HOUSTON — Marcus & Millichap has brokered the sale of Rosslyn Heights Apartments, a 60-unit multifamily complex in northwest Houston. According to Apartments.com, the property was built in 1985 and offers two-bedroom units and a playground. Kyle Devillier, Gregory Austin, Travis Austin and Jackson Hart of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were limited liability companies that requested anonymity.

NEW YORK CITY — Cushman & Wakefield has arranged a $135 million construction loan for a 328-unit multifamily project that will be located at 975 Nostrand Ave. in Brooklyn. The site is at the intersection of the Crown Heights and Prospect Leffert Gardens neighborhoods. About 30 percent (99 units) of the nine-story building’s residences will be reserved as affordable housing, and the amenity package will feature a rooftop terrace, landscaped courtyard, fitness center, karaoke room and a pet spa. A 21,000-square-foot FRESH supermarket will anchor the project’s retail component, which will include an additional 4,200 square feet of small-shop space. Construction is slated for a fourth-quarter 2025 completion. Gideon Gil, Zachary Kraft and Sebastian Sanchez of Cushman & Wakefield arranged the loan through Santander Bank and Related Cos. on behalf of the borrower, Hudson Cos.
ORLEANS, MASS. — MassHousing has provided $19.2 million in financing for an affordable housing redevelopment project in the Cape Cod community of Orleans. The financing consists of $15.4 million in tax credit equity bridge financing, $2.8 million in permanent financing and $1 million from the agency’s workforce housing initiative. The project will convert the former site of a Cape Cod Five Bank operations center that originally opened in 1977 into a 62-unit complex that will serve renters with a range of income restrictions. The borrower, Pennrose, will adaptively reuse part of the existing structure and also construct new units from the ground up. Amenities will include a fitness room, community room, resident services office and a package room.
GOSHEN, IND. — Evergreen Real Estate Group has completed Green Oaks of Goshen, a 120-unit assisted living community for low-income seniors in Goshen, a city in northern Indiana. Evergreen Construction Co., a division of Evergreen Real Estate Group, served as general contractor on the project, which recently welcomed its first residents and is currently 50 percent leased. Located at 282 Johnson St., the $30 million project replaces a vacant three-acre lot on the city’s north side near an existing Salvation Army building. Bourbonnais, Ill.-based Gardant Management Solutions operates the four-story community. Green Oaks of Goshen offers 49 studio and 71 one-bedroom units, all of which are reserved for seniors age 62 or older with incomes at or below 80 percent of the area median income. Amenities include a community room with kitchen, private dining room, media and theater room, computer room, fitness center, salon, library, community garden and outdoor area. The Indiana Housing and Community Development Authority authorized 4 percent Low-Income Housing Tax Credits (LIHTC) for the project. In addition, the City of Goshen issued tax-exempt bonds that were sold by Piper Sandler, providing debt financing. Affordable Housing Partners also invested in the project, providing LIHTC equity.
BLOOMINGTON AND NORMAL, ILL. — Churchill Living has selected RMK Management Corp. to manage Elm Point Apartments in Bloomington and Oak Point Apartments in Normal. Elm Point features 104 units ranging from 900 to 1,165 square feet. Monthly rents range from $1,190 to $3,800 per month. Oak Point includes 144 units ranging from 696 to 1,560 square feet. Monthly rents range from $1,050 to $2,150. Chicago-based RMK manages more than 8,800 apartment units across 38 properties in Chicago, Indiana, Wisconsin and Minnesota.
R&V Management, TCR Receive $200M in Financing for Alexan West End Apartment Development in Long Beach, California

LONG BEACH, CALIF. — R&V Management and Trammell Crow Residential (TCR) have obtained $200 million in financing for the development of Alexan West End, a multifamily community in downtown Long Beach, approximately 20 miles south of Los Angeles. The financing package includes a $166 million construction loan from Kennedy Wilson and a $34 million mezzanine loan from an unnamed national life insurance company. Located at 600 W. Broadway, Alexan West End will feature 600 apartments spread across four seven- or eight-story buildings. The community will offer a mix of studios, one-, two- and three-bedroom floor plans, averaging 767 square feet. Initial plans call for first units to be ready for occupancy by May 2026, with final completion planned for March 2027. Community amenities will include multiple club lounges equipped with gourmet kitchens; coffee lounges; an indoor and outdoor fitness center; resort-style pool and spa; sky deck with various entertainment areas; and a pet spa with a grooming station. SAN ANTONIO — San Francisco-based investment firm Hamilton Zanze has sold BLVD at Medical Center, a 248-unit apartment community in San Antonio. Built in 2016 and located roughly 15 miles northwest of the downtown area, BLVD at Medical Center offers one-, two- and three-bedroom units with an average size of 776 square feet. Residences are furnished with stainless steel appliances, walk-in closets, granite countertops and full-size washers and dryers. Amenities include a pool, fitness center, outdoor kitchen, playground and a business center. The buyer and sales price were not disclosed. Hamilton Zanze acquired the property soon after completion and implemented various value-add measures during its course of ownership.
Joint Venture to Break Ground on 1,316-Bed Student Housing Development Near Florida State University

TALLAHASSEE, FLA. — A joint venture between Core Spaces, Peerless Development and an affiliate of Inland Acquisitions has announced plans for Hub Tallahassee, a student housing development located near Florida State University. The development site is located within a qualified opportunity zone near the northeast corner of the university’s campus. Upon completion, the seven-story community will offer 1,316 beds across 367 units in studio, one-, two-, three-, four-, five- and six-bedroom configurations. Completion is scheduled for fall 2026. Amenities at the property will include a rooftop swimming pool, fitness center, spa, private study rooms and adjacent parking. The project team includes Juneau Construction Co. and Niles Bolton Associates. Ian Bradley of TSB Capital Advisors secured construction financing, and Mark Cosenza and David Neboyskey of Inland worked on behalf of the company’s affiliate in the joint venture transaction.
LITTLE ROCK, ARK. — Cushman & Wakefield has brokered the $78.8 million sale of Landmark Apartments, a 372-unit multifamily community located in Little Rock. Canyon View Capital acquired the property in two phases — paying $40.3 million and $38.5 million in February 2023 and February of this year, respectively. Martin Bynum and Cole Herget of Cushman & Wakefield represented the seller, an entity doing business as Landmark Apartments II LLC, in the transaction. VCC Construction built the community in two phases, completing 196 units in 2017 and 176 units in 2023. Amenities at the property include two fitness centers, a coffee station, tanning salon, business center, dog park agility course, two swimming pools, outdoor games and parking garages.
Thorofare Provides $30M Construction Financing for Multifamily Development in Charlotte

CHARLOTTE, N.C. — Thorofare Capital has provided a $30 million loan to Grubb Properties for the construction and lease-up of Link NoDa Phase II, a 242-unit multifamily project in Charlotte. Upon completion, the development will feature 146,652 square feet of rentable space within a six-story building. Amenities at the property, independent from those at Phase I of the community, will include a clubhouse, pool, courtyards with fire pits, grilling stations, a 24-hour fitness center, cycle room, yoga studio, pet spa, dog run, conference room, meeting center and coworking space.
