ROCHESTER, MINN. — Timberland Partners has purchased Preserve on Maine, a 205-unit luxury apartment property in Rochester near Minneapolis. The purchase price was undisclosed. Built in 2017, the community is located at 4010 Maine Ave. SE. The seller, Harbor Bay Real Estate Advisors, was also the property’s developer. Amenities include a fitness center, outdoor heated pool, entertainment room, dog run, pet spa and walking trails. There is also a daily shuttle service to the Mayo Clinic. OMAHA, NEB. — Columbia Pacific Advisors Bridge Lending, a platform within Columbia Pacific Advisors, has provided a $28.4 million loan for the refinancing of Legacy Crossing in Omaha. The borrower, Vukota Capital Management, will use the funds to refinance existing debt as well as renovate a number of units and common areas. Legacy Crossing consists of 408 units across 17 garden-style apartment buildings. The community offers a number of amenities such as a fitness center, tennis court, pool, playground and business center. Avantic Residential is the property manager. Jason Kahn of Meridian Capital Group arranged the loan, terms of which were undisclosed.
AMESBURY, MASS. — Marcus & Millichap has brokered the sale of two multifamily assets totaling 183 units in the northeastern Massachusetts city of Amesbury. British Colonial Apartments is a 111-unit community located at 164 Whitehall Road that features one- and two-bedroom units and amenities such as a pool and onsite laundry facilities. Amesbury Gardens is a 72-unit complex at 106 Friend St. that offers studio, one- and two-bedroom floor plans. Evan Griffith and Tony Pepdjonovic of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties requested anonymity. The properties sold for $26.5 million and had a combined occupancy rate of 98 percent at the time of sale.
OSWEGO, N.Y. — Lument, a division of ORIX Real Estate Capital, has provided a $9.5 million HUD loan for the refinancing of Morningstar Residential Care Center, a 120-bed skilled nursing facility in the Upstate New York city of Oswego. The nonrecourse loan refinances a bridge loan that Lancaster Pollard provided prior to becoming part of Lument and provides fixed-rate, permanent financing. Miles Kingston led the transaction for Lument.
RENO, NEV. — Dickson Commercial Group (DCG) has negotiated the sale a multifamily property located at 941 S. Virginia St. in Reno’s midtown district. Leah Bader sold the property to JRK Investments LCC for $1.9 million. The 8,080-square-foot asset, Best Bet Motor Lodge, is a multifamily-converted motel asset on 0.33 acres. The number of units were not disclosed. Trevor Richardson and Chris Moton of DCG Multifamily represented the buyer and seller in the deal.
Walker & Dunlop Originates $80.1M Refinancing of 1,155-Unit Multifamily Community in Suburban Chicago

GLENDALE HEIGHTS, ILL. — Walker & Dunlop Inc. has originated an $80.1 million refinancing of Ellyn Crossing, a garden-style multifamily community located about 30 miles west of Chicago in Glendale Heights. Ellyn Crossing was built from 1973 to 1978, and Rockwell Partners acquired the property in phases from 2014 to 2020. Since acquiring the property, the company has invested $4.5 million in unit upgrades and $1.5 million in common area upgrades. The loan provides an additional $1 million for ongoing renovations, which are scheduled for completion in six to nine months from the loan closing. Pat Dempsey of Walker & Dunlop secured the loan through Freddie Mac’s floating-rate program. “Rockwell is one of the leaders in the value-add investing space and they did a masterful job of assembling a complicated broken condo project and renovating it into a quality, garden-style apartment community,” says Dempsey. The 1,155-unit, 30-building community offers shared amenities including a resident clubhouse, business center, activity room, fitness center, pool, sundeck, tennis court, sand volleyball court, playground and picnic areas. ALEXANDRIA, VA. — Lowe and USAA Real Estate have broken ground on Park + Ford, an adaptive reuse project of two former office buildings within the Park Center complex in Alexandria. The two 14-story properties will feature 435 apartments upon completion. Also on the campus is an office building at 4300 King St. that includes a 55,000-square-foot X-Sport Fitness club. Apartments will include studio, one- and two-bedroom floor plans fitted with contemporary fixtures and appliances with a nod to Alexandria’s industrial history. Park + Ford will feature indoor and outdoor common areas for coworking, small gatherings or individual use. The apartment conversion is anticipated to be complete in 2021. The project team includes Bonstra | Haresign Architects and Whiting-Turner Contracting Co. Lowe will continue to manage the office building at 4300 King St. through its property management affiliate, Hospitality at Work. Lowe and USAA acquired the office campus in 2018 and financed the acquisition and conversion with a $128 million loan from Newport Beach, Calif.-based PIMCO.
BOGOTA, N.J. — New Jersey-based PCD Development has begun leasing The Atwater, a 303-unit luxury apartment community located in the Northern New Jersey city of Bogota. The property features studio, one- and two-bedroom units that are furnished with stainless steel appliances, quartz countertops, smart locks, individual washers and dryers and private balconies/patios. Amenities include a pool, outdoor grilling areas, an outdoor theater, game room, resident lounge, fitness center, arcade room, business center, coffee bar, Amazon package lockers and a dog park. Rents start at $2,020 per month for a one-bedroom unit.
ST. LOUIS — Brinkmann Constructors has broken ground on Expo at Forest Park, a $90 million luxury apartment project in the Skinker-DeValiviere neighborhood of St. Louis. The development will include 287 market-rate apartment units and 30,000 square feet of retail space within walking distance of the Forest Park-DeBaliviere Transit Center. It will also include garage parking for Metro Transit commuters and access to the St. Louis region’s MetroBus network and MetroLink light-rail system. The developer, Tegethoff Development, plans to update existing transit infrastructure, including security and amenities. Expo at Forest Park will consist of two separate multifamily buildings. Completion is slated for late spring 2022.
INDEPENDENCE, MO. — NorthMarq has arranged the sale of a three-property, 426-unit multifamily portfolio in Independence, a suburb of Kansas City, for $21.2 million. The properties include Hudson, a 253-unit asset at 1401 S. Cunningham Ave.; Meadowbrook, a 113-unit property at 2141 S. Swope Drive; and Winner Place, a 60-unit community at 9528 Winner Road. Urban Southwest Capital sold the portfolio to FTW Investments. Jeff Lamott and Gabe Tovar of NorthMarq brokered the sale.
