HERNDON, VA. — Parmenter Realty Partners has acquired its first asset in the Washington, D.C., area with the purchase of 460 Herndon Parkway, a 205,074-square-foot office building in Herndon, for an undisclosed price. American Fund US Investments LP sold the property, which was 96 occupied at the time of the transaction. The office building was built in 1986 and is positioned in the heart of the Dulles corridor in the Washington, D.C., area. Andre Kinney of Real Estate Capital Partners and Eric Berkman, Steve Gichner and Andrew Asbill of Cushman & Wakefield’s Capital Markets Group represented the seller.

NEW YORK CITY — New York City's Human Resources Administration (HRA) has signed a 20-year lease for 200,000 square feet at The BankNote Building in the Hunts Point section of the Bronx. HRA will occupy three floors of the 400,000-square-foot property, once the location of American Bank Note Co. printing presses that printed currency, postage stamps, war bonds and stock certificates for nearly 76 years. The building owner, Taconic Investment Partners, secured a $17.9 million tenant improvement loan for the HRA build-out, which was provided by Lance Capital LLC.

BETHLEHEM, PA. — Team Capital Bank has acquired Penn Corporate Center, a 74,000-square-foot office building at 3001 Emerick Blvd. in Bethlehem for $11.2 million. Team Capital is a fast-growing state member bank (also known as a de novo bank) that provides traditional retail and commercial banking products, mortgage banking and commercial lending. John Crampsie of NAI Summit represented the seller, GSE Realty East, in the transaction.

NEW YORK CITY — Alterra USA Holdings Limited, a reinsurance and insurance company, has signed a lease for 27,342 square feet of office space at 1185 Avenue of Americas in New York City. The company will occupy the entire 16th floor. Scott Cahaly of Jones Lang LaSalle represented the tenant in the transaction. The building owner, SL Green Realty Corp., was represented in-house by Howard Tenenbaum and Gary Rosen.

DANBURY, CONN. — Regional Hospice and Home Care of Western Connecticut is taking temporary space at the Matrix Corporate Center in Danbury, while its new headquarters is being constructed on Milestone Road, less than a mile from Matrix. The company signed a 10,000-square-foot lease for the next 18 months. Regional Hospice's new, 35,000-square-foot building will include 12 in-patient units, a commercial kitchen, spa, bereavement center, chapel, conference rooms, living rooms and administrative offices. The project is slated to open in the fall of 2014. Hal Kurfehs of Scalzo Realty and Aaron Smiles of Matrix represented Matrix in the lease transaction.

DALLAS — Jones Lang LaSalle has secured a lease expansion at Galleria North Tower I, located at 13737 Noel Road in Dallas. The tenant, EmCare, expanded its lease by 26,891 square feet and now leases a total 109,863 square feet on the 12th and 13th floors. Carl Ewert and Brooke Armstrong of Jones Lang LaSalle represented the tenant in the lease transaction. Trey Smith and Chris Taylor of Cassidy Turley represented the landlord, FSP Galleria North.

HOUSTON — Colliers International will relocate its Houston location to 22,250 square feet of office space, occupying a full floor in the Park Towers North building at 1233 W. Loop South in the Galleria/West Loop submarket in Houston. Colliers International was self-represented by Jay Kyle, principal, in the lease transaction. BEDFORD, MASS. — The Massachusetts Army and Air National Guard have opened the nation's first Joint Forces Headquarters building at Hanscom Air Force Base, located two miles south of Bedford. The 120,000-square-foot office building is Phase I of a two-phase, two-wing, 200,000-square-foot facility. The building will serve as the administrative, war-time and domestic response headquarters for more than 8,000 soldiers, airmen and civilians. CTA Construction Co. built Phase I of the project and Kleinfelder/SEA Consultants provided design services.

BOSTON — Brown Brothers Harriman, the oldest privately held financial institution in the U.S., has signed a 410,000-square-foot lease at 50 Post Office Square in Boston. The company will relocate its 2,000 employees to the new space this fall following substantial upgrades to the interior of the building. CV Properties and Bentall Kennedy acquired the property from Verizon Communications Inc., which previously occupied the space, in 2008.

SUGAR LAND, TEXAS — Colliers International has secured the sale of the two-story, 15,543-square-foot Sweetwater Professional Plaza, an office property located at 4610 Sweetwater Blvd. in Sugar Land. The office property has been fully leased since its construction in 2002.
