HYATTSVILLE, MD. — Fore Property Co. has formed a joint venture with PCCP LLC to develop The Edition, a five-story, Class A apartment community located at 3401 East-West Highway in downtown Hyattsville, roughly six miles north of Washington, D.C. Situated on a 3.7-acre site, The Edition will be part of an 11-acre mixed-use development that formerly housed a Kiplinger magazine publishing plant. The Edition’s amenities will include an outdoor recreational area with billiards, ping pong, barbecue stations and a fire pit. The community will also include a 412-space parking deck. The unit mix will consist of 72 studios, 148 one-bedroom units, 113 two-bedroom units and 18 three-bedroom units. Fore Property and PCCP are aiming for The Edition to be certified LEED Silver upon completion, which is scheduled for spring 2019.

ANAHEIM HILLS, CALIF. — JCH Consulting Group has arranged the sale of six skilled nursing facilities in Central California for an undisclosed price. Riverside Healthcare sold the facilities to Meridian Management Services, which operates all six. The specific facilities and purchase price were not disclosed. Built between 1950 and 1975, the facilities range from 42 to 99 beds. The average occupancy rate at the time of closing was 80 percent. JCH represented the buyer while Marcus and Millichap represented the seller. Nick Stahler was JCH’s lead agent on the transaction. Anaheim Hills-based JCH Consulting Group is a brokerage firm focused on the seniors housing industry.

FRISCO, TEXAS — Embrey Partners has broken ground on Domain At The Gate, a 350-unit multifamily community located within the master-planned community of The Gate in Frisco. The community will offer one- and two-bedroom units. Shared amenities will include an 11,000-square-foot clubhouse; a two-level fitness center; a golf simulator; a dog spa; and a bike garage. The property is scheduled for completion in summer 2018. The Gate master-planned community is currently being developed by Invest Group Overseas, and will offer office, residential, hospitality and retail space.

SAN ANTONIO — BMC Capital has arranged a $2.6 million bridge loan for the purchase and renovation of The Dunes Apartments in San Antonio. The property offers one- and two-bedroom units. Community amenities include laundry facilities, a swimming pool and night patrol. The three-year, fixed-rate loan featured  a 75 percent loan-to-cost ratio with two to three years of interest-only payments, as well as funds for significant capital improvements. The loan was arranged by BMC on behalf of the undisclosed borrower through a non-bank lender.

ARLINGTON, TEXAS — Dougherty Mortgage LLC has closed a $1.1 million Fannie Mae supplemental loan for Arbor Terrace Apartment Homes, a 143-unit, pet-friendly multifamily community in Arlington that has an existing Fannie Mae mortgage in place. Community amenities include laundry facilities, a pool, gazebo, courtyard and a business center. Unit interiors include nickel fixtures, new appliances, kitchen pantries, ceiling fans and walk-in closets. Dougherty Mortgage’s Minneapolis office arranged the loan on behalf of the borrower, ATA202 Properties LLC. The loan features a term of seven years and seven months and a 30-year amortization schedule.

BOSTON — Colliers International has arranged the sale of a multifamily property located at 256 Parker Hill Ave. in Boston’s Mission Hill neighborhood. Qianlong Management sold the property to Tremont Asset Management for $9.7 million, or $303,516 per unit. The 32-unit property comprises two garden-level apartment buildings offering a mix of studio and two-bedroom units and 16 surface parking spaces. Christopher Sower, Jen Price, Jonathan Bryant and Maggie Collins of Collins represented the seller. Additionally, Stephen Horan, also of Colliers, coordinated the acquisition financing through JP Morgan Chase on behalf of the buyer.

MILFORD, CONN. — Greysteel has arranged $3.1 million in refinancing for Spinnaker Brook, a multifamily property located at 158 Cherry St. in Milford. The 10-year, non-recourse loan features a fixed rate and three years of interest-only payments followed by a 30-year amortization schedule. The loan was provided by an agency lender under the Freddie Mac Small Balance Loan program. Anton Mattli and John Marshall Doss of Greysteel negotiated the loan for the undisclosed borrower.

ST. LOUIS — Cullinan Properties hosted a grand opening celebration on Thursday, Oct. 6, for Lofts@Euclid, a mixed-use building located at the corner of Euclid and Delmar in St. Louis’ Central West End. The 150,000-square-foot project involved the complete renovation of the historic Langan and Taylor Co. building, which was originally developed by Widman & Walsh. The redeveloped building by Cullinan Properties features 87 loft apartment units, ground-level retail and office space, a fitness center, rooftop deck and clubhouse area. Constructed in 1910, the building is one of the largest commercial buildings remaining in the Central West End historic district. Residents began occupying the building in June, and the building is approximately 70 percent leased.

CHICAGO — Essex Realty Group has arranged the sale of a seven-unit multifamily building located at 1223-25 W. Foster Ave. in Chicago’s Andersonville neighborhood. An undisclosed buyer acquired the property for $1.5 million. The walk-up building features one two-bedroom, one-bath garden apartment; four two-bedroom, one-bath apartments; and two three-bedroom, one-bath apartments. Additionally, the property features five parking spaces. Steve Livaditis, Joe Scheck and Brian Karmowski of Essex represented the undisclosed seller, while Doug Imber and Kate Varde, also of Essex, represented the buyer in the deal.

ARLINGTON, VA. — Washington, D.C.-based Kettler has opened m.flats Crystal City, an 11-story, 198-unit high-rise apartment tower in Arlington’s Crystal City neighborhood. Situated on the former Crystal City Post Office, m.flats was the first residential building proposed to the Arlington County Board since the adoption of the Crystal City Sector Plan in 2010. KTGY Architecture + Planning designed the high-rise to meet LEED Silver certification. The property features one- and two-bedroom units with washed oak flooring, quartz countertops and stainless steel appliances. Community amenities include a clubroom, Wi-Fi access, fitness center, bike storage and workstation, all-season courtyard with fire and water features, rooftop swimming pool, sundeck with cabanas, outdoor kitchens and entertainment spaces with outdoor seating and dining areas. The design team includes civil engineer and consultant Bohler Engineering and general contractor John Moriarty & Associates.
