HOUSTON — Boxer Property has arranged a 5,000-square-foot lease for a government entity in Northwest Houston. The property is located at 340 and 350 N. Sam Houston Parkway E., just off Beltway 8, and provides 172,969 square feet of office space for rent. Boxer Property owns and manages the building. Diana Boswell negotiated the agreement on behalf of Boxer Property, working alongside Gary Rothe, the property manager, and Christine Guerra, leasing representative. The two-story buildings include amenities such as a conference room, video surveillance and 24=hour secure key card access.

HOUSTON — NAI Partners represented Sembmarine SSP Inc. in subleasing 5,640 square feet of office space located at 10300 Town Park Drive in Houston. Sembmarine SSP Inc., a Sembcorp Marine subsidiary, specializes in the design, engineering and construction of floating production and drilling structures for the oil and gas industry. Jason Whittington and Liz Westcott-Brown of NAI Partners represented Sembmarine SSP Inc. during the sublease negotiations, while Peggy Meredith with PMCRE represented the sub-landlord, CGG Services Inc.

LANSING, MICH. — CBRE|Martin has negotiated the sale of an office building located at 7050 W. Saginaw in Lansing for an undisclosed price. 7050 Building LLC sold the 18,584-square-foot property to Bergmann Associates, an architectural and engineering design firm. Bergmann is currently leasing 10,000 square feet in East Lansing and plans to move its 50 Michigan-based employees to the new location this fall. Eric Rosekrans and Thomas Jamieson of CBRE|Martin represented both parties in the transaction.

CLEVELAND, OHIO — The Cooper Commercial Investment Group has arranged the sale of a three-building office portfolio located in Cleveland’s eastern suburbs. The properties sold for $8.5 million, or 95 percent of the listing price. Dan Cooper of Cooper Group represented the seller, a private investment group, and procured the buyer, an East Coast-based private equity group, in the transaction.

Brigham Building Charlotte

CHARLOTTE, N.C. — Bissell has started construction on Brigham Building, a speculative 287,507-square-foot office building within Ballantyne Corporate Park in Charlotte’s Ballantyne office submarket. The 10-story building will be located at 11625 N. Community House Road and will overlook the 12th hole of The Golf Club at Ballantyne. The project team, which includes architect LS3P Associates and general contractor Rodgers Builders, is aiming for LEED Gold certification. Upon completion in November 2016, Brigham Building will feature a two-story lobby, glass exterior curtain walls, free structured parking and balconies on the third and 10th floors. In addition to Brigham Building, Bissell has plans for the next phase of speculative development on the east side of Ballantyne Corporate Park. The plan presently includes a campus of three 10-story buildings and one six-story building, totaling more than 900,000 square feet, as well as a 150-room hotel with event space.

ARLINGTON, VA. — The U.S. General Services Administration, on behalf of the Department of Homeland Security’s National Protection and Programs Directorate division, has renewed a 120,435-square-foot lease at Two Ballston Plaza in Arlington. The 234,000-square-foot, Class A office building is located at 1110 N. Glebe Road. Colliers International’s government solutions team represented the landlord, Brookfield Property Partners, in the lease renewal.

SEATTLE – Swedish Health Services has leased 120,000 square feet at First Hill Medical Pavilion in Seattle. The campus is located in the First Hill submarket. Swedish Health Services will join CellNetix and Theraclone when they occupy the building later this year. The transaction was executed by CBRE’s Paul Carr, Steve Perovich and Marcus Yamamoto.

CHICAGO — HFF has brokered the $135 million purchase of 525 West Van Buren in Chicago by AEW Capital Management Inc. The 522,809-square-foot, 16-story, Class A office tower is situated at the southwest corner of Van Buren and Canal streets in the West Loop. 525 West Van Buren features an on-site café, 40 indoor executive parking spaces, a mezzanine floor with a Wi-Fi lounge, conference center, fitness center with lockers and showers and a 56-bike storage room. Tenants of the office tower include Akzo Nobel Chemicals LLC, Griffin American Healthcare and The Bureau of Alcohol, Tobacco, Firearms & Explosives. Jaime Fink, Jeffrey Bramson and Mark Kantz of HFF represented the seller, Northwood Investors.

DENVER — A partnership between Soma Capital Partners (SCP) and CenterSquare Investment Management has purchased the LAB, a 78,639-square-foot office building in the Denver submarket of Platte Valley, for an undisclosed sum. The newly constructed building is located at 2420 17th St. WeWork Companies, an international co-working platform, has pre-leased about 65 percent of the property. It will occupy the space by year-end. CBRE serves as the leasing agent for the second floor of the office building. Urban Legend is marketing the 3,000-square-foot, ground-floor retail space to prospective food and beverage tenants. JR Bitzer of Lee & Associates Denver represented SCP in this transaction. The seller was the building’s developer, a partnership between Brue Capital and Confluent Development.

LOS ANGELES — JLL has named Tony Morales as brokerage lead in the Los Angeles region. This area contains about 80 brokers across six offices. Morales’ expanded role will allow him to set the strategic direction for the Los Angeles-area brokerage business and oversee these offices. Morales, a 25-year commercial real estate veteran, will also continue in his role as JLL Los Angeles’ managing director, where he specializes in office properties. Prior to JLL, Morales worked with several high-profile companies, including Yahoo!, DIRECTV, Boston Consulting Group, Electronic Arts, William Morris Endeavor and Morrison & Foerster.
