HOUSTON — Colvill Office Properties has brokered a 3,989-square-foot office lease with The Mitchell Group at The Jones on Main, a newly rebranded office complex located at 708 and 712 Main St. in Houston. The Jones on Main includes the JPMorgan Chase & Co. Building in Houston’s central business district. Mitchell Group will occupy the entire 31st floor at the 715,000-square-foot office tower. Connor Saxe and Vince Strake of Colvill Office Properties represented the property’s ownership, Lionstone Investments and Midway, in the lease transaction. SHENANDOAH, TEXAS — Tim Maczko and Lisa Hughes of The J. Beard Real Estate Co. represented VP1 Partners LP in the lease of 8,720 square feet within 128 Vision Park Office in Shenandoah. The 75,000-square-foot, three-story office building is situated on five acres near I-45. Fischer Co. represented the tenant, Reed Group Management, which will occupy the space by the end of the year.
NGKF Handles $36.25 Million Financing of 124,668 SF Office Building in Greenwich, Connecticut

GREENWICH, CONN. — NGKF Capital Markets has arranged $36.25 million in financing for 500 West Putnam Avenue, a 124,668-square-foot Class A office building in Greenwich, for Connecticut investment group 500 WPA LLC. Jordan Roeschlaub, Daniel Fromm and Steve Sperandio of NGKF led the team that arranged and structured a floating-rate loan that provides a three-year initial term and two one-year extension options. The loan proceeds were used to fund the acquisition of the property from SL Green and execute the sponsor’s business plan for the property, which was 54 percent occupied at closing.
LOS ANGELES — Sandstone Properties has purchased the Tower at Sherman Oaks, a 167,726-square-foot office building in the Los Angeles submarket of Sherman Oaks, for $56.7 million. The Class A building is located at 14724 Ventura Blvd. The Tower at Sherman Oaks was built in 1966 and underwent a complete renovation in 1991. It is currently 96 percent occupied. Sandstone Properties plans to reposition the asset as a creative campus. Bob Safai, Chris DuMont and Bob Pearson of Madison Partners will handle leasing efforts. The firm also arranged acquisition and renovation financing totaling $48.1 million with Loancore Capital. Safai also represented the seller, Douglas Emmett, along with Matt Case and Brad Schlaak.
PORTLAND, ORE. — BPM Real Estate Group has started construction of the Broadway Tower office and hotel project in downtown Portland. The 19-story project will include a 180-room Radisson RED hotel, 175,000 square feet of office space and more than 2,000 square feet of ground-floor retail space. Radisson RED will occupy Broadway Tower’s first eight floors, with Class A office space occupying the top 11 floors. The project is scheduled for completion in the third quarter of 2018. Howard S. Wright, a Balfour Beatty company, is building the project, which GBD Architects designed. Broadway Tower is Howard S. Wright’s second project for BPM Real Estate Group in Portland. The firm delivered the Pearl West office building for the developer earlier this year.
SCHAUMBURG, ILL. — Brian Bocci of Entre Commercial Realty LLC represented Vinayaka Holdings Corp. in the purchase of a 204,345-square-foot office building located at 1000 E. Woodfield Road in Schaumburg. Entre Commercial Realty has also been retained to market the refurbished building for lease. The building’s lobby was recently renovated and the exterior was painted. The parking lot will be refurbished and new landscaping will be installed as well. The property is within walking distance to Woodfield Mall. Steve Kling, Jason Simon and Tom Gorman of Colliers International worked on behalf of the unnamed seller.
NORTHBROOK, ILL. — Morgan/Harbour Construction has completed an office renovation for Cour Pharma Development Co. Inc. at 2215 Sanders Road in Northbrook. Founded in 2012, Cour Pharma is a nanobiotechnology company that focuses on the development of novel immune therapies. Morgan/Harbour was hired to complete a 4,400-square-foot build-out for Cour Pharma’s space within CVS Health Towers. The interior build-out consisted of the addition of two glass conference rooms and an open office layout for the break area. Morgan/Harbour’s construction team included Joe Zosky as project executive and Erick Hodorowicz as project manager and superintendent. JDJ Architects provided the architectural services for the design.
AUSTIN, TEXAS — Restoration Hardware Holdings Inc. (RH) has opened RH Austin, The Gallery at The Domain at 11720 Domain Blvd. in Austin. The design gallery spans four stories and over 60,000 square feet. The property features installations of home furnishings in a gallery setting, including a floor dedicated to RH Modern with an integrated RH contemporary art gallery. RH Austin also includes an interactive design atelier, which is a workspace that allows customers, designers and architects to conceptualize and customize a home. Architect James Gillam of Backen, Gillam & Kroeger designed the property.
DALLAS — CBRE Capital Markets’ debt and structured finance team has arranged debt financing for Tollway Towers, a three-building office asset in Dallas. CBRE arranged the $32 million non-recourse loan on behalf of Champion Partners and CrossHarbor Capital Partners. Tollway Towers comprises two office towers and a garden office building totaling 341,836 square feet. Tollway Towers is located along the Dallas North Tollway, two miles north of I-635. The property was built in 1983 and renovated in 2007. The new ownership plans to invest several million dollars into the buildings for both capital upgrades and a speculative suite program tailored to attracting tenants seeking 750 to 5,000 square feet. Scott Lewis, Greg Greene and Matt Ballard of CBRE’s Dallas office originated and secured financing on behalf of the borrowers.
DALLAS — Trammell Crow Co. (TCC), Alliance Architects and Fast-Track Construction have completed an early childhood center for Park South YMCA in Dallas. The project was built on behalf of In The City For Good, a charitable organization that develops food pantries and early childhood education programs for inner city youth. TCC, Alliance and Fast-Track converted an abandoned 2,000-square-foot laundromat into a preschool building that will serve 145 children. The one-story building, located at 3901 Latimer St., features three classrooms. The development team designed built-in shelves for storage, added windows to allow for natural light and painted all the rooms in bright colors to aid in learning.
