Denver Lee & Associates Second Quarter Economic Rundown

Rising interest rates, inflation and general economic uncertainty altered the patterns and outlooks for the industrial, office, retail and multifamily sectors across the United States. As Lee & Associates’ recent Q2 2022 North America Market Report reveals, certain sectors like industrial and multifamily, that were white hot last year, have begun to cool slightly. Meanwhile, retail is making historic gains in the face of decreasing interest in ecommerce. Industrial Overview: Record Low Supply, Rent Growth Demand for industrial space eased slightly from its record-setting growth of last year but remained strong through for the first half of 2022 as annualized rent growth moved into double digits and the overall vacancy rate fell to 3.9 percent, a record low. LOWELL, MASS. — Boutique brokerage firm Peak Real Estate Partners has negotiated the sale of a 62,000-square-foot office and lab building located at 75 Technology Drive in the northern Boston suburb of Lowell. Jumbo Capital sold the property to Boston-based Rhino Capital Advisors for an undisclosed price. Anthony Biette of Peak Real Estate brokered the deal on behalf of both parties. Northmarq arranged acquisition financing through Cambridge Savings Bank. The building was fully leased at the time of sale.

Jumbo Capital sold the property to Boston-based Rhino Capital Advisors for an undisclosed price. Anthony Biette of Peak Real Estate brokered the deal on behalf of both parties. Northmarq arranged acquisition financing through Cambridge Savings Bank. The building was fully leased at the time of sale.

LAUREL, MD. — Syndicated Equities, a private real estate investment firm based in Chicago, has sold the Johns Hopkins University Applied Physics Laboratory in Laurel. An unnamed, Florida-based investor purchased the building for $53 million in a 1031 exchange. The property is situated within Montpelier Research Park near Johns Hopkins University’s Laurel campus. Syndicated Equities purchased the property in January 2011 in a joint venture with Middleton Partners, which is also based in Chicago. During its ownership, Syndicated Equities executed two long-term leases and made significant improvements to the asset, including installing new roofs.

The property sits on 10 acres and offers amenities such as a fitness center, conference room and a cafeteria. Jim Galbally and Brett Segal of JLL represented the seller, Pennsylvania-based Maguire Hayden Real Estate, in the transaction. The buyer and sales price were not disclosed. At the time of sale, the facility was fully leased to Charles River Laboratories, which conducts pharmaceutical research and development.

The property, situated along the city’s First Street corridor facing Canal Park and the Charles River in the East Cambridge neighborhood, is located adjacent to CambridgeSide — an enclosed regional mall that is being redeveloped to include 650,000 square feet of office, life sciences and residential space — and the 4.5 million-square-foot Cambridge Crossing innovation hub. Breakthrough acquired the four-story building last year, and is updating it to feature 105,000 square feet of high-quality research and development space. The property will feature a ground-floor lounge, private outdoor gathering spaces, concierge, fitness center, on-site retail and adjacent parking.  A timeline for the redevelopment — which is targeting Fitwel, WELL and LEED Gold certifications — was not announced. PHILADELPHIA — SmartLabs, a Boston-based life sciences operator, will open a new facility within Drexel University’s campus in Philadelphia. The square footage was not disclosed, but the space will span two stories within a 508,000-square-foot facility that is being developed by a partnership between Gattuso Development Partners and New York-based Vigilant Holdings. The facility, which is scheduled to open in 2025 and will include research and development, office and manufacturing space, will be SmartLabs’ seventh in the country.
