PFLUGERVILLE, TEXAS — Dallas-based Oxford Enterprises has acquired Santa Clara, a 300-unit apartment community located in the northern Austin suburb of Pflugerville. The property was built on 21.5 acres in 2019 and is situated within several miles of the hubs of major employers like Apple, Dell, Oracle, Hewlett-Packard and General Motors. Units feature one-, two- and three-bedroom floor plans with granite countertops, kitchen islands and private balconies and patios. Amenities include a pool, playground, fitness center, business center, movie theater and a dog park. Will Balthrope, Jordan Featherston, Drew Garza and Kent Myers of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, Santa Clara LLC, in the transaction. The team also procured Oxford Enterprises as the buyer.
CHANNELVIEW, TEXAS — Hunt Capital Partners has provided $9.8 million in federal low-income housing tax credit equity financing for the construction of The Hollows Apartments. The 192-unit affordable housing community will be located on a 7.5-acre site in Channelview, about 17 miles northeast of Houston. The Hollows will offer 36 one-bedroom, 84 two-bedroom, and 72 three-bedroom units restricted to households earning up to 30, 50 and 70 percent of the area median income. LDG Multifamily LLC is co-developing the project with HCHA Redevelopment Authority Inc., an affiliate of the Harris County Housing Authority. Kelly Grossman Architects LLC is designing the project. Construction is expected to begin in September and to be complete in March 2022.
FARGO, N.D. — Bellwether Enterprise Real Estate Capital LLC has arranged a $15.1 million loan through the Federal Housing Administration for the refinancing of Arbor Courts, a 150-unit workforce housing property in Fargo. Built in 2015, the four-building property is located at 3900 56th St. Monthly rents range from $800 to $1,200. Mike Polencheck and Jon Killough of Bellwether Enterprise arranged the loan on behalf of the borrower, Arbor Courts LLC, an affiliate of Epic Management.
ORLANDO, FLA. — The Allen Morris Co. and Ustler Development Inc. have opened The Julian Apartments at Creative Village in downtown Orlando. Located at 462 N. Terry Ave., the $108 million, 14-story multifamily community features 409 units, 6,000 square feet of ground-floor commercial space and a parking garage. The Julian is the first market-rate apartment building with proximity to the University of Central Florida and Valencia College’s downtown campus, according to the developers. The project is part of the larger $650 million mixed-use development known as Creative Village. The Julian offers studio, one-, two- and three-bedroom residences that range in size from 412 to 1,307 square feet. Monthly rents range from $1,275 to $2,950. Currently, residents can earn up to three months of free rent on select units. Amenities include collaborative space on each floor, a front porch overlooking the 2.5-acre Central Park, a rooftop pool, fitness facility and interior courtyard. DECATUR, GA. — Starwood REIT has acquired The Baxter Decatur, a 290-unit multifamily community in Decatur, for $82 million. The property, which was formerly known as Solis Decatur, offers one-, two and three-bedroom floor plans. Communal amenities include a car charging station, fitness center, pool, sundeck, game room, bike storage and a pet washing area. The Baxter was 89 percent occupied at the time of sale. Additionally, the property features 20,000square feet of retail space on the ground floor leased to tenants such as Jason’s Deli, 100% Chiropractic, Club Pilates and F45. According to Terwilliger Pappas’ website, the Atlanta-based developer delivered the property in May 2019. The community is located at 1605 Church St., eight miles northeast of downtown Atlanta. The seller was not disclosed.
GASTONIA, N.C. — Capstone Apartment Partners has negotiated the $37.2 million sale of Ashbrook Village, a 423-unit apartment complex in Gastonia. The property offers one- and two-bedroom floor plans averaging 754 square feet. Communal amenities include a saltwater pool, leasing office, clubhouse and two laundry facilities. The asset is situated at 2295 Pineview Lane, 20 miles west of downtown Charlotte. The community was 99.5 percent occupied at the time of sale. The seller, locally based Southwood Realty, developed the complex in 1985 and has owned and managed it since. Austin Green, Alex McDermott, Rhodes Marley and Brian Ford of Capstone represented the seller and procured the buyer, New York City-based Gindi Equities.
ATTLEBORO, MASS. — MassHousing, an independent public agency that funds affordable housing properties in Massachusetts, has provided a $17.2 million loan for the acquisition and rehabilitation of three multifamily assets in the northern Boston suburb of Attleboro. The properties include the 83-unit Hebronville Mill, the 92-unit Gardner Terrace I and the 52-unit Gardner Terrace II. Each of the communities includes units that are reserved for renters earning less than the area median income. The borrower was Preservation of Affordable Housing, a locally based nonprofit organization.
OVERLAND PARK, KAN. — Block Real Estate Services LLC has begun development of a $60 million apartment complex in Overland Park, an upscale suburb of Kansas City. Designed by Hoefer Wysocki, The Residences at Galleria is part of the first phase of the larger $350 million project known as Galleria. Phase I includes two apartment buildings, office space, retail and entertainment space and parking. The Residences at Galleria will rise four stories with 322 units, which will surround a 43,000-square-foot courtyard equipped with a pool, bar, hot tub, cabanas, fire pits and lounge areas. Additional amenities will include a game room, golf lounge, dog park and outdoor cinema. Completion is slated for 2022. Titan Built is the general contractor.
THORNTON, COLO. — Hamilton Zanze has completed the disposition of Highpointe Park, a multifamily property located at 9701 Pearl St. in Thornton. An undisclosed buyer acquired the property for $53.6 million. Built in 2013, Highpointe Park features eight buildings offering a total of 220 apartments in a mix of one-, two- and three-bedroom layouts. Situated on 7.9 acres and offering 206,896 rentable square feet, the community also offers a clubhouse, fitness center, yoga room, and swimming pool and spa, as well as open parking, carport and garage options for residents. David Potarf, Dan Woodward, Matt Barnett and Jake Young of CBRE Capital Markets in Denver represented the seller in the deal.
