CHICAGO — J.C. Anderson Inc. has completed the first phase of the 22,000-square-foot renovation for TransUnion at 555 W. Adams in downtown Chicago. TransUnion, a provider of credit information and information management services, selected J.C. Anderson Inc. to renovate its offices on the fifth floor. Phase I of the construction focused on the capital improvements to the property, which included the addition of a fitness center and a café, as well as extensive lobby renovations. Phase II of the renovation is now underway, which includes the demolition of offices to accommodate a renovated and open floor plan. The new office space will feature angled walls, millwork and glass throughout the space, as well as an upgraded kitchen. Michael Yazbec, president of the J.C. Anderson Inc. is the project executive, Joe Maguire is the project manager and Bob Hickey is the project superintendent for J.C. Anderson. SAS Architects is providing the architectural services for the renovation project, and Adriana Calderon of Jones Lang LaSalle is the project manager.

DALLAS — Bilingsley Co. has broken ground on a 31,450-square-foot build-to-suit office property at Cypress Waters, a master-planned development in Dallas. The single-story structure will serve as the new corporate headquarters of Cheddar’s Casual Café, a chain of restaurants with more than 150 locations in 28 states nationwide. Slated for completion in May, the project will be the first office building at Cypress Waters, which totals 1,000 acres along I-635 and stretches into the adjacent city of Irving. The new Cheddar’s facility will feature a test kitchen and training wing in addition to traditional workspaces.

FARMINGTON HILLS, MICH. — Arboretum Acquisition LLC has selected Friedman Integrated Real Estate Solutions to handle the management, leasing and construction assignment for Arboretum Office Park in Farmington Hills, a suburb northwest of Detroit. Located on 40 acres at 34405-34605 W. Twelve Mile Road and constructed in 1986, the 432,000-square-foot property features enclosed walkways connecting each building and large courtyards. Additional amenities feature on-site management and security card access system, high-speed data, cable and fiber-optic cabling, full-service cafeteria and sundry shop, conference center, state-of-the-art temperature control system and abundant parking. Planned improvements for the property include refurbishing the building’s exterior, landscape enhancements and fully remodeled lobbies with a high-end, modern finish. The property owner is a partnership between David Friedman of Friedman Integrated Real Estate Solutions and C. Michael Kojaian of Kojaian Ventures.

FORT WORTH, TEXAS — Colliers has brokered the sale of Western Place I and II, a pair of office towers totaling 427,000 square feet in southwest Fort Worth. The Class B assets, which are located at 6000 and 6100 Western Place along I-30, are leased to institutional tenants such as Lockheed Martin and BAE Systems. Western Place I stands 11 stories, while Western Place II stands 10 stories. Creighton Stark, Mark McEwen and Ben Lurie of Colliers represented both the seller, Sovereign Capital, and the buyer, TLC Urban, in the transaction. The acquisition required the assumption of an existing CMBS loan.

AUSTIN, TEXAS — HFF has brokered the sale of the Aspen Lake, Tower of the Hills and Tower Point office buildings, which total 380,000 square feet in northwest Austin. Fortis Group of New York acquired the properties in the transaction. Andrew Levy and Todd Savage of HFF represented the sellers, Crimson Real Estate Fund (CREF) and its co-investment partners Admiral Capital Group and USAA Real Estate Co. CREF originally purchased the assets in 2011.

CHANDLER, ARIZ. — ViaWest Group has purchased San Tan Tech Center, a 129,187-square-foot office building in Chandler that caters to life sciences and technology companies, for $9.6 million. The Class A center is located at 145 S. 79th Street. It was built in 1981 and renovated in 2010. The City of Chandler is the center’s largest tenant. It occupies 49 percent of the property, with its lease due to expire in 2024. The city is doing business at the center as Innovations, an incubator targeting entrepreneurs in the life sciences and emerging technology industries. Other notable tenants at the center include the University of Arizona Center for Applied NanoBioscience & Medicine, HealthTell and Cummings Engineering. ViaWest represented itself in this transaction. The seller, Capital Commercial Investments, was represented by CBRE’s Barry Gabel and Chris Marchildon.

MILWAUKEE — Falk Legal Group has signed a lease for 3,500 square feet of office space at River Bank Plaza in Milwaukee. The property is located at 740 N. Plankinton Ave. John Dulmes and Dan Walsh of Siegel-Gallagher represented the tenant; Tony Stevens of Equity Commercial Real Estate represented the landlord, River Bank Plaza Building, in the transaction. Terms of the lease were not released.

DALLAS — Developer Cawley Partners and architect BOKA Powell have broken ground on Knoll Trail Plaza, a 120,000-square-foot office building in Dallas. The four-story Class A structure is located at 16400 N. Dallas Parkway and will feature amenities, such as a fitness center, rooftop deck, café and bike racks. The property, designed for LEED Silver certification, is 40 percent pre-leased and will serve as the headquarters of Sundown Energy. Completion is slated for November.

SAN ANTONIO — Blakeley Commercial Real Estate (BCRE) has arranged a 12,446-square-foot medical office lease for the Center for Health Care Services in San Antonio. The tenant will occupy space at Legacy Oaks, a seven-building development located on Fredericksburg Road within the South Texas Medical Complex. Lynn Blakeley of BCRE represented the Center for Health Care Services in the negotiations. Lindsey Tucker and Carl Salvato of CBRE represented the undisclosed landlord.
