MONTVALE, N.J. — JLL has arranged a 15-year lease for FC USA at an office building located at 5 Paragon Drive in Montvale. The company will occupy 70,863 square feet of space at the 119,254-square-foot, Class A office building. FC USA is relocating from 69 Spring St. in Ramsey, N.J., and will occupy a portion of the first floor and the entire second floor at the two-story commercial office building. Phillip Lipper, Thomas Reilly and Scott Lesh of JLL represented the tenant, while Gregory Barkan of CBRE Inc. represented the landlord, Lone Star Funds, in the transaction.

GARDEN CITY, N.Y. — Treeline, a value-add asset developer, owner and investor, has received $106 million in first mortgage and mezzanine financing for its four-building Garden City Plaza office portfolio, located at 100, 200, 300 and 400 Garden City Plaza in Garden City. The loans consist of $86 million in new first mortgage financing provided through Terry Livingston of Wells Fargo, and a $20 million mezzanine loan provided through Robert Dirks of Principal Real Estate Investors. Proceeds of the financing will be used to buy out an existing equity partner and retire construction financing for a new restaurant for Maggiano’s Little Italy, which will open its first Long Island location at the property. The 600,000-square-foot portfolio is 90 percent leased. Robert Turner, Adam Spies and Joshua King of Eastdil Secured arranged the financing for the borrower.

WEST CONSHOHOCKEN, PA. — Newmark Grubb Knight Frank (NGKF) Capital Markets has arranged the sale of an office building located at 300 Four Falls in West Conshohocken. A tenants-in-common ownership group sold the seven-story glass and granite tower building to Maguire Hayden Real Estate Co. for $98.4 million. The 298,482-square-foot tower, which sits atop a six-story concrete parking deck, was 97 percent occupied at the time of sale. Mike Margolis, Taylor King, Dave Dolan and Brett Segal of NGKF represented the seller in the transaction.

AUSTIN, TEXAS — CBRE Capital Markets’ Investment Properties division has sold Arbor Square, a 50,836-square-foot, multi-tenant office park in Austin. Los Angeles-based Entrada Partners purchased the asset from California-based AMC Investments for an undisclosed price. Arbor Square I & II consists of two storefront-style office buildings. Arbor Square is located at 12885 Research Blvd., adjacent to Lakeline Mall in the northwest Austin submarket. The Class B asset was developed in 1984 and renovated in 2007. It was 90.2 percent occupied at closing.

DALLAS — Revere Capital has relocated its headquarters from Rowayton, Conn., to Dallas. Revere Capital originates and acquires senior mortgages, second mortgages, mezzanine and debtor-in-possession loans throughout the United States. Revere also underwrites investments in all commercial property asset types and corporate loans, heavy equipment, airplanes and art lending. Revere Capital has a staff of 17 and is located at 2000 McKinney Ave. Clark Briner founded Revere Capital following his work as an investment banker with Deutsche Bank in New York City and at Macfarlan Capital Partners, an institutional private equity real estate firm. He has served as an owner, lender, operator, sponsor and equity partner in commercial real estate.

Telemundo Prologis Beacon Lakes Miami

MIAMI — Cushman & Wakefield has arranged a 560,000-square-foot, build-to-suit lease for Telemundo’s new broadcast center and studios in Miami. The new two-building campus will be located at the corner of Northwest 25th Street and Northwest 117th Place within Prologis Beacon Lakes, a 478-acre business park. The primary 476,000-square-foot facility will house more than 100,000 square feet of executive offices, as well broadcast and entertainment studios, a network operations center, set design operations and post-production facilities. A second, 87,000 square-foot building will be used for storage. Telemundo, which was purchased by NBCUniversal in 2010, is expected to occupy the campus in early 2018. Brian Smith, Mike Davis and Audley Bosch of Cushman & Wakefield represented NBCUniversal Telemundo Enterprises in the lease deal. Telemundo will consolidate approximately 1,300 jobs currently housed at various facilities throughout Miami-Dade County. As part of the deal, Prologis sold the land for the project to SunTrust Bank, which is serving as the landlord to NBCUniversal Telemundo.

MIAMI — On behalf of owners TIAA-CREF and Allianz Real Estate of America, The Hogan Group has broken ground on 800 Waterford, a 250,000-square-foot spec office building situated within Waterford at Blue Lagoon in Miami. The 1.4 million-square-foot, Class A office park is adjacent to Miami International Airport and State Road 836. The existing buildings are 97 percent leased to tenants such as Airbus, Caterpillar, FedEx, Sony, Estee Lauder and Baxter Healthcare. Allianz entered a joint venture with TIAA-CREF in 2015 upon purchase of a 49 percent stake in the Waterford complex. The Hogan Group expects to deliver the office building in mid-2017.

CINCINNATI — Gramercy Property Trust has closed on the sale of a three-building office portfolio in Cincinnati for $87 million, the equivalent of $161 per square foot. McAuley Place and Landings I & II were 96 percent occupied at the time of sale. The exit cap rate was 9 percent based on the existing net operating income. The buyer in the transaction was undisclosed.

CHANDLER, ARIZ. — NorthMarq Capital has arranged a $93 million refinancing for a 523,673-square-foot office park in Chandler. The Class A park is located at the intersection of highways 101 and 202. The property contains six office buildings within a master-planned business park that also features office, hospitality and restaurant properties. The office park is fully leased to tenants like Healthways, Infineon Technologies and Infusion Software. The loan features a 10-year term with three years interest-only payments, followed by a 30-year amortization schedule. Eric Flyckt of NorthMarq Capital’s San Diego office arranged the financing through the firm’s relationship with Citi Group. Douglas Allred Company owns the property.

SACRAMENTO, CALIF. — Newmark Realty Capital has arranged $65 million in permanent financing for a 284,000-square-foot office complex in Sacramento that serves as the headquarters for the California Highway Patrol. The facility is situated within the River District Redevelopment Area. The recently renovated property is leased to the State of California. George Mitsanas, Fritz Grim and Armen Hadjimanoukian of Newmark Realty Capital arranged the non-recourse, fixed-rate, term loan. It was placed with one of the firm’s correspondent life insurance company lenders.
