This will be the 10th building at the park, which is located at Mathilda and Evelyn avenues in Sunnyvale. The spec building is striving for LEED-Gold certification. It is being developed by Principal Real Estate Investors. Legacy Partners, the park’s property manager, is also providing development services. Dave Sandlin, Susan Gregory, and Kevin Moul with Colliers serve as the listing agents. The building is being designed by Ware Malcomb and built by Lusardi Construction.
BETHESDA, MD. — A joint venture between MRP Realty and Rockpoint Group has secured a $150 million acquisition loan for the Air Rights Center, a 688,717-square-foot office development in Bethesda. The development includes three buildings in the north, east and west towers. The property is 93 percent leased to a diverse tenant base. John Campanella and Paul Spellman of Cassidy Turley represented the joint venture in securing the loan, which was provided by a commercial bank.
NEW YORK CITY — eMarketer, a global information resource on digital marketing, media and commerce, has signed a 53,000-square-foot lease at 11 Times Square. The building is a 1.1 million-square-foot, LEED-Gold certified office and retail tower and is owned by a joint venture of SJP Properties and investors advised by Prudential Real Estate Investors. eMarketer will occupy floors 12 and 14 at the tower. Timothy Dempsey, Roger Griswold and Greg Maurer-Hollaender of CBRE represented eMarketer in the transaction, while Mitchell Konsker and Paul Glickman and Diana Biasotti of Jones Lang LaSalle represented SJP Properties.
NEW YORK CITY — Hines along with partners Pacolet Milliken Enterprises Inc. and institutional investors advised by J.P. Morgan Asset Management have broken ground on 7 Bryant Park, a new trophy-class office tower in Manhattan. The building, which is located between West 39th and 40th streets on the site of the former 1045 Avenue of the Americas, will include 10-foot finished ceilings, full-height clear vision glass and two spacious outdoor tenth-floor terraces. Designed by architects Henry N. Cobb and Yvonne Szeto of Pei Cobb Freed & Partners, the 28-story, 470,000-square-foot steel and glass tower will offer direct and expansive views of Bryant Park as well as the historic New York Public Library. Turner Construction Co., the general contractor, began construction at the end of 2012, and first occupancy is planned for the first quarter of 2015. The project price was undisclosed.

ABERDEEN, MD. — St. John Properties Inc. has completed construction on 6190 Guardian Gateway, a new 75,000-square-foot office building within The Government and Technology Enterprise (GATE) project in Aberdeen. The GATE is a 416-acre business community, and the new building represents the 10th office building completed by St. John Properties in the past three years at the park. The building, currently 35 percent leased, was designed and constructed to achieve LEED Silver certification.
ATLANTA — Indigo Payments Inc., a payment processing solutions company, has renewed and expanded its office lease at 2000 Riveredge Parkway, a 229,948-square-foot property in Atlanta. The tenant expanded from 3,100 square feet on the seventh floor to 8,072 square feet on the sixth floor. Steve Massell of Lee & Associates represented the tenant in the transaction. Cindy Coombs of Newmark Knight Grubb Frank represented the landlord, Rfp Mainstreet 2000 Riveredge.
BURR RIDGE, ILL. — Mars Equities Inc. has signed two new tenants to 150 Harvester Drive, a 107,714-square-foot office building in Burr Ridge. Brookfield Global Relocation will occupy 29,861 square feet of office space within the multi-story Class A building that is part of Estancia Corporate Centre. Additionally, law firm Codilis & Associates signed a sublease from Insure One for 38,341 square feet within the same building.
