SUFFERN, N.Y. — Regeneron Pharmaceuticals (NASDAQ: REGN) has purchased Avon Innovation Center, a 235,000-square-foot life sciences facility in Suffern, located just across the New York-New Jersey border. The seller, pharmaceutical company Avon, will be vacating the building in the near future. Larry Carroll, Shawn Straka, David Bernhaut, Frank DiTommaso and Seth Zuidema of Cushman & Wakefield, along with Michael Katz of Actio Corporate Advisors, represented Avon in the transaction. WALTHAM, MASS. — BPGbio has signed a 70,000-square-foot office and life sciences lease in the western Boston suburb of Waltham. The AI-powered biopharmaceutical company plans to relocate from nearby Framingham to two full floors of the 143,533-square-foot facility at 300 Third Ave. next summer. Tim Latham, Christopher Scott and Chris Devaux internally represented the landlord, Dallas-based Lincoln Property Co., in the lease negotiations. Paul Delaney, Adam Subber and Nate Heilbron of Cresa represented BPGbio.
SOMERVILLE, MASS. — Sublime Systems, which manufactures low-carbon alternatives to traditional cement, has signed a 23,000-square-foot office and life sciences lease expansion in the Boston-area city of Somerville. Sublime Systems originally occupied 6,500 square feet at the 7.4-acre Somernova campus and expects to employ about 400 people following the completion of the expansion. Rafi Properties owns Somernova.
GERMANTOWN, MD. — Bethesda, Md.-based Rock Creek Property Group has delivered two life science facilities at 20430 and 20440 Century Blvd. in Germantown, a suburb of Washington, D.C. Situated off I-270 in Rock Creek’s Precision Labs campus, the former office buildings span 32,000 and 52,000 square feet, respectively. Architectural firm Ware Malcomb designed the office-to-life sciences conversion project, which involved upgrading the buildings’ electrical, mechanical and wastewater infrastructure. The single-story facility at 20430 Century Blvd. features move-in ready space suitable for a single headquarters and includes offices and flexible space for laboratory, research-and-development and cGMP (current Good Manufacturing Practice) manufacturing. The two-story facility at 20440 Century Blvd. features six wet laboratory suites.
CHICAGO — Mattiq has signed a 17,377-square-foot at the Fulton Labs life sciences campus in Chicago’s Fulton Market. The clean chemistry company will occupy space on the sixth floor of 400 North Aberdeen. Mattiq is scheduled to move into the space in September and will focus on growing its electrochemical solutions portfolio to bring cost-competitive, low-carbon chemical products to market. Dan Lyne of CBRE represented ownership, Trammell Crow Co., in the lease. Max Zwolan and Scott Brandwein of JLL represented the tenant. Fulton Labs totals 725,000 square feet across two buildings.
CAMBRIDGE, MASS. — Newmark has brokered the sale of a 242,477-square-foot life sciences building located at 640 Memorial Drive across the Charles River from Boston in Cambridge. The building was originally constructed in 1913 as an automobile manufacturing plant. Robert Griffin, Edward Maher, Matthew Pullen, James Tribble, Samantha Hallowell and William Sleeper of Newmark represented the seller, an affiliate of Alexandria Real Estate Equities Inc., in the transaction. The team, along with Steven Golubchik of Newmark, also procured the buyer, a partnership between Bain Capital Real Estate and Phase 3 Real Estate Partners.
COLLEGEVILLE, PA. — Chemicals manufacturer Dow Inc. has signed an 800,000-square-foot lease extension at its office and life sciences campus in Collegeville, about 25 miles northwest of Philadelphia. A partnership between New York City-based David Werner Real Estate Investments and regional firm GreenBarn Investment Group purchased the 1.9 million-square-foot campus, which consists of 14 buildings on 340 acres, from Pfizer in August 2023. Newmark represented Dow Inc., which first moved to Collegeville in 2012, in the lease negotiations.
ANDOVER, MASS. — A partnership between Boston-based developer Celera Properties and Connecticut-based investment firm True North Management Group has completed Phase I of Andover Technology Park, a life sciences redevelopment project in metro Boston suburb. The first phase of the redevelopment of the 250,000-square-foot campus entailed the core and shell repositioning of the building at 600 Federal St. Ownership subsequently inked 42,000 square feet of new leases at the property. CBRE is the leasing agent for Andover Technology Park. VIVO Arch served as the project architect, and Timberline Construction was the general contractor.
AUSTIN, TEXAS — IBM has signed a 50,000-square-foot office and life sciences lease at Parmer Impact Labs in Austin. CBRE represented the landlord, Karlin Real Estate, in the lease negotiations. Cushman & Wakefield represented IBM. The New York-based tech giant follows University of Texas at Austin, which announced in September that it would locate its first off-campus wet lab site at Parmer Impact Labs. A timeline for occupancy was not disclosed.
Breakthrough Properties Acquires Majority Stake in $236M Callan Ridge Life Sciences Campus in San Diego

SAN DIEGO — Breakthrough Properties Inc. has acquired a 65 percent stake in Callan Ridge, a 185,000-square-foot research campus in San Diego’s Torrey Pines scientific research area. Healthpeak Properties (NYSE: PEAK), the project’s developer, retains a 35 percent stake in the asset. The formation of the joint venture values Callan Ridge at $236 million. Healthpeak began construction of the Callan Ridge campus in 2021. The two-building asset is fully leased to Turning Point Therapeutics Inc., a subsidiary of Bristol-Myers Squibb Co., through April 2035. The lease on 105,000 square feet commenced in July 2023. The lease on the remaining 80,000 square feet will commence in July of this year. The three-story, two-building complex augments part of Healthpeak’s 20-acre Torrey Pines Science Park. Callan Ridge features numerous sustainable features, including a canopy with integrated solar panels; electrochromic windows that change color to control sunlight and heat throughout the day; recycled steel and concrete; and drought-tolerant landscaping. The joint venture plans to pursue LEED Gold certification for the campus. The property also offers amenities such as a fitness center, restaurant, roof deck and patio space, as well as 506 parking stalls. Ferguson Pape Baldwin Architects designed the development.
