LAND O’ LAKES, FLA. — The Ferber Cos. has broken ground on Cypress Ranch, a 164-acre mixed-use development in Land O’ Lakes. At full buildout, the project will include 330 multifamily units, 134 townhomes, 132 single-family homes and retail and office space. Commercial tenants will include EoS Fitness, Aldi, Burger King, Circle K, Honest-1 and Woodie’s Wash Shack. A remaining 6.4-acre tract can be subdivided for retail, office or hotel uses. Cypress Ranch is located near the intersection of State Road 154 and Ballantrae Boulevard, 21 miles north of downtown Tampa. The NRP Group will develop the multifamily component of the project, while Lennar Homes will build the single-family homes. Ferber expects the commercial space to open to tenants by early 2022.

Winthrop Center

BOSTON — Millennium Partners Boston, a local arm of developer Millennium Partners, has secured $775 million in construction financing from Cale Street Investments for Winthrop Center, a $1.3 billion mixed-use development located in downtown Boston. Upon completion, the project is expected to feature 812,000 square feet of Class A office space; 572,000 square feet of residential space including 321 luxury residential units; and a 24,000-square-foot common area featuring a fitness center, game room, coffee bar, cafe and lounge space. “Securing the construction loan from Cale Street Investments — an unprecedented investment given the global pandemic — assures that Winthrop Center will remain on schedule for completion in 2022,” says Christopher Jeffries, founder of Millennium Partners. “From its inception, human-centric design, sustainability and flexible workspaces have formed the foundation of Winthrop Center. With innovation a core part of Boston’s DNA, the city is the perfect home for this building.” The project was designed by Handel Architects to provide ample access to natural light and elevated indoor air quality in response to the COVID-19 pandemic. LOS ANGELES — California Landmark Group (CLG) has completed the final phase of G8, a mixed-use development in Los Angeles’ Marina del Rey neighborhood. The $120 million project includes 228 apartments and 25,000 square feet of creative office space. Situated in the Marina Arts District, G8 offers a mix of single, one-, two- and three-bedroom floor plans ranging in size from 550 square feet to 1,500 square feet, with 23 units earmarked as affordable and 68 designated as co-living suites. The community features 18,000 square feet of exterior common areas, including a public pocket park, swimming pool, spas and an 8,000-square-foot rooftop deck with outdoor grills and lounge seating. G8 also offers more than 10,000 square feet of shared indoor workspaces, a private movie theater, game room, fitness center and a yoga/stretching studio. Additionally, the project includes street-level creative office space designed as a colorful arrangement of cargo shipping containers. With this development, CLG has delivered nine mixed-use projects, totaling nearly 1 million square feet of residential and commercial space, to the Marina del Rey neighborhood.

RALEIGH, N.C. — Hoffman & Associates has unveiled its plans for a $300 million redevelopment of the Seaboard Station neighborhood on the northern edge of downtown Raleigh. The Washington, D.C.-based developer plans to build the mixed-use project in three phases, beginning with the construction of 300 residential units and 30,000 square feet of retail space. Upon full build-out, the new Seaboard Station plans call for three apartment buildings totaling 600 units, 130,000 square feet of retail space, a hotel and underground parking. The central corridor of the project will also feature a street without curbs, making the area accessible to pedestrians, vehicles and cyclists, while also available for expanded outdoor dining, music, events and gatherings. Hoffman & Associates plans to break ground on Phase I by the end of the year, with completion expected by the third quarter of 2022. A timeline for further phases was not disclosed. Seaboard Station was originally built in 1942 and the neighborhood has since undergone multiple transformations. The property initially served as a train depot until 1986. NEW YORK CITY — JLL has negotiated the $110.8 million sale of 1 Java Street, a waterfront development site in Brooklyn that offers 610,000 square feet of buildable space across a full city block. The site is located in the Greenpoint neighborhood and is zoned for mixed-use development. Stephen Palmese, Brendan Maddigan, Winfield Clifford, Michael Mazzara, Ethan Stanton and Patrick Madigan of JLL represented the sellers, JZ Capital Partners and Redsky Capital, in the transaction. Melissa Burch and Christie Walker represented the buyer, Lendlease, on an internal basis.

