NEWARK, N.J. — Levin Johnston, a division of Marcus & Millichap, has brokered the $30 million sale of FlatRate Storage, a 1,777-unit self-storage facility in Newark. The property is situated on 6.2 acres and consists of three buildings offering a total of 101,161 net rentable square feet. The property recently underwent a $3 million capital improvement program that upgraded the roofs, fire alarms, signage, sprinklers, security systems and HVAC systems. Adam Levin of Levin Johnston represented the seller, a private investor, in the transaction. Levin also procured the buyer, SmartStop, which owns 129 self-storage facilities across the country.

MILWAUKEE — Morgan/Harbour Construction has been selected to build a 150,000-square-foot speculative warehouse on behalf of Scannell Properties in Milwaukee. Located on a 12.5-acre parcel, the building will feature 15 exterior docks and 22 trailer stalls. Paul Woody Architect Inc. and Pinnacle Engineering Group make up the project team. Jeff Hoffman of The Boerke Company will market the property for lease. Completion is slated for this fall.
MCHENRY, ILL. — Associated Bank has provided a $5.5 million bridge loan for the acquisition of a 218,000-square-foot industrial facility located at 1301 Ridgeview Drive in McHenry. Built in 1995, the air-conditioned building is located on almost 20 acres. Features include 20 exterior loading docks and parking for 519 cars and 40 trailers. Disk.com, which provides printing, manufacturing and fulfillment solutions, leases approximately 50 percent of the space. Krista Casper of Associated Bank originated the loan on behalf of the borrower, Midwest Industrial Funds.
CT Realty Begins Construction on 1.7 MSF Distribution Center Portfolio in Metro Atlanta

FAIRBURN, GA. — CT Realty has begun construction on two industrial buildings totaling approximately 1.7 million square feet within Palmetto Logistics Park, which is situated 16 miles southwest of Hartsfield-Jackson Atlanta International Airport and next to CSX-Fairburn Intermodal Terminal in Fairburn. The two facilities mark Phase II of the 358-acre distribution center campus that is expected to be complete in 2020. Phase I comprised 1.1 million square feet and was completed in late 2018. CT Realty partnered with Port Logistics Realty; River Oaks Capital Partners; and PGIM Real Estate, the real estate investment business of Prudential Financial Inc., to develop Palmetto Logistics Park. Construction is underway on the first building of Phase II, a more than 1 million-square-foot building that is slated for completion in the first quarter of 2020. Preliminary site work has begun on the second building, a 705,474-square-foot building that is scheduled to be delivered in the second quarter of 2020.
DUNCAN, S.C. — Panattoni Development Co. Inc. and PCCP LLC have formed a joint venture to develop Apple Valley Industrial Park Phase IV, a two-building, 522,670-square-foot industrial project in Duncan. Building I will span 195,000 square feet and Building II will span 327,670 square feet. Construction began May 1 with a delivery date anticipated for early 2020. Phase IV is situated adjacent to the first three phases of the industrial park, which will span 1.4 million square feet at full buildout. Apple Valley Industrial Park is situated near Interstate 85, two miles south of BMW’s manufacturing facility in Spartanburg and six miles south of Inland Port Greer.
Valencia Pipe Co. Leases 170,990 SF Industrial Space at Vista Business Park in Southern California

VALENCIA, CALIF. — Valencia Pipe Co., a division of VPC Global, has signed a lease for 170,990 square feet of industrial space at Vista Business Park in Valencia. The lease is valued at $10.1 million. Located at 28305 Livingston Ave., the Class A property features heavy power, 22 ground-level loading doors, two dock-high doors, 30-foot clear heights and 344 parking spaces. The landlord, Valencia LLC, is currently adding 7,000 square feet of corporate office space on the site. Once completed, Valencia Pipe Co., a manufacturer of steel tubing and pipes used in retail and wholesale, will vacate its current facilities in the Valencia Commerce Center on Industry Drive in Valencia and relocate to the new property. Matt Dierchman, David Harding, Greg Geraci and Billy Walk of CBRE represented the tenant, while Nigel Stout of JLL and Rob Fuelling and Brady Thomson of IDS represented the landlord in the transaction.
RENO, NEV. — NAI Alliance has negotiated sales of two properties totaling 21,072 square of industrial and office space in Reno. Prices were not disclosed. In the first transaction, The Carle & Anne Conway Family Trust acquired a 19,222-square-foot office building located at 140 Washington St. Dan Oster and Chase Houston of NAI Alliance represented the seller, TDC Reno Office 1-DE SPE LLC, while Avison Young Western Alliance Commercial represented the buyer. In the second deal, Nevada Outdoors purchased a 1,850-square-foot industrial building, located at 5115 Sun Valley Blvd. Oster and Bryce Wiele of NAI Alliance represented the buyer, while DCG Commercial Group represented the seller, David Muskin.
WAYNE, N.J. — Axiom Capital Corp., a real estate finance and advisory firm with offices in New York and New Jersey, has arranged $52 million in permanent financing for a 473,670-square-foot warehouse in Wayne, located northwest of Newark. Situated on 31 acres, the property features 40-foot clear heights, 42 dock doors and proximity to I-80 and U.S. Route 46. A life insurance company provided the loan, which features a 10-year term, a fixed interest rate and a 30-year amortization schedule. The borrower was Peykar Family Properties of Wayne.
OXFORD, MICH. — Dominion Real Estate Advisors (DRA) has brokered the sale of a 20,000-square-foot industrial building in Oxford, about 40 miles north of Detroit. The sales price was not disclosed. The property is located at 675 S. Glaspie St. Barry Landau of DRA represented the seller, Village Building Rental LLC. North Oakland Transportation Authority Inc. purchased the building. The company is a transportation service for senior, disabled and low-income residents of Northern Oakland.
‘Mature’ Las Vegas Industrial Market a Safe Bet for Investors, Say InterFace Panelists

A stable economy, lower unemployment rate and diversification of industries are bringing more overall investment activity to Southern Nevada’s industrial real estate scene, noted panelists at InterFace Las Vegas Industrial. Hosted by InterFace Conference Group and Western Real Estate Business, the half-day conference was held April 24 at the Four Seasons Hotel in Las Vegas. Using the terms “investment” and “Las Vegas” in the same sentence can cause many veteran decision-makers to pause as they remember the state that this city was in 10 years ago. During the Great Recession, Las Vegas was struggling to survive and many were uncertain about the city’s long-term future as visitors shunned Vegas hotels and casinos as they went into self-preservation mode. “There was nothing more depressing here than the recession when you could drive from one side of town to the other in half an hour because no one was going to work,” said Larry Monkarsh, owner of LM Construction and moderator of the conference’s Developers/Owners panel. Times have certainly changed, ushering in a new era of investment, commerce and development that has brought a renewed sense of confidence to Las Vegas.
