WESTBOROUGH, MASS. — Bohler Engineering has signed a 20,000-square-foot office lease for its new regional headquarters in the central Massachusetts city of Westborough. The 92,600-square-foot building at 50 Washington St. includes a fitness center and a cafeteria. Steve Woelfel and Kevin Brawley of Colliers represented the tenant in lease negotiations. Bob McGuire and Alison Powers of JLL represented the locally based landlord, Carruth Capital.

NEW YORK CITY — Law firm Emery Celli Brinckerhoff Abady Ward & Maazel LLP (ECBAWM) has inked a 6,000-square-foot office lease expansion at Rockefeller Center in Manhattan. The deal raises the firm’s footprint within the 34-story building at 1 Rockefeller Plaza from 16,000 to 22,000 square feet. Zev Holzman of Savills and Paul Revson of Emerald Realty represented ECBAWM in the lease negotiations. The landlord, Tishman Speyer, was represented internally.

HOUSTON — Law firm Fahl & Donaldson PLLC has signed a 5,316-square-foot office lease renewal at 801 Louisiana St. in downtown Houston. According to LoopNet Inc., the eight-story, 105,145-square-foot building was constructed in 1979 and renovated in 2009. Ryan Hartsell of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Trey Miller of Boxer Property represented the landlord.

VERNON HILLS, ILL. — Chicago-based Proper Title LLC, a full-service title insurance agency serving the residential and commercial real estate industries, has opened a new office in the Chicago suburb of Vernon Hills. Located at 175 E. Hawthorne Parkway, the office replaces Proper Title’s previous location in Libertyville. The company says it needed a larger space to accommodate increased business in the northwest suburbs. The new office totals 1,773 square feet and features three closing rooms, a large reception area and ample parking. Isabel Reyes, a senior escrow officer, will oversee the office along with additional staff as needed per closing.

GARDEN CITY, N.Y. — The Feil Organization has completed the renovation of Garden City Center, a 200,000-square-foot office building on Long Island. The building was originally constructed in 1990 and is leased to a mix of firms in the legal, insurance and professional services industries. Designed by MdeAS Architects, the project featured a full redevelopment of the common areas and entryways, as well as new landscaping, seating areas and art installations. Additional amenities include a fitness center, conference facility and a full-service restaurant.

NEW YORK CITY — Orrick, Herrington & Sutcliffe has signed a 15-year, 144,312-square-foot office lease renewal in Midtown Manhattan. The law firm will continue to occupy six floors at 51W52, a 38-story, 900,000-square-foot building. Howard Fiddle, Scott Gottlieb, Andrew Sussman, Evan Haskell, Evan Fiddle and Caroline Merck of CBRE represented the landlord, Harbor Group International, in the lease negotiations. Mary Ann Tighe, Craig Reicher, Ramneek Rikhy and Elliot Bok, also with CBRE, represented the tenant.

PHILADELPHIA — Coldwell Banker Commercial Realty has brokered the $14 million sale of a 136,000-square-foot office building located at 399 Market St. in Philadelphia’s Old City neighborhood. According to LoopNet Inc., the building rises five stories and was originally constructed in 1977. Peter Rothberg and Jonathan Dubrow of Coldwell Banker represented the seller, Colonial Penn Life Insurance, in the transaction. OCF Realty purchased the property in an off-market transaction. Coldwell Banker is also the building’s leasing agent.

MONTROSE, COLO. — The Boulder Group has arranged the purchase of a single-tenant medical office building located at 2011 Market St. in Montrose, a city of approximately 20,000 residents in the southwest quadrant of the state. A Colorado-based investor acquired the asset from a Midwest-based real estate investment and development company for $2.5 million. Heartland Dental occupies the newly constructed property on a new 10-year net lease. The lease includes 10 percent rental increases every five years and is corporately guaranteed. Heartland Dental has more than 1,700 locations across 38 states nationwide. The company is primarily owned by KKR. Zach Wright and Brandon Wright of The Boulder Group represented the buyer in the transaction.

HOUSTON — Locally based brokerage firm Oxford Partners has negotiated an 8,183-square-foot office lease in Houston’s Westchase District. According to LoopNet Inc., the property at 10333 Richmond Ave., which is known as The Frost Bank Building, was built in 1983 and totals 218,689 square feet. Ryan Hartsell of Oxford Partners represented the tenant, immigration law firm Reddy Neumann Brown PC, in the lease negotiations. Terri Torregrossa of Avison Young represented the landlord, Florida-based Accesso Partners.
