WOBURN, MASS. — Regional brokerage firm Northeast Private Client Group (NEPCG) has negotiated the $3.5 million sale of a 26,960-square-foot office building in Woburn, a northern suburb of Boston. The building at 110 Winn St. was constructed in the 1990s in the downtown area and houses 17 suites. Francis Saenz, Drew Kirkland and Jim Casey of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

NEW YORK CITY — Cushman & Wakefield has secured a 47,000-square-foot office lease at 277 Park Avenue in Midtown Manhattan. The tenant, private equity firm Arsenal Capital Management, will occupy the entire 33rd and 34th floors of the 1.8 million-square-foot building. Mark Boisi, Bryan Boisi and Stephen Bellwood of Cushman & Wakefield represented the landlord, The Stahl Organization, in the lease negotiations. Josh Friedman and Neil Goldmacher of Newmark represented the tenant.

NEW YORK CITY — LIFT Inc. has signed a five-year, 3,500-square-foot office lease in The Bronx. The nonprofit organization will cut the ribbon on its custom-built space at the building at 412-424 E. 147th St. later this month. Alexander Smith and Kendall Elliott of OPEN Impact Real Estate represented the tenant in the lease negotiations. Jesse Rubens of JLR Realty Inc. represented the landlord.

HOUSTON — Locally based brokerage firm Davis Commercial has arranged the sale of a 4,500-square-foot office building in northwest Houston. According to LoopNet Inc., the single-tenant building at 11704 Cypress N. Houston Road was constructed in 1976. Cotton Munson of Davis Commercial represented the sellers, a pair of private investors, in the transaction. Dave Jensen represented the buyer, Gracelli Studios, which will occupy the building as a production studio for its social media content.

The tenant, global investment firm Sumitomo Corp. of the Americas, will occupy the entire 15th floor of the 1.8 million-square-foot building. MILWAUKEE — LifeStance Health, formerly operating as Cornerstone Counseling Services SC, has renewed its 8,226-square-foot office lease at 5007 S. Howell Ave. in Milwaukee. Joe Mortiz of Colliers negotiated the lease. LifeStance Health employs approximately 6,600 psychiatrists, advanced practice nurses, psychologists and therapists, and operates across 33 states and approximately 550 centers.

FRISCO, TEXAS — Ruiz Foods, a provider of frozen Mexican foods, has opened a new 25,000-square-foot headquarters space at HALL Park in Frisco, according to reports from local media sources. According to Star Local Media, the company is in the process of relocating some employees from its existing headquarters facility in Dinuba, Calif., in addition to hiring some local workers. Ruiz Foods eventually plans to employ about 125 people at the new facility, the local paper reports.
