained CBRE as the leasing agent.

LITHIA SPRINGS, GA. — CenterPoint Properties has purchased a 395,750-square-foot industrial facility located at 2124 Skyview Drive in Lithia Springs, about 19 miles west of Atlanta. The seller and sales price were not disclosed. Frank Fallon and George Fallon of CBRE brokered the transaction. Located less than one mile from I-20, the industrial facility was fully leased at the time of sale to an undisclosed logistics provider. The facility offers parking for 243 cars — expandable to 274 — and 53 trailers, as well as 47 docks with room for 31 more, three drive-in doors, 32-foot clear heights and an ESFR sprinkler system. The acquisition of the Lithia Springs property followed CenterPoint’s entry into the Atlanta market in May with the purchase of a 347,013-square-foot facility in Powder Springs, Ga.

SAN FRANCISCO — OpenAI, along with Oracle Corp. (NYSE: ORCL) and SoftBank, has announced plans for the development of five new data centers in the United States. The new projects are part of the $500 billion Stargate initiative to expand American data center infrastructure, which was announced in January at the White House.  Together with the flagship site in Abilene, Texas, the new data centers will bring Stargate to more than $400 billion in investment and almost 7 gigawatts (GW) of planned capacity over the next three years.  OpenAI and Oracle will partner on three of the facilities — located in Shackelford County, Texas; Doña Ana County, New Mexico; and an additional site at an undisclosed location in the Midwest — which represent a $300 billion agreement between the companies.  According to OpenAI, these projects are expected to create more than 25,000 onsite jobs and thousands of additional jobs throughout the country. Together, the facilities will offer up to 4.5 GW of capacity.  A partnership between SoftBank and OpenAI will develop the other two data centers, which will have the capacity to scale to 1.5 GW over the next 18 months. DALLAS — David Sutherland Inc. has signed a 187,013-square-foot industrial lease renewal in northwest Dallas. The provider of outdoor furniture and textiles will remain a tenant at the building at 140 Regal Row, which serves as its regional distribution hub. Chase Miller of NAI Robert Lynn represented the tenant in the lease negotiations. Chicago-based investment firm ML Realty Partners owns the property.

CHANNELVIEW, TEXAS — Apricus Realty Capital has acquired a 9.2-acre industrial outdoor storage (IOS) facility in Channelview, an eastern suburb of Houston. The facility at 403 W. Brentwood St. was fully leased at the time of sale to GFL Plant Services LP, which supports the petrochemicals industry. Apricus acquired the property in partnership with ABR Capital Partners. The seller and sales price were not disclosed.

HOUSTON — Locally based development and investment firm Triten Real Estate Partners has purchased a 140,181-square-foot industrial property in northwest Houston. According to LoopNet Inc., the building at 1811 Brittmoore Road, which was fully leased at the time of sale, was built in 2008 within a larger, master-planned business park. Stephen Bailey and Dom Espinosa of Newmark represented the undisclosed seller in the transaction.

Prime-NYC-Self-Storage-Portfolio

NEW YORK CITY — Affinius Capital has provided a $120 million loan for the refinancing of the Prime NYC Self-Storage Portfolio, a collection of three self-storage facilities totaling 7,230 units in New York City. The names and addresses of the properties, which exclusively offer climate-controlled space, were not disclosed, but the locations span Brooklyn, Queens and The Bronx. Drew Anderman of CBRE arranged the loan through Affinius Capital on behalf of the owner, Prime Group Holdings. Miami-based lender 3650 Capital provided an undisclosed amount of junior mezzanine financing for the deal.
