PLAINFIELD, IND. — New City Development has broken ground on Hobbs Station, a $300 million mixed-use project in the Indianapolis suburb of Plainfield. The project is being built in partnership with Formation Properties. Shiel Sexton Cos. is the general contractor. Phase I includes 300 apartment units with 30,000 square feet of street-level retail and restaurant space. Completion is slated for the end of 2024. Phase I will also include 98 single-family homes built by Pulte Homes and Pyatt Homes along with two industrial buildings totaling nearly 500,000 square feet built by HSA Commercial. A centralized public park as part of the project will enable the community to enjoy amenities such as pickleball and bocce ball. At full buildout, Hobbs Station will include up to 240 single-family homes, 650 apartment units, 90 seniors housing units, 70,000 square feet of commercial space, 500,000 square feet of industrial space and 200,000 square feet of office space.

CINCINNATI — Nicol Investment Co. has sold the Riverfront Portfolio at The Banks, a mixed-use development in downtown Cincinnati, to Crawford Hoying. The sales price was not disclosed, but the Cincinnati Business Courier reports the assets traded for approximately $177 million. The project consists of two multifamily properties totaling 592 units, Current at the Banks and Radius at the Banks, in addition to approximately 100,000 square feet of ground-floor retail space. The properties are located in the city’s Central Business District, nestled between Great American Ballpark (home of the MLB’s Cincinnati Reds), Paycor Stadium (home of the NFL’s Cincinnati Bengals) and the Ohio River, which separates Ohio from Kentucky. The 300-unit Current at the Banks includes more than 77,000 square feet of ground-floor retail space leased to The Holy Grail, Jefferson Social, Fishbowl and Ruth’s Chris. Keystone Group, Indy Eleven to Break Ground on $1B Mixed-Use Project in Downtown Indianapolis

INDIANAPOLIS — Locally based developer Keystone Group and the Indy Eleven professional soccer club have announced plans to break ground this May on Eleven Park, a mixed-use development in Indianapolis. Anchored by a 20,000-seat multipurpose stadium that will host Indy Eleven’s home games, the project will transform the southwest quadrant of downtown Indianapolis. The Indianapolis Star reports the project has a price tag of $1 billion. In addition to the stadium, Eleven Park will feature 600 apartment units; 205,000 square feet of office space; nearly 200,000 square feet of shops and restaurants; a hotel; public plazas with green space housing a dog park, water features and kid’s play areas; and public parking garages. The co-developers also plan for the project to have an indoor, 4,000-seat music and entertainment venue, rooftop bars, walkways along the White River and direct access to The Cultural Trail, an urban trail spanning eight miles. “Eleven Park will not only change the skyline of Indianapolis, but will add over 1,000 jobs, have a huge economic impact, create quality-of-life benefits and attract talent and opportunities to our city and state,” says Ersal Ozdemir, chairman and founder of Keystone Group. DURHAM, N.C. — Choate Construction Co., on behalf of White Point, has broken ground on a 160,000-square-foot mixed-use project located within Durham’s Research Triangle Park (RTP). Dubbed Horseshoe, the development will feature two single-story pavilions flanking a five-story office tower with ground-floor retail space. The property will also include a 315,000-square-foot precast parking deck with 1,000 parking spaces. Duda|Paine Architects is the designer on Horseshoe, which will anchor the HUB RTP campus. A construction timeline was not disclosed.
SJC Ventures Adds 11 New Tenants to Beacon Square Mixed-Use Development in Annapolis, Maryland

