As online shopping and a stack of newly delivered boxes by the door have become common in many American households, the behind-the-scenes institutional supports that make these habits possible have transformed the country’s real estate markets. The booming demand for data centers and last-mile staging for e-commerce is driving steady interest in industrial spaces, which shows no sign of waning. Since 2009, the industrial market has experienced 767 percent growth across the United States, surpassing retail to become the third ranked commercial real estate product type by sales volume. This sustained demand is outpacing limited availability, compressing capitalization rates to historic lows. In the metro Washington, D.C., area, there are a number of unique factors that contribute to this trend. High urban property values in the District itself have led to the conversion of a significant percentage of available warehouse space to other uses over the last decade, pushing industrial development into neighboring areas of Northern Virginia and Prince George’s County, Maryland. LOGAN, N.J. — Colliers International has brokered the sale of 1 Warner Court, a 151,600-square-foot industrial building in Logan, a southern suburb of Philadelphia. The property is situated within Pureland Industrial Complex, which includes tenants such as Lockheed Martin, Home Depot, Sam’s Club and Amazon. The complex is positioned along the I-295 corridor and offers immediate access to the New Jersey Turnpike, Philadelphia International Airport and the Ports of Camden and Philadelphia. A new roof will be installed in the spring of 2020. Marc Isdaner and Randall Book of Colliers represented the buyer, Warner Court LLC, which is operated by GFI Partners, in the transaction. The sales price was undisclosed.

GREENFIELD, IND. — Colliers International has brokered the sale-leaseback of Mount Comfort Building 115 in Greenfield, about 25 miles east of Indianapolis, for an undisclosed price. The 200,000-square-foot modern bulk facility will be expanded to 386,000 square feet. The building’s occupant, Brybelly Holdings Inc., will lease back the property after its expansion on a new 10-year lease. Originally developed in 2016, the building sits on 26 acres within Alliance Interstate Park. Alex Cantu, Brian Zurawski and Alex Davenport of Colliers represented Brybelly in the sale. Exeter Properties purchased the asset. Brybelly specializes in dropship services, which is a direct to consumer business model.

GURNEE, ILL. — Luxor Workspaces has expanded its warehouse operations to a newly built, 190,000-square-foot warehouse along I-94 in Gurnee. The move, which took place prior to the Thanksgiving holiday, was expected to create eight new jobs and enhance Luxor’s level of service to its Midwest customers. CenterPoint Properties developed the warehouse and Morgan/Harbour Construction served as general contractor. Sam Badger of CBRE represented Luxor in the search for the new property. Vivek Singla of CBRE served as Luxor’s tenant improvement project manager during the final buildout. Features of the distribution center include a clear height of 36 feet, 22 docks and a 7,000-square-foot office space with a conference room and break room. Waukegan, Ill.-based Luxor is a designer and manufacturer of workspace products.

DALLAS — Hines has acquired Inwood Trade Center, a 738,198-square-foot infill business park located in the North Trinity submarket of Dallas. The 14-building development is situated on 38 acres and located less than three miles from downtown and Uptown Dallas as well as Dallas Love Field Airport. The buildings were constructed between 1961 and 1978 and were 98 percent leased at the time of sale. Houston-based Hines will implement a value-add program to refresh the buildings’ façades, signage and landscaping. Omniplan is designing the repositioning, and Holt Lunsford Commercial will handle leasing of the upgraded spaces.

AUSTIN, TEXAS — Dallas-based investment firm Mohr Capital has purchased a 404,800-square-foot office and industrial portfolio in Austin for $100 million. The portfolio includes a 160,000-square-foot industrial building leased to Amazon and Uber and a four-building, 244,800-square-foot office facility leased to a mix of technology, government and healthcare tenants. JLL represented the seller, Zydeco Development, in the transaction. Boyd Messmann and Kyle Campbell represented Mohr Capital on an internal basis.

DORAL, FLA. – Miller Construction Co. has completed two buildings for Orlando-based Foundry Commercial, creating 318,043 square feet of industrial space within the Miami Central Commons business park. Located at 2301 NW 107th Ave. in Doral, 11 miles northwest of Miami, Building 1 contains showroom space and Building 2 contains industrial space. Foundry Commercial purchased the business park in 2017 and began the major demolition, renovation and expansion in fall 2018. Designed by RLC Architects, Buildings 1 and 2 provide 32-foot clear heights, 54-foot column spacing and a 60-foot speed bay. Puga & Associates served as mechanical, electrical and plumbing engineers, and Kimley-Horn served as civil engineer. Coral Gables, Fla.-based Fairchild Partners is the property’s exclusive leasing agent.

IRVING, TEXAS — The Meritex Co. has acquired Jetstar 114 Business Center, a three-building industrial complex totaling 84,080 square feet in Irving. Developed in 1999 by Jackson-Shaw, the buildings are situated adjacent to Dallas-Fort Worth (DFW) International Airport and feature 18-foot clear heights and both dock-high and drive-in loading platforms. The property was fully occupied at the time of sale. The seller was not disclosed.

HOUSTON — JUSDA Supply Chain Management Corp. has signed a 62,261-square-foot industrial lease in northwest Houston. The company will occupy Building 1 at 8801 Fallbrook Drive, which is owned by Liberty Property LP. Joshua Brown and Reggie Beavan III of Newmark Knight Frank represented the tenant in the lease negotiations.

FRANKLIN, N.J. — LG Electronics USA has signed a 925,000-square-foot industrial lease to occupy the entirety of Crow Holdings at Veronica Ave., a single-tenant property currently under construction in Franklin, located approximately 50 miles northwest of New York City. LG produces home and entertainment products, mobile phones, home appliances and commercial displays. The building will feature 40-foot clear heights, 170 trailer parking spots, 159 dock positions and four drive-in doors. Crow Holdings Industrial and The Carlyle Group acquired the site in early 2019 and began speculative construction soon after. The building is slated for completion in March 2020.
