ST. LOUIS — MMG Real Estate Advisors has arranged the sale of Gateway at City Park, a 769-unit apartment complex in St. Louis that was formerly known as Cityview. Located in the city’s downtown west neighborhood, the property was built in 1960 and renovated in 2013. Amenities include a CityHive coworking space, covered parking garage, media room, rooftop terrace and two fitness centers. Daniel Wiele and Tom Maloney of MMG represented the seller, Mills Properties, which completed more than $28 million in upgrades. Blue Magma Residential was the buyer.

TEXAS — Blueprint Healthcare Real Estate Advisors has brokered the $8.7 million sale of an unnamed, vacant seniors housing property in Texas. The seller and the location of the facility were not disclosed. Developer Mainstreet originally constructed the 70-unit property as a transitional care facility but did not fully complete construction prior to being foreclosed upon. A Texas-based investor acquired the property and plans to lease it to an East Coast-based skilled nursing operator.
Cushman & Wakefield Arranges $78.4M Sale of Two Apartment Communities in Myrtle Beach, South Carolina

MYRTLE BEACH, S.C. — Cushman & Wakefield has arranged the $78.4 million sale of two adjacent multifamily communities in Myrtle Beach’s Little River submarket. The assets include The Banks at Bridgewater, a new 252-unit multifamily community, and Stepping Stone at Bridgewater, a 44-unit build-to-rent community. Tai Cohen, John Phoenix and Louis Smart of Cushman & Wakefield represented the seller, Wakefield Residential, in the transaction. PassiveInvesting.com, a private equity real estate investment firm based in the Carolinas, was the buyer. Craig Davis Properties developed Banks at Bridgewater earlier this year. The property’s amenities include a coffee bar, on-demand yoga, saltwater pool, walking trails and units featuring built-in workspaces. Built in 2020, Stepping Stone at Bridgewater comprises two-bedroom/two-bath duplexes with attached garages in a neighborhood, cul-de-sac-style setting.
LIBERTY, MO. — Northmarq has arranged the sale of Jefferson Park East, a 208-unit multifamily property in the Kansas City suburb of Liberty. Built in 1987, the value-add community is located at 1220 Missouri Court. Jeff Lamott and Gabe Tovar of Northmarq represented the seller, Kansas City-based Maxus Properties. The buyer and sales price were not provided.
Colliers Mortgage Provides Agency Acquisition Loan for French Quarter Apartments in Tampa

TAMPA, FLA. — Colliers Mortgage has provided a Fannie Mae loan for the acquisition of French Quarter Apartments, a 57-unit multifamily community in Tampa. Built in 1968, the market-rate property features one- and two-bedroom units, as well as laundry facilities, a picnic area, barbecue grills, Spanish-speaking staff and a pool. Fritz Waldvogel of Colliers Mortgage’s Minneapolis office originated the seven-year loan on behalf of the undisclosed borrower.
NEW YORK CITY — Locally based brokerage firm Ariel Property Advisors has arranged the $33.6 million sale of a portfolio of six South Bronx multifamily buildings totaling 297 units. The portfolio consists of 14 studios, 67 one-bedroom apartments, 196 two-bedroom units, 19 three-bedroom residences and one office space. Victor Sozio, Shimon Shkury, Daniel Mahfar and Jason Gold of Ariel represented the undisclosed seller in the transaction. The buyer was a partnership between PH Realty Capital & Rockledge.
Low Tide Properties, Continental Properties Receive $110M Refinancing for Met Tower Apartments in Downtown Seattle

SEATTLE — Affiliates of Low Tide Properties and Continental Properties have obtained $110 million in financing for Met Tower, a multifamily property located at 1942 Westlake Ave. in Seattle. Citibank provided the loan, which Dave Karson, Alex Hernandez, Chris Moyer, Alex Lapidus and Meredith Donovan of Cushman & Wakefield Equity, Debt & Structured team arranged. Built in 2001, Met Tower features 366 apartments in a mix of studio, one- and two-bedroom floor plans along with 10,139 square feet of retail space and an attached, eight-level parking garage.
LAS VEGAS — Northmarq has arranged the sale of Sutton Place, a garden-style community located at 5400 W. Cheyenne Ave. in Las Vegas. West Lake Village, Calif.-based Sunstone Properties Trust acquired the asset from Salt Lake City-based Bridge Investment Group for $37 million, or $162,281 per unit. Built in 1986, Sutton Place features 228 apartments in a mix of one- and two-bedroom units ranging from 650 square feet to 927 square feet, a remodeled leasing office, fitness center, playground, soccer field, barbecue and picnic areas, and a laundry facility. At the time of sale, the property was 93 percent leased. The seller invested $2.8 million in capital improvements including deferred maintenance, exterior upgrades, paint and wood repair, asphalt, lighting, HVAC, landscaping, pool/deck furniture and new balcony railings throughout the property. Magnus Capital Partners to Break Ground on $51.5M Workforce Housing Development in Grand Rapids

GRAND RAPIDS, MICH. — Magnus Capital Partners, a Grand Rapids-based asset management and real estate investment firm, is set to break ground Dec. 19 on HōM Flats at Maynard, a new $51.5 million multifamily housing development located in Grand Rapids. Situated on 12.8 acres off Lake Michigan Drive NW, HōM Flats at Maynard will comprise seven buildings and 240 one-, two- and three-bedrooms apartments. Amenities at the community will include fitness and yoga centers, play spaces for children, indoor and outdoor dog parks, a pet spa, a café, rooftop lounge, indoor bike storage, a game room and green spaces. Once constructed, HōM Flats at Maynard will join Magnus Capital Partners’ current portfolio of HōM Flats at 28 West in Wyoming, Michigan and HōM Flats at Felch Street in Holland, Michigan. Both properties were completed in 2021. Hooker DeYoung will serve as the architect and Rhode Construction will serve as general contractor for the project. Magnus Capital and its equity partner, Stratford, received project approval from the Michigan State Housing Development Authority in late November. TERRE HAUTE, IND. — Tampa, Florida-based real estate investment firm Gray Capital has acquired Sycamore Terrace Apartments in Terre Haute as part of its $100 million multifamily investment fund, The Gray Fund. The sale was brokered by Cushman & Wakefield. The sales price was not disclosed. Sycamore Terrace Apartments is a 250-unit luxury multifamily apartment community. The community offers one-, two- and three-bedroom floor plans and amenities such as a swimming pool, fitness center, clubhouse and a media center. Gray Capital plans to repaint the exteriors of the property, as well as install a controlled access and gate system. Sycamore Terrace Apartments will be managed by Gray Capital’s property management company, Gray Residential. George Tikijian, Hannah Ott and Cameron Benz of Cushman & Wakefield’s Indianapolis office represented the seller in the transaction. Gray Capital represented itself in the deal.