ANNAPOLIS, MD. — SJC Ventures has announced 11 new tenants joining Beacon Square, a mixed-use development underway in Annapolis. New tenants signing leases include Arhaus, Circa Lighting, Firebirds Wood Fired Grill, Mighty Quinn’s BBQ, Meg Fox Aesthetics, GNC, Aspen Dental, Inspire Nails, Cold Stone Creamery, Eggspectation and Jersey Mikes. The first openings are projected for late 2024. Additionally, Beacon Square will be anchored by a 43,000-square-foot grocery tenant that has not yet been announced. Atlanta-based SJC Ventures has tapped Ray Schupp, Suzanne Katz and Bryan Davis of H&R Retail to lease Beacon Square. In addition to the 52,000 square feet of shops and restaurants, Beacon Square will feature office space and 508 multifamily units. SJC Ventures and partner AvalonBay Communities purchased the land in early 2022 and began construction last August.
GREENFIELD, WIS. — Cobalt Partners has broken ground on Loomis Crossing, a new mixed-use development located at the Loomis Road interchange along I-894 in Greenfield, a southwest suburb of Milwaukee. Comprising more than 38 acres, the project will feature medical office, retail, luxury apartment units, a business park and The TURF Skatepark. Construction is underway on the 267-unit apartment component as well as a 40,288-square-foot medical office building. Cobalt is partnering with Milwaukee-based healthcare developer Hammes on the medical office component. Some physician groups, including Eye Physician Associates SC, have signed leases for the building, which is slated for completion later this year. Rinka is the architect and CG Schmidt is the construction manager. The Boerke Co. is handling leasing and marketing.
NOVI, MICH. — The Dancing Pine Korean Steakhouse has signed a lease to join the tenant lineup at Sakura Novi, an Asian-themed mixed-use development in Novi. Sakura Novi will feature a collection of Asian-themed restaurants, high-end retail shops, 117 townhome apartments as well as a Japanese-themed garden path, pond and public plaza. The Dancing Pine is a steakhouse brought to market by Seven York Inc., the owner behind many restaurants across metro Detroit such as Kimchi Box, Dae Jang Keum, Tomo Sushi, The Seoul, Blue Fish Asian Cuisine and Mama Satto. Cindy Ciura of CC Consulting assisted in bringing The Dancing Pine to the development. Sakura Novi LLC, an affiliate of Robert B. Aikens & Associates LLC, specializes in culturally themed real estate development, the creation of restaurant collections and mixed-use real estate development. Sakura Novi LLC has executed a joint venture agreement with Robertson Brothers Homes to construct the project’s rental townhome community. The units will feature private entrances, one- and two-car attached garages, first-floor offices and two- or three-bedroom layouts. DENVER — Confluent Development has completed Vectra Bank Corporate Center, a nine-story office building within Belleview Station in Denver. The 127,000-square-foot building brings together more than 200 employees from across the Denver metro area to serve Vectra Bank customers and facilitate the bank’s future growth. Vectra Bank Corporate Center features floors of office space and parking; a 4,300-square-foot conference center for employee training and hosting public events; and one floor of commercial retail space, including a Vectra Bank branch. Other features at the building include eight electric vehicle charging stations, bicycle storage, a greenspace with a large open-air patio on the sixth floor, café, grand fireplace and a lobby on the ninth floor. The project team included Open Studio Architectures, Weitz Co. and Provident Construction, as well as in-house entitlement experts at Confluent.
Terra, Blanca Begin Leasing Offices at Mixed-Use Development in Miami’s Bay Harbor Islands District

MIAMI — Locally based developer Terra and brokerage firm Blanca Commercial Real Estate have launched leasing at The Offices at THE WELL, the office component of THE WELL Bay Harbor Islands mixed-use project located at 1177 Kane Concourse in Miami. Tere Blanca, Danet Linares, Christina Jolley and Nicole Kaiser of Blanca Commercial Real Estate have begun leasing the building’s 98,420 square feet of office space, which is spread across four floors. In addition to offices, THE WELL Bay Harbor Islands will also feature 54 luxury residences and 11,000 square feet of wellness space operated by New York-based THE WELL that includes a fitness center, concierge services, indoor and outdoor classes and onsite sessions with a health coach. Other amenities include a 6,500-square-foot food-and-beverage outlet, elevated plaza, rooftop and a parking garage. Terra plans to break ground on the mixed-use development in the first quarter with completion anticipated for late 2024. The design team includes architect Arquitectonica and interior designer Meyer Davis.
Chartwell Hospitality, Southstar Break Ground on $500M Aureum Mixed-Use Development Near Nashville

FRANKLIN, TENN. — A joint venture between locally based developers Chartwell Hospitality and Southstar has broken ground on Aureum, a $500 million mixed-use development located in the Nashville suburb of Franklin. Situated in the city’s Cool Springs district, the 22-acre development will feature residences, shops, restaurants, entertainment venues, offices and two hotels, as well as five acres of open space featuring parks and trails. “We are the first to market with an all-in-one entertainment, hospitality and residential community that hasn’t been seen before in this area,” says Rob Schaedle, president of Chartwell Cos. “Studies done by the city predict Cool Springs will be the gateway to a popular and highly accessible submarket of Franklin, and we expect Aureum to be a popular choice for residents.” Aureum, which is Latin for “golden,” was originally announced in summer 2019. No construction timeline was given for the development, which will be completed in phases. Aureum will be situated at the southwest corner of Carothers Parkway and McEwen Drive, a site the co-developers are calling the “golden corner” of Cool Springs.
