HILLSBOROUGH COUNTY, FLA. — Crosland will open MiraBay Village, a 31-acre mixed-use center in southern Hillsborough County’s Apollo Beach, this fall. The coastal-themed development is anchored by a 50,000-square-foot Sweetbay supermarket and includes 146,000 square feet of specialty shops, restaurants and office space, in addition to 100 townhomes. Florida-based api(+) was the project architect. MiraBay Village is located on the perimeter of MiraBay, a 750-acre waterfront community, near Tampa, Fla.

MORRISTOWN, N.J. — Rosewood, a joint venture between Roseland Property Co. and Woodmont Properties, has broken ground on The Highlands at Morristown Station in Morristown. The project will be situated on 3.5-acre former commuter parking lot at the Morristown Train Station. The mixed-use development will feature a five-story building with 217 apartment units, 8,000 square feet of ground floor retail space, 6,000 square feet of amenity space and a five-story, 722-space parking garage. The $72 million project is slated for completion in 2010. The garage is slated for completion in 2009. Roseland will manage and lease the facility once it is complete.

CHANDLER, ARIZ.-Desert Viking Cos. is currently developing San Marcos Commons, a $100 million mixed-use development located in Chandler’s historic district. The company recently completed the project’s first phase, The Villas at San Marcos, which features 79 two- and three-story townhomes. The residential portion offers for-sale units featuring granite countertops, ceramic tile floors, 10-foot ceilings, patios and balconies, and two-car private garages, as well as an amenity set, including multiple courtyard areas, a swimming pool/spa and barbecue areas. Current commercial tenants of the completed residential component include Sushi Eye in Motion, LaStalla Cucina Rustica, San Tan Brewing Company and El Zocalo’s Mexican Grille, as well as other independent restaurants and salons. Additional phases of the 15-acre San Marcos Commons project will add more than 150,000 square feet of retail, restaurants and office space.

COLUMBUS, OHIO — CASTO will soon commence development of the first phase of Albany Park, a master-planned, mixed-use development located at the intersection of State Route 161 and Hamilton Road in Columbus. Phase I will consist of two retail anchors occupying more than 100,000 square feet apiece, as well as office and retail components located adjacent to the retail space. At full development, Albany Park will total approximately 300,000 square feet of retail, and more than 27 acres of outparcels for restaurants and service tenants. Infrastructure work is set to begin soon, with completion scheduled for summer 2009.

BOWIE, MD. Chevy Chase, Md.-based JBG Rosenfeld Retail (JBGR) is redeveloping Bowie Marketplace, a 240,000-square-foot center located at the intersection of Annapolis Road and Superior Lane, into a mixed-use center. Main Street Marketplace, the new 185,000-square-foot, LEED-certified development, will be completed in two phases. Phase 1 will include the retail portion, and Phase 2 will focus primarily on the residential component. The retail phase will start construction in 2009, and is projected to be delivered in 2010. JBGR is negotiating with current tenants, Safeway and Rite Aid, to anchor the renovated center with new, prototype stores.

WYOMISSING, PA. — Ground has been broken on Wyomissing Square, a 13.3-acre mixed-use community in Wyomissing. The development will include Wyomissing Square Apartments, a four-story, 248-unit complex that is an adaptive re-use of a former industrial facility. In addition, the smart growth project will also feature 32,000 square feet of retail and restaurant space and a 135-room Marriott Courtyard hotel. Bozzuto Development Co. is developing the project in partnership with New Boston’s Urban Strategy America Fund, The Brickstone Companies, and Rock Creek Hospitality. Completion on the development is slated for early 2010.

JAMES ISLAND, S.C. — Charleston, S.C.-based Anchor Commercial is developing Cross Creek Village, a mixed-use development on James Island, located along Folly Road. Phase 1 includes a 66,739-square-foot, three-story building comprised of ground floor retail, ranging from 1,272 to 13,174 square feet; an outpatient surgery and associated diagnostics center operated on the second floor by Roper St. Francis Hospital, opening in 2009; and medical office suites on the third floor, ranging from 1,383 to 18,000 square feet. Future phases will include retail and residential components. Construction is projected for completion in April 2009.

PHILADELPHIA — Vesper Property Group has acquired 1619 Walnut St., a 39,305-square-foot, mixed-use building in Philadelphia. Located in city’s retail district, the six-story building contains 15,000 square feet of office space. Tenants include Claflen Associates, a local architecture firm, and Brasserie Perrier, a famed Philadelphia restaurant.

NEW YORK CITY — Red Apple Myrtle Avenue Development is currently constructing 162-184 Myrtle Ave., a 240,000-square-foot mixed-use development located between Flatbush Avenue and Ashland Place in Brooklyn, New York City. Built over three city blocks, the project will feature a low-rise, mid-rise and high-rise buildings. The retail component will encompass three levels, which will feature 61,000 square feet on the ground floor, 79,000 square feet on the lower level and 89,500 square feet on the second level. The building will be anchored by a 10,000-square-foot Duane Reade. The Myrtle Avenue development will also contain 500 residential units. The facility is scheduled for completion in January 2009. Winick Realty Group is handling the leasing for the retail component.

BUFORD, GA. — Lawrenceville, Ga.-based Brand Properties has developed Buford Village, a 10-acre, mixed-use project in Buford, located at the intersection of Buford Highway and Hamilton Mill Road. The project is comprised of 55,000 square feet of retail, 30,000 square feet of office space and 23 townhomes. One of two outparcels contains The Brand Banking Company. Anchor tenants opening this spring include Bella Vita, a casual Italian restaurant; Bin 33, a wine purveyor; Three Dollar Café; Flying Biscuit Café; and Seven & Co., a member of the Aveda family.
