ODENTON, MD. — San Francisco-based Hamilton Zanze has purchased Echelon at Odenton Apartments, a 244-unit garden-style multifamily community located at 315 Nevada Ave. in Odenton, a suburb of Baltimore. Built in 2016, the apartment community was 97 percent occupied at the time of sale. The seller and sales price were not disclosed. Situated on 6.6 acres, Echelon at Odenton comprises two five-story residential buildings housing units ranging from 759 to 1,456 square feet, as well as a single-story clubhouse. Amenities include a theater, barbecue and grilling areas, clubhouse, TV lounge and bar, playground, game room, pool and covered bike storage.

VANCOUVER, WASH. — Kidder Mathews arranged the sale of 134th Street Lofts, a multifamily property in Vancouver. An undisclosed buyer acquired the asset from an undisclosed seller for $38.7 million in an off-market transaction. Newly constructed, 134th Street Lofts offers 124 apartments and is near Legacy Salmon Creek Medical Center, Washington State University Vancouver and a variety of local and national retailers. Dylan Simon, Max Frame and Jerrid Anderson of Kidder Mathews’ Simon and Anderson team represented the seller and sourced the buyer in the deal.
Colliers Mortgage Arranges $9.8M Fannie Mae Loan for Siena Villas Multifamily Property in Orem, Utah

OREM, UTAH — Colliers Mortgage Southwest has arranged a $9.8 million Fannie Mae loan for the refinancing of Siena Villas, a multifamily community in Orem. Rob Prouty of Colliers Mortgage Southwest arranged the 10-year loan for the borrower, Siena Villas LLC. Constructed in 2011, Siena Villas features 81 market-rate apartments with in-unit washers/dryers, onsite management and covered and uncovered parking.
COLORADO SPRINGS, COLO. — Capstone has brokered the sale of The Gabion Apartments, a multifamily building located at 676 W. Monument St. in Colorado Springs. The property traded for $7.1 million. Pat Knowlton of Capstone represented the undisclosed seller, while Jeff Dimmen, also of Capstone, represented the undisclosed buyer in the deal. Built in 2015, Gabion Apartments features 20 units. At the time of sale, the property was fully leased.
AUGUSTA, GA. — Berkadia has arranged the $16.8 million sale of Terraces at Summerville, a 120-unit apartment community located at 817 Hickman Road in Augusta. Mark Boyce and Blake Coffey of Berkadia’s Charleston office represented the seller, Nebraska-based Burlington Capital Group, in the transaction. The buyer was Tennessee-based JBT Holdings. Built in 1972, Terraces at Summerville was 95 percent occupied at the time of sale. According to Apartments.com, the property features a pool, fitness center, laundry facilities, tennis court, clubhouse and picnic area.
KIRKWOOD, MO. — High Street Residential, a subsidiary of Trammell Crow Co., has unveiled plans to build its first multifamily project in the greater St. Louis area. Located at 416 N. Kirkwood Road in Kirkwood, The James will rise five stories with 152 apartment units and more than 7,000 square feet of ground-floor retail space. Completion is slated for early 2024. Amenities will include a clubroom, fitness center, work-from-home center, pet wash and an amenity terrace with a pool and grill stations. The development will offer 285 parking spaces. ESG Architecture & Design is the architect and Brinkmann Constructors is the general contractor.
SAN ANTONIO — A partnership between private equity firm Cottonwood Group and Dallas-based Texsun Holdings has acquired a 636-unit multifamily portfolio in San Antonio. The two properties that comprise the portfolio, San Mateo Apartments and Heights on Perrin Apartments, are both located on the city’s northwest side. The new ownership plans to implement a $7 million capital improvement program. The seller and sales price were not disclosed.
HOUSTON —Florida-based investment firm Stoneweg US has acquired Ashford, a 312-unit apartment community in Houston’s Energy Corridor. According to Apartments.com, the property was built in 2017 and features studio, one- and two-bedroom units that range in size from 553 to 1,326 square feet. Amenities include a pool, fitness center, outdoor grilling and dining stations and a dog park. The seller and sales price were not disclosed. Stoneweg US has tapped RPM Living to manage the property and oversee a value-add program.
EL PASO, TEXAS — Greysteel has brokered the sale of Athens Gate, a 233-unit apartment complex in El Paso. The property offers one- and two-bedroom units that range in size from 404 to 746 square feet. According to Apartments.com, amenities include a pool, playground, volleyball court and outdoor grilling stations. Jack Stone of Greysteel represented the seller, a locally based developer, in the transaction. The buyer and sales price were not disclosed.
DESOTO, TEXAS — JLL has negotiated the sale of Methodist Transitional Care Center, along-term care facility in the southern Dallas suburb of DeSoto. The 100-bed property was built in 2020 and encompasses 66 units. Charles Bissell and Evan Kovac of JLL represented the seller and developer, Madison Marquette, in the transaction. Illinois-based LFI Real Estate purchased the asset for an undisclosed price.
