ATLANTA — Locally based Galerie Living has received approval from DeKalb County commissioners for its redevelopment of a portion of Emory University’s Briarcliff campus in Atlanta. Galerie Living will develop and operate a new 500-unit seniors housing community that will be known as Corso Druid Hills. The community will feature independent living options such as cottages and apartments in one- and two-bedroom layouts, as well as assisted and memory care living. Emory University entered into the lease agreement with Galerie earlier this year. More details on the project are scheduled to be disclosed in the spring of next year.

HOUSTON — A joint venture between locally based developer Midway and Los Angeles-based investment firm Arc Capital Partners has acquired Sabine Street Lofts, a 198-unit apartment complex located near downtown Houston. Built in 2001, the complex houses one- and two-bedroom units with an average size of 1,017 square feet that feature quartz countertops, individual washers and dryers and private balconies/patios. Amenities include two pools, a fitness center, outdoor lounge areas and access to Houston’s Buffalo Bayou trail network. Tom Fish and Jonathan Paine of Walker & Dunlop arranged acquisition financing on behalf of the joint venture. The seller and sales price were not disclosed.
WEST NEW YORK, N.J. — Cathay Bank has provided an $11.8 million construction loan for a 48-unit multifamily project in West New York, located across the Hudson River from Manhattan. The property will offer one- and two-bedroom units with an average size of 847 square feet. Matthew Pizzolato, Max Custer, Gerard Quinn and Salvatore Buzzerio of JLL arranged the three-year, floating-rate loan on behalf of the undisclosed private developer of the project. A tentative completion date was not disclosed.
NEW YORK CITY — Locally based brokerage firm Rosewood Realty Group has negotiated the $4.4 million sale of an apartment building located at 337 E. Ninth St. in Manhattan’s East Village area. The five-story building was constructed in 1900 and comprises nine residential units and two commercial spaces. Aaron Jungreis, Ben Khakshoor and Alex Fuchs of Rosewood represented the seller, a limited liability company, in the transaction and procured the buyer, a private investor. Both parties requested anonymity.
LANSING, ILL. — Skender, in conjunction with joint venture partner Ashlaur Construction, has completed construction of Torrence Place in Lansing, a southern suburb of Chicago. Developed by Full Circle Communities, the three-story affordable housing project features 48 accessible and adaptable units mainly intended for veterans and people with disabilities. The building also includes a 3,600-square-foot health clinic and pharmacy that will be operated by Christian Community Health Center. Resident amenities include a community lounge, library, computer lab, onsite laundry, storage lockers, a fitness center and onsite supportive services. The project team also included architect Cordogan Clark & Associates and CAGE Civil Engineering.
Buchanan Mortgage Provides $35.5M Construction Loan for Multifamily Project in Downtown Santa Rosa, California

SANTA ROSA, CALIF. — Buchanan Mortgage Holdings, an affiliate of Newport Beach, Calif.-based Buchanan Street Partners, has provided a $35.5 million non-recourse senior construction loan for the development of an apartment community located at 888 Fourth in downtown Santa Rosa. Construction was approximately 50 percent completed at the time of loan closing. Totaling 108 apartments, the multifamily property will offer unobstructed views from all units, a rooftop hot tub, third-level recreation terrace, ground-level picnic area and a fitness center. The market-rate multifamily property is slated to open in mid-2023. The name of the borrower was not released.
PTLA Real Estate Acquires Four-Property Student Housing Portfolio Near the University of Oregon

EUGENE, ORE. — PTLA Real Estate has acquired a four-property student housing portfolio near the University of Oregon campus in Eugene. The communities — named The Anthony, The Pearl, Westgate and The Sonja — offer a total of 186 units and 383 beds. The properties were 95 percent leased ahead of the current academic year. The portfolio recently underwent roughly $2 million in renovations, including updates to shared amenity spaces. Jaclyn Fitts, William Vonderfecht and Casey Schaefer with CBRE’s national student housing team and Josh McDonald with CBRE’s Northwest multifamily investment sales team arranged the transaction on behalf of the undisclosed seller.
LAS VEGAS — Cottonwood Group has purchased Summit on Nellis (formerly The Boulevard) and The Quinn, two apartment communities in Las Vegas, for $64 million and $58.5 million, respectively. The acquisition marks Cottonwood’s entry into the Las Vegas multifamily market. The Summit on Nellis, located at 3050 S. Nellis Blvd., features 296 units, and The Quinn, at 5500 S. Mountain Vista St., offers 237 units. For both transactions, Cottonwood partnered with experienced operators and contributed the majority of the equity. This year, Cottonwood has invested in six multifamily properties, including these two in Las Vegas.
Crescent Communities, CP Capital Break Ground on 277-Unit Apartment Development in Tampa

TAMPA, FLA. — Crescent Communities and CP Capital US have broken ground on Novel Independence Park, a 277-unit apartment community located in Tampa’s Westshore Business District. The property will serve as the multifamily component of Independence Park, a 44-acre mixed-use development site. Units will feature stainless steel appliances, stone surface countertops and vinyl wood flooring, and amenities will include a fitness center with a private yoga and spin studio, pool deck overlooking a pond, rooftop lounge, indoor-outdoor private events space, dog park, detached garages and a pedestrian nature trail. The site is situated within walking distance to Rocky Point Golf Club, Skyway Sports Complex and the trailhead for the Skyway Park Trail. The design-build team for Novel Independence Park includes architectural firm Dwell Design Studio, landscape architect LandDesign, civil engineer Haiff Associates and interior designer Vignette Interior Design. CBG Construction is serving as the general contractor. The construction timeline was not disclosed.
GRAND PRAIRIE, TEXAS — Texas-based multifamily developer Presidium has delivered Presidium Hill Street, a 290-unit community located in the central metroplex city of Grand Prairie. Designed by Dallas-based O’Brien Architects and situated on 13 acres, Presidium Hill Street offers one-, two- and three-bedroom units that are furnished with stainless steel appliances, quartz countertops and various smart home features. Amenities include a pool with cabanas, business center with private coworking spaces, clubroom, fitness center, dog park and a package handling system. Rents start at $1,370 per month for a one-bedroom apartment.