EUGENE, ORE. — Pacific Western Bank has provided $60 million in construction financing for Union on Broadway, a mixed-use student housing development located at 476 E. Broadway St. near the University of Oregon in Eugene. Charles Halladay, Jordan Angel, Chris Ross, Teddy Leatherman, Stewart Hayes and Taylor Gimian of JLL worked on behalf of the borrowers, Greystar and Star America, to secure the loan. The 338,130-square-foot community will offer 608 beds in fully furnished units with bed-to-bath parity. Shared amenities will include ground floor retail space, a fitness center, study lounges on every floor, courtyards, conference rooms, activity and game rooms and an outdoor rooftop with a pool, fire pits and grills. NORTH RICHLAND HILLS, TEXAS — Centurion American Development Group has broken ground on City Point, a 52-acre mixed-use development in the Dallas suburb of North Richland Hills. Development costs were not disclosed, but D Magazine reports it will cost the Farmers Branch, Texas-based developer $300 million. City Point will comprise 400 to 600 multifamily units, 60,000 square feet of commercial space, a trail system, outdoor greenspace and 366 single-family homes, including bungalows and townhomes. The commercial space will include office, retail and restaurant space. The City of North Richland Hills and Tarrant County each contributed a cap of $4.2 million and $1.7 million, respectively, through a Tax Increment Financing District (TIF) for infrastructure improvements surrounding the development. Cleveland-based NRP Group will build the apartment units, Plano, Texas-based CB Jeni Homes will construct the townhomes and Gunter, Texas-based New Synergy Homes will build the bungalow homes portion of the development. A developer for the commercial space was not disclosed. City Point is situated at the former site of North Mills Mall, which closed in 2004 and was torn down in 2007, according to D Magazine. ROCK HILL, S.C. — A joint venture between URS Capital Partners and Catalyst Capital Partners will develop The Exchange at Rock Hill, a planned $45 million mixed-use project in Rock Hill. The property will include 229 multifamily units, coworking office space and 26,000 square feet of retail and commercial space. The joint venture recently closed on the land sales, which included the assemblage of three parcels that were acquired from the City of Rock Hill and private investors. The Exchange at Rock Hill will be situated at the intersection of Dave Lyle Boulevard and E. White Street, adjacent to downtown Rock Hill and 27 miles south of downtown Charlotte. Amenities for the multifamily residents will include a pool, outdoor lounge area, roof deck and a fitness center. Concorde Construction is the general contractor for the apartment component, while Wharton Smith Inc. is the general contractor for the commercial spaces. BB+M Architecture and 505 Design are the project architects, and Land Design is the civil engineer for the site. Pinnacle Bank provided the joint venture with acquisition and construction financing. The co-developers will hold a groundbreaking ceremony Wednesday, Oct. 13.

NEW YORK CITY — SL Green Realty Corp. (NYSE: SLG) has topped out its 34-story mixed-use project at 185 Broadway in Lower Manhattan. Located across from Fulton Transit Center, the building will consist of 17,000 square feet of ground-floor retail space, 26,000 square feet of office space and 217,000 square feet of residential space across 209 units. FX Collaborative designed the residential component of the project, which will offer one, two- and three-bedroom floor plans and will include 63 units of affordable housing.

ATLANTA — Pinewood Atlanta Studios, home of blockbuster films such as Avengers: Endgame, has rebranded as Trilith Studios and unveiled a new 935-acre master development in South Atlanta. The project includes the studio as well as businesses, custom homes, “micro villages,” restaurants and schools, all aimed at servicing the film and creative industries. Plans call for more than 220,000 square feet of new spaces on the campus, including a “Creative Office Centre” designed to house content and technology companies as well as 60,000 square feet of stages with computer-generated production technologies. Trilith Development LLC says it “aims to connect business with lifestyle through a European-inspired town that serves as the development’s cultural center.” Construction on the walkable community began two years ago with plans to house 5,000 residents in 1,400 homes, including 600 multifamily units. Barleygarden Kitchen & Craft Bar is the first of 12 food concepts to complement the shops in Town Centre, a 270,000-square-foot retail development. Half of the project is dedicated to green space.
